Cradled in a curve of the river Rhine, Seestern offers access to some of the city’s most attractive waterfront sites.
The Seestern office zone
Attractive office space, optimum transport links, good infrastructure,
reasonable rents and plenty of parking – Seestern offers it all.
Comprising a total gross floor area of around 520,000 m²,
the Lörick district on the left bank of the Rhine is one
of Düsseldorf ’s largest and most traditional business
quarters.
The core Seestern area consists of the office areas between Lütticher Straße and Brüsseler Straße as well as
to the north of Hansaallee, while the extended Seestern
area includes the site south of Hansaallee between
Prinzenallee/Brüsseler Straße and Heerdter Lohweg
as well as the buildings on Am Albertussee.
Interesting developments in the areas close by, for
example, those on the BelsenPark site or along the
Hansaallee, are also shown in this brochure. There
changes will take place in the coming years that will
radically alter and redefine the face of the whole of
the city west of the Rhine.

established themselves here reads like a ‘Who’s Who?’
of the information and communication industries.
Information technology is a tradition at Seestern: in
1989 IBM opened its first computer centre dedicated
to software here. Vodafone, one of the area’s longest
residents, is now investing in the development of its
new Vodafone Campus (see page 12), underlining the
company’s commitment not only to Düsseldorf as an
information technology and communications centre,
but also to the Seestern business location. In recent times,
in particular, Seestern has experienced an upswing in
the number of new companies from the ICT sector that
are looking to move to the area. Thus, for example,
not far away, in Heerdt, a large new-build with about
20,000 m² of space, in which 1,200 jobs in the region
are concentrated, is being put up for Deutsche Telekom.
Japanese firms are traditionally well represented. Over
the last few years, a number of Chinese enterprises
have also recognised the benefits of the location.
Recently, two major Chinese telecommunications
suppliers, Huawei and ZTE, who switched operations
to Düsseldorf from London and Munich respectively,
have chosen to set up their European and German
headquarters in Seestern. Hisense is another Chinese
organisation who preferred Seestern over the many
alternative locations in the city. New Chinese residents
find it easy to find accommodation at Seestern and
there is even a private casino for them to enjoy.

Only a stone’s throw away from Seestern development likewise goes on:
in the planned Silizium, at 205 Hansaallee, about 14,000 m² of office space
are being created. The Chinese electronic equipment manufacturer Huawei
will concentrate there what were formerly its original three locations. In
Böhlerstraße Deutsche Telekom will
concentrate about 1,200 jobs from
the region.

Since the completion of the A 44 bridge in 2002,
Seestern boasts direct motorway access to the Ruhr
Area and a fast and convenient link to the airport –
yet another considerable benefit for firms based at
the location.
For companies that are dependent on top-quality data
transmission media Seestern is perhaps even one of the
best locations in the city: it was very early on equipped
with its own fibre-glass high-speed networks by the
telecommunications providers resident here.
A special benefit for the companies located here is the
concierge service, unique in Germany, offering a roundthe-clock help and supply service.
The Seestern Office Zone has developed from a purely
owner-occupier location (Horten, Rank Xerox, Stadtsparkasse etc.) into a submarket dominated by office
rentals. The buildings, offering on average between
10,000 and 25,000 m² of gross floor area (GFA), are
of sizes typical of city expansion areas. Accordingly,
companies can easily find larger-scale contiguous rental units or, alternatively, spaces that can be split to meet
their requirements – all of them featuring contemporary architecture and all available immediately. The
rental prices in Seestern are also very reasonable
(see box on page 7).
Seestern has been in demand as an office location for many
years. Its modern architecture, appropriately sized and reasonably priced rental units of 150 m², proximity to the city centre
and excellent public transport links are the distinguishing
characteristics of this submarket.

A number of popular, high-quality residential districts can be found in
the immediate vicinity, and new ones are being built close by. The public
transport links are excellent: there are connections to the city centre every
ten minutes and the travel time to destinations such as the Königsallee or
Central Station is just a matter of minutes. And for those who come in
their own cars there are enough car parking spaces available.
There are all kinds of restaurants and canteens providing food
and refreshment during working breaks, and even late workers
will always be able to find sustenance thanks to the presence
of five hotels offering round-the-clock service. There are
also a number of doctors, chemists, food stores and various other local shops in the immediate vicinity.
Düsseldorf ’s most attractive walking trails lie
along the Rhine and there are fitness studios and a
tennis club just a stone’s throw away.

The beginning
When the Horten retail group erected its head office
here in 1961, it was the first building at this location.
Seestern was planned as the city’s second expansion
area – after the Kennedydamm office zone – in response to urban planners who wanted to ease the burden
that constructing ever more large-scale office buildings
would impose on the city centre. It also made a significant contribution to meeting companies’ demands
for up-to-date buildings and adequate floor space.
However, further development at the Seestern site came
to a halt. It was not until after 1970 that major office
construction projects recommenced, including the
architecturally interesting Rank Xerox head office
and the first two hotels. Typical examples of the development of Seestern from the end of the eighties onwards are the Eurocenters I and II (1988, see map,
no. 15 and 16), Stern-Plaza (1992, no. 13 on the map)
and Hansa Stern (1993, no. 24 on the map).
This set the course for a sustainable and continuous
programme of extension, which was given a further
boost in 1991 when Seestern received its own suburban rail connection. Two buildings from the first
phase of construction at Seestern have been given
listed status as being archetypical of the age and its
forward-looking office building style. To this day,
the former Horten headquarters building (map, no. 1),
one of the first high-rises to feature open-plan offices,
and the Rank Xerox building (map, no. 19) are prime
examples of the high quality of architecture that has
always been a hallmark of Seestern.
The aerial photograph reveals the perfect combination of excellent
transport links and green surroundings offered by the Seestern
business district.
Large-scale owner-occupiers still play a significant role in the
office zone: the headquarters of Deutsche Apotheker- und
Ärztebank
Development perspectives
Since then Seestern has taken off. Between the mid-90s
and the end of 2000 132,000 m² of office space were
completed. From 2001 until the end of 2004 a further
117,000 m² were added. In 2011/2012 building continued apace: about 86,000 m² for Vodafone, about
11,000 m² in Prinzenpark with a new building phase.
A further 10,000 m² are being planned for here. A stone’s
throw further on, in the Hansaallee, new office buildings are going up: the cesario, the Silizium and the
Telekom building. In the closer Seestern zone extensive modernisations in numerous existing buildings
dominate: for example, at Xcite, the former Horten
head office, the Aureum, the WhiteMax and the Haus
am Seestern 24.
From Belsenplatz on along Hansaallee

