As part of our mission statement, KPRS is committed to “a higher quality environment.” The sustainability of our industry is now closely tied to utilizing emerging technologies and materials that embrace eco-stainable production and construction methods. KPRS is currently working with subcontractors and product suppliers to make our construction sites greener. Here are some aspects we are working on: LEED Accredited Professionals KPRS has many LEED accredited professionals currently on staff to help in the planning, designing, and construction of projects seeking LEED certification. We focus on three main certifications: New Construction, Commercial Interiors, and Core and Shell. Each certification is rated in the following: • • • • Certified Silver Gold Platinum Lead-Safe Certified Firm: KPRS is an EPA certified lead-safe renovator. The EPA launched a consumer campaign to raise awareness of the dangers of lead paint poisoning and encourages consumers to choose only contractors who are Lead-Safe Certified. Electronic Paperless Filing Within the last year, KPRS has moved towards using online electronic files of construction documents, plan sets, and closeout packages. Master copies are stored electronically, and are accessible via the internet, reducing the amount of paper used in the reprinting of large scale documents. As-built drawings are scanned after projects are completed, backedup using secure storage methods, and eventually recycled. Project Closeout Packages Project closeout packages are delivered as interactive CDs or DVDs, eliminating bulky binders and multiple paper copies. KPRS Construction Services, Inc. Reduction of CO2 emissions on jobsites by restricting gas power generators in favor of site electricity. Paul Buse - Division Manager Paul has focused his efforts at KPRS on very complicated retail and special use projects. With 32 years in the construction industry, Paul has built a resume including some of Las Vegas and Southern California’s largest entertainment, hotel, retail and office projects. Paul started with KPRS in 1998 and has successfully completed many important projects for the company. Paul is an integral leader at KPRS, and is recognized for his ability to efficiently manage large project teams.Paul collaborates with clients to ensure services are delivered on-time and on-budget. Stensby - President For 32 years in Los Angeles, Joel has compiled a resume of some of Southern California’s most complicated and significant projects with such successes as Playa Vista, a multi billion dollar, 1,000-acre commercial and residential mixeduse project near Marina del Rey. Prior to KPRS, Joel was the Vice President and Territory General manager of the Los Angeles region for Kajima Construction Services, Inc., Vice President of Construction for Maguire Thomas Partners, a nationwide real estate development firm based in Los Angeles and spent 8 years working with Turner Construction, based in the Los Angeles and Orange County marketplace. Lev Rabinovich - Vice President of Preconstruction With over 35 years of experience in the construction industry, both in California and nationwide, Lev has an impressive and assorted background in commercial, entertainment, institutional, medical, and residential construction. His Preconstruction team, formed from specifically selected individuals, has created an innovative cost management system, which provides clients with enormous flexibility to accommodate any specific requirements within standard estimating reports. Lev has produced a wide array of successful projects as the chief estimator most recently for Kajima as well as Bovis, Ray Wilson, M.H Golden and Turner Companies. Paul Kristedja - Vice President of Construction With over 32 years of extensive experience in industrial, hospitality, public works, entertainment and tenant improvement work, Paul and his team have become known as one of the leading large industrial distribution and warehouse experts. He has completed over 20,000,000 sq. ft. of industrial work and continues to excel in the construction industry. Through his 32 years of experience, Paul continually built upon and developed management systems, techniques and tools, which emphasize consistency, efficiency and accuracy; while maintaining the necessary checks and balances for project operations. KPRS Construction Services, Inc. 4S Commons Town Center 4S Commons Town Center in Northern San Diego County is ground up construction, including all site utilities, core and shell, parking and landscaping and tenant suite build-outs. Tenants include a range of retail destinations, including: Ralphs Supercenter, Bed Bath and Beyond, Panera Bread, Pei Wei, Jamba Juice, Cost Plus World Market,Ace Hardware and Jimbos Market. Location: Rancho Bernardo, CA