Modern Day Power Center

CENTRAL PARK COMMONS
(CPC) in Eagan will not be your
grandfather’s power center. Much
has already been written and
discussed regarding CSMs new
project located on the Northwest
corner of Yankee Doodle Road
and Pilot Knob Road. There are
features within the project that
make it unique, and challenges
the developers overcame to offer
a finished product assured to be
a community landing spot for
decades.
How many developers would put 47
acres under contract to close within
30 days, without contingencies for
zoning and city approvals? The
former Lockheed Martin facility was
purchased by CSM in 2011. The
CSM team balanced their goals with
the city’s, all while aiming to deliver
what the market could support. The
site was purchased four years before
city approval, no doubt with certain
redevelopment goals in mind.
Throughout the approval process,
the company proposed and retracted
at least two different conceptual
plans for a shopping center before
ultimately settling on the final
design currently under construction.
CPC will have an interior design in
similar style of Tamarack Village,
with anchors on the perimeter
facing inward, and restaurant/
service users on the inside. The
goal is to create a “sense of place”
where shoppers and diners will have
a unique experience and want to
come back. These aspects include a
middle village area, restaurant row
backing up to a creek, and enhanced
public areas all aiming to create
a connection to community and
neighborhood. Events will start
and finish at CPC, such as 4th of
July celebrations, 5K runs and other
community events. The buildings
are designed with 4 sided views in
mind, and every building in the
middle village area was uniquely
designed in the spirit of a downtown
commercial district. Slanted parking
in that area might make you feel like
you’re driving through downtown
Virginia in search of a Hanson
brother. With a 50’ grade change
over 1,840 feet, there was a lot of
work involved to balance the site
(CSM’s retaining wall contractor
must love them!). Grade changes of

detriment, but those walls are also a
visual amenity that further make the
project unique.
HERE ARE SOME IMPRESSIVE STATS:
660,000 square feet of office building
was removed including 3 levels
below grade. When they dug it up,
there were 40,000 extra subterranean
square feet that nobody knew
about! All told, 240 tons of Asbestos
Containing Material (ACM) was
removed, 60 tons of aluminum and
58 tons of copper. CSM salvaged
all concrete and asphalt on the site
totaling 100 million pounds, which
was recycled into aggregate base and
put back under parking areas.
The anchor spaces are being built
using architectural pre-cast concrete
construction method. Thin brick is
set in a mold that is manufactured
off site, brought on site in pieces,
assembled, then binded by concrete
mix with field applied stone to bring
depth and accents to each building.
The city of Eagan re-classified the
material to be used for the first time
on a large scale retail development.
Byerlys in Edina was constructed
in this manner and was a major
example to get people excited
about it. Pre-cast construction is
a saver of time and money. It will
be interesting to see if the method
is used more often in retail going
forward (historically it’s been used
for industrial construction of more
generic buildings).
The initial phase of CPC is trending
to be delivered to users later this
summer. Tenants will include
HyVee, Sierra Trading Post, Hobby
Lobby, Marshalls, Total Wine,
HomeGoods, a Fairview clinic, Ulta,
Punch Pizza and R Taco among
others. CSM is in some phase of
negotiations with tenants totaling
86% of the leasable space. When
construction is complete, they are
aiming to be full. n

completion in mid-2017.

