To keep with the theme, I’d like to share with you a couple of “coming soon” items I learned while at the Convention. I can’t believe it’s already time to write another article – this past month has been a whirlwind of activity. Your new Boards of Directors are geared up and ready to go for their first meetings (SOMLS November 1 9th at 1 :30 p.m. and RVAR December 6th at 9:00 a.m.). Several of your leadership attended the NAR Annual REALTOR® Convention week before last in San Francisco and brought home a wealth of information and updates that we will be utilizing to lead our organizations in the coming year. Speaking of leadership, for those of you who have been in the business for a while, you probably know the name Paul Tuttle. He was a long time member of the Grants Pass Association of REALTORS® and was our Oregon Association of REALTORS® President in 2003. We are saddened to report his passing this past Thursday. Paul gave unceasingly to our industry and will be sorely missed by all who knew him. Our thoughts and prayers are with his family and friends. A service will be held this coming Friday, November 22nd, at 1 1 :00 a.m. at River Valley Community Church (405 NE 6th Street, Grants Pass). There will be a reception to follow the service at the church. Michel de Montaigne President's Report Barbara Brown We have an excellent organization. I have been thinking quite a bit about my goals for the coming year as your RVAR President. I started out by trying to think of what I thought we needed to “change” in order to improve our organization. The more I thought about it, I realized we are at a great place. So rather than change I believe the question is how can we grow? also want to thank our RVAR Staff for the great job that they are doing for all of us on a daily basis. Last week, at the National Association of REALTORS® Convention I met with other Presidents and President Elects from around the country. I am pleased to be able to tell you that RVAR has already moved above and beyond most of the issues that some Boards are just starting to deal with. to use new programs and products. We will show you have to locate forms that range from the ‘New Agent’ packet to the ‘Credit Card Authorization’ form to the member ‘Change Form’. The first thing that is needed is to log-in to www.roguevalleyrealtors.org. When you do you will see the following: Click on the ‘Documents Online’ button. On the left side of the screen you will see the following menu. Click on the 'Forms' button: You will see the following icon in the middle of the screen: Clicking on the ‘Membership Forms’ icon will lead you to all the forms that are needed that pertain to membership in SOMLS and RVAR. Realist App The Realist app is a good app for the agent that wants the basic tax information of a property while they are out in the field. To get the app you first need to log onto Realist via Rapattoni. On the top right you will see these buttons: Click on Realist Mobile and fill out the fields to sign –up for Realist Mobile. George Canning By Lance Carroll Southern Oregon Multiple Listing Service has a lot of tools for you to expand and grow your business. Here we will highlight some of those tools and explain how they can help your business. We start off with Rapattoni and how it is the glue that secures the relationships between the individual brokers. Then we discuss REALTORS® Property Resource and how it can help the REALTOR® find the best price for their listing. Listingbook is critical when working with buyers and sellers in terms of educating them on the market conditions and available supply of homes. Finally we talk about Listhub and how it gives you control over where your listings are on the internet and infront of potential buyers throughout the world. Rapattoni – The Launchpad The primary purposes of an MLS is to provide authorized Participants with a means of making legally binding unilateral offers of compensation to other Participants; to enhance cooperation among Participants; and to be a facility for the orderly correlation and dissemination of listing information among Participants (both real estate licensees and appraisers) so that they may better serve their clients, customers, and the public. SOMLS uses Rapattoni’s MLS system to help fulfill this purpose. Rapattoni is the starting point that is not only a feature-rich tool in and of itself, but it is what makes the other SOMLS tools and services possible. data. Rapattoni is so featurerich that it would take more pages than we have in this newsletter to go over them all, so we will just highlight a couple of the key ones that you can use every day. the area. The listings show up as dots that are clickable to give basic information and to open a detailed listing page for the property. The added benefit of the Map Explorer feature is you can add point of interests to the map like schools, police, hospitals and golf courses to give the broker or the buyer an idea of what is around the targeted area. You’ve heard us say it many times over the years, that the MLS system is only as good as the information in it. When you have finished compiling the list of properties you can create a report or click on ‘Add to Prospect Cart’ on left and that will send the list to your prospect. The other benefit of the ‘Cart’ is that is allows you to save search results if you have a sudden need to change your focus to another client. The ‘Cart’ is great for storing searches or properties to view upon a later date when time allows. Rapattoni is the system that enables SOMLS to be as effective as it is. However, the ability to search and create reports from the vast amount is data is just the beginning. REALTORS® Property Resource (RPR®) – Finding the Right Price As REALTORS®, you need to be knowledgeable in many areas. Yet, the one area that is vital in helping your client get the best house or the best offer is: knowing the market and how much a property is worth. And that is the strongest part of RPR®. To start off, RPR® has information on over 1 .4 million properties throughout the United States. It is creating partnerships with various MLS’s to get their data and make it accessible to REALTORS® that have signed up. RPR® collects data from over 20 different sources and merges it with data from the local counties and MLS's. All this data is free for REALTOR® members and not accessible by the public. The data is all there on REALTORS® Property Resource and all you have to do is sign up. SOMLS has agreements with RMLS in Portland, MLS of Central Oregon, Klamath County MLS, and Grants Pass MLS to allow users to see each other's MLS data in RPR®. It is not an offer of compensation, but it does allow you access to listed property information in the majority of the state. The part about RPR® that makes it a strong tool for the real estate industry is the REALTOR® Valuation Model (RVM ®). This tool in RPR® gives the REALTOR® the ability to adjust the property according to the information at www. ro g u eval l eyreal to rs. o rg hand. If there is a new kitchen, RVM ® will adjust the price of the home to fit the new data. RVM ® can adjust the price on a home to accommodate many different additions or renovations. If the bathroom, square footage, bedrooms have changed then you can input the information and the RVM ® will adjust the price. The other part of RVM ® which is great for REALTORS® is that you can create adjustment when comparing to similar properties in the area. These searches by the client are saved in Listingbook and the client will get daily updates if any listing falls or moves in the criteria they choose. The types of searches and criteria of the searches that the client has available are similar to those found in Rapattoni. The client has the power of their agent without monopolizing their agent’s time. 12 The beauty behind Listingbook is that the agent will get daily notices from Listingbook about any activity that their client does the previous day. The client creates a new search and then the agent will know.