being built (see pages 16–18).

Vodafone Campus Düsseldorf
Out of all the available possible sites Vodafone chose
Seestern to set up its new German headquarters at. It is
a commitment to Düsseldorf as a business location and
to the business quarter on the left bank of the Rhine.
The new Vodafone Campus with its
nineteen-storey tower and three other
office buildings was completed at the
end of 2012.
It comprises 86,000 m² of office
space. With a total investment volume
of over 300 million euro it was one of
Europe’s biggest real-estate projects.

A new landmark …
Workplace of the future
In the Vodafone Campus that part of Düsseldorf on
the left bank of the Rhine has been given a new landmark. With its 19 storeys and a height of 75 metres
the communication group’s new German head office
is visible a long way off. On the site of the former
Gatzweiler brewery in the city district of Heerdt
the former seven Vodafone sites in the city zone
were combined into a single campus at the end of
2012. From 2013 on 5,000 people will go in and out
every day. The new-build has given rise to changes
in traffic flows in the main highways, which the
Heerdter Dreieck has been converted to cope with.
The new campus will be a prototype for modern
workplace design. In collaboration with those employed at Vodafone a workplace concept was created
in which open-plan and modern spaces are the basis
and offer scope for ideas. The new campus concept
will enable all employees to work flexibly and will
also help achieve a balance between work, family
and leisure time with a children’s day centre, medical
centre, fitness studio and shops right inside the building complex.
… and a mammoth project
Jointly with the Zech Group and the “die developer”
project developers Vodafone has realised about
86,000 m² of office space here. In accordance with
Düsseldorf architects HPP Architekten’s plans an
office tower with three further building blocks and
a high-rise car park were put up in only 27 months.
Some 700 specialists and construction workers worked
daily round the clock at the site, which was among
Europe’s biggest real-estate developments. The start
signal was given on 13th September 2010, a lucky day
for the city, because by signing a more than 20-year
lease agreement Vodafone had made a clear commitment to Düsseldorf as the site of its German head
office. Vodafone, with about 5,000 employees, is not
only one of the city’s biggest employers: the Number 1 in the German mobile telephony market continues to exert by its presence a big pull on international companies in related sectors of the industry,
which have then set themselves up in the immediate
vicinity of Vodafone in Düsseldorf.

On the inside it is a model of the very latest workplace design.

BelsenPark, a new quarter in the heart of Oberkassel
On the disused site of the former Oberkassel goods station a new city quarter,
BelsenPark, is being built. Here living, working, shopping and food services will
soon go hand in hand.
The concept
The site, which measures 15.2 ha, is one of the City
of Düsseldorf ’s most important development zones.

city held an urban planning competition there, on the

a vibrant new city quarter.
An attractive pedestrian zone with shops will complete
the retail offering in the Oberkassel area. The attractive
park, with promenades, play areas and stretches of water,
will be more than 20,000 m² in extent. Initial building
operations for the planned residential, office and business buildings have been under way since summer 2012.

The developers
The developer of the site as a whole is CA Immo, which
was able to acquire further investors: the Klotzbach &
Vogg Company Group based in Düsseldorf acquired
three plots of land for residential (106 residential units)
and retail (space: 6,612 m²) use. The building plots
have building rights for a gross floor area of approx.
46,744 m² (industrial/business, residential, undergound
garage). PATRIZIA invested in 7,577 m² and is creating
12,000 m² of residential space in 83 dwellings. Pandion
is building 154 residential units (see also isometric view
overleaf).

The Seestern office zone
Düsseldorf Seestern location initiative
To represent the interests of the business quarter as a strong community –
that is the task of the location initiative set up in 2010, “more than business”
the new slogan for the quarter’s new face.
Its aim is to contribute lastingly to the strengthening
of the location and to establish the Düsseldorf Seestern
brand nationally and internationally. The initiative
concentrates the interests of its members for the benefit
of the location. As well as implementing communication and marketing measures the initiative plans to
lastingly shape the look of the quarter and further expand the infrastructure at the location. Thus, for example,
true to the slogan “more than business”, food and drink
services and shopping opportunities at Seestern are to
be expanded to give tenants, workers and residents an
even better work-life balance. Also the zone’s links to
the public transport network have already been optimised, while further options in the transport sector
are under consideration. Attractive offerings like the
concierge service, otherwise unknown in Germany,
are meeting with good acceptance amongst workers
and residents alike. The initiative is also giving attention to matters of sustainability and energy efficiency,
which will be implemented with innovative concepts
in the next few years.