Minnesota Marketplace

4 SHAKE SHACK opened its first
location in Minnesota at Mall of
America. The 2,600 sf store opened
in June in the Culinary on North
food court. To reduce its carbon
footprint, Shake Shack sources all
of its beef locally from Revier Cattle
Co. in Olivia, MN.
4 After nearly 70 years on Nicollet
Mall, RUSH’S BRIDAL announced it
will close at the end of the summer.
The Rush family will continue to
own the building and is searching
for a new tenant for the bridal
shop space.
4 Z ITALIANO closed at Southdale
Center after just six months in
business. Zach Saueressig, owner,
cited poor foot traffic for the closure
of the 5,000 sf restaurant.
4 BARNES & NOBLE is closing its store
in the Calhoun Village shopping
center. An article printed by the
Southwest Journal lists a drugstore
with a drive-thru as the replacement
tenant for Barnes & Noble.
4 KONA GRILL opened at Ridgedale
Center in June. This is the 39th
Kona Grill location nationwide,
and the second in Minnesota. The
Ridgedale location has outdoor
patio seating, an indoor exhibition
kitchen, and a sushi bar.
4 LEN DRUSKIN closed its Southdale
store just four months after moving
from the Galleria. President,
Michael Druskin is working to
streamline the brand and stores.
The other four Len locations in the
Twin Cities, as well as the discount
store in Southdale, and the Chicago
store remain open.
4 TORY BURCH will open its first
Minnesota store at the Galleria this
fall. The store will be 3,200 sf and
will be located in Dugo’s former
space. Dugo, which stands for “dress
up, go out,” relocated to the space
right next door at the Galleria.
4 SPORTS AUTHORITY will close all of
its stores nationwide by the end of
August due to bankruptcy. When
the bankruptcy was originally
announced, the sporting goods
retailer only planned to close 140
of its 450 stores; however, they
were unable to find a buyer for the
remaining locations.
4 CARIBOU COFFEE & EINSTEIN BAGELS
opened their second downtown
Minneapolis location in the Wells
Fargo towers. The cafe features
all of the Caribou and Einstein
favorites, as well as an open bar
that is part of a partnership with
Argo Tea. Caribou and Einstein
also announced a signed lease
for The Shops at 1700 mixed-use
development in Minnetonka, which
is projected to be complete in
January 2017.
4 Blue Plate announced signed
leases for the spaces formerly
occupied by Brasserie Zentral and
Foreign Legion located downtown
Minneapolis in the Soo Line
Building. MERCURY DINING ROOM &
RAIL is the concept planned for the
Brasserie Zentral space, and Shindig
Event Center is the concept planned
for the Foreign Legion space. Both
are set to open fall 2016.

The cafe focuses on serving fresh,

well. Kata is open for breakfast,
lunch, and dinner as well as serves
brunch on the weekends.

OSHA, is relocating to Calhoun
Square in Uptown and the space
formerly occupied by Chang Mai
Thai. The current Roat Osha
building located at 27th and
Hennepin in Uptown Minneapolis
will be demolished to make room
for Walgreen’s.

The athleisure industry continues to flourish. Americans spent nearly $44 billion on “active wear” in 2015, up 16% over
2014. Fabletics plans to open 75 to 100 stores over the next three to five years.

MCSA 25th Annual Golf Tournament Recap
It was a beautiful sunny day for the
25th Annual Golf Tournament held
on June 20th. Another great year of
golfing and networking with other
MSCA members and their clients.
WE ARE HAPPY TO REPORT THAT WE
HAD 288 GOLFERS AND 70+ FEATURE/
EVENT HOLE/GREEN SPONSORS FOR THE
TOURNAMENT. We also held our 2nd
annual Bag Toss Tournament in
the afternoon for our non-golfers,
which had another 30+ for a fun
and laid back networking event.
Although nobody won the Hole-InOne contests sponsored by MSCA
this year, it was clear this was a great
addition to our tournament!
The Golf Committee puts a lot of
time and effort into preparations
for the event. We would also like to
recognize and thank CUTTING EDGE
PROPERTY MAINTENANCE as our Golf

q Any size project with a retail component that had unique development issues, site
approvals, technical and financial challenges and/or incorporating sustainable design,
materials or construction techniques.

q Any size project with a retail component that had an identifiable change of use to the
project.
There is no fee associated
with making a nomination.
Upon qualification,
projects are subject to a
fee. Upon receipt of all
nominations and after
qualification, MSCA will
mail final entry forms,
guidelines, judging criteria
and fee information to the
submittal contact.
Awards will be presented
at the STARRSM Awards
holiday party on Tuesday,
December 6, at Golden
Valley Country Club in
Golden Valley.