Owner: Regency Centers Architect: Leidenfrost / Horowitz & Associates, Inc. Size: 26 acres of site area Brea Plaza Retail This renovation of an existing shopping center will be the home to many new tenants including Mother’s Market, Panera Bread, Chipotle, Chick-fil-A, Maki Yaki, Total Wine and many more retail shops and restaurants. During renovation, existing tenants such as Borders, Kinkos, Brea Plaza 5 Cinemas and Lucille’s Smokehouse Bar-B-Que are still in operation and will benefit greatly from the exterior façade upgrades. The adjoining flood channel will be covered to add space for parking and sidewalks. Location: Brea, CA Owner: BOSC Group / Steadfast Companies Architect: Architects Orange. Size: 120,000sf buildings / 675,000 sf site South Coast Collection South Coast Collection is a 288,000 square foot retail center located directly off the I- 405 freeway in Costa Mesa. The project was designed by Ware Malcomb and has a construction value of $1,150,000. The center is enhanced with lush landscaped pedestrian areas and water features. Location: Costa Mesa, CA Owner: Burnham/Ward Properties Architect: Ware Malcomb. Size: 288,000 sf Signature Center Signature Center is a Retail Shopping Center located in the rapidly expanding Inland Empire, where the I-15 and I-10 intersect. The project consists of 3 concrete tilt-up buildings, one 90,000 sq. ft with the other two 5,000 sq. ft. each. Tenants include The Alley, Mel’s Diner, Angelos Bridal, Bank of America, Tai-Pan Trading and othe retail/restaurant shops. The extensive sitework includes ample parking lots and site landscaping, including a fountain. Location: Rancho Cucamonga, CA Owner: Cal Development, LLC Architect: HPA, Inc. Size: 101,575 sf Haven & Town Center This retail center anchored by Team Physical Therapy is a part of a 1,320-acre master planned community of Terra Vista. The 12,915 square foot center is located in Rancho Cucamonga and was designed by Nadel Architects, Inc. Location: Rancho Cucamonga, CA Owner: Church Haven Company Architect: Nadel Architects, Inc. Size: 12,915 sf Spectrum Towne Center Phase I II II The Spectrum Towne Center is located in Chino, California and included three phases of construction. Phase I included improvements for the 76 acre site. Phase II encompassed the construction of seven retail buildings, Groups I, II and III. Each structure used concrete masonry units in random color patterns with intricate architectural details for storefront entries. Phase III included all of the offsite improvements for the project. Tenants include Walmart Supercenter, Sam’s Club, JoAnn’s Fabrics, Nordstrom Rack, Big 5 Sporting Goods, Pier 1 Imports, and other retail/retaurant establishments. KPRS is building the 5 building, 35,000 square feet premium shopping center. The design and construction of the site includes high-end finishes and building details, extensive site amenities, water features and fountains, pavers, floral trellises, and green landscaping. Shops Oak Creek The Shops at Oak Creek retail center is a 5 building, 35,000 square foot premium shopping center, anchored with a new 13,000 square foot Trader Joe’s grocery store. Other tenants include Jenky’s Cafe, Panda Express and Urban CafeThe design and construction of the site includes high-end finishes and building details, extensive site amenities, water features and fountains, pavers, floral trellises, and green landscaping. Location: Agoura Hills, CA Owner: Adler Realty Investments, Inc Architect: Van Tilburg, Banvard & Soderbergh, AIA Size: 35,000 sf / 5 acre site BlowLux Blow Dry Bar Blowlux is the original luxury blow dry bar that offers full service blowouts, spa nail treatments and premium makeup artistry. KPRS completed the Blowlux salon interior improvement at the Playa Vista village retail center. The finishes included coffered hard-lid ceilings, pendant lights, custom workstation millwork and birch wood flooring throughout. No haircuts, no hair coloring only blowdrys is the latest trend in salon fashion and KPRS Construction helped build the owner’s vision for this cutting-edge fashion location. Location: Playa Del Ray, CA Owner: Blowlux Architect: Johnson Fain. Size: 27,045 sf Café Solé Café Solé is the new restaurant and sundeck addition to the famous Glen Ivy Hot Springs Spa in Corona, CA. The facilities, located adjacent to the new locker room addition, is 8,000 square feet of relaxed dining, complete with palm trees that grow through the first floor ceiling, to the sun deck above. A new wirlpool hot tub and elevator access completes the second story sun deck. Location: Corona, CA Owner: Glen Ivy Hot Springs Architect: T.S. KPRS completed improvements which included the main sales area, pet bathing and grooming area, aquariums, dog adoption center, play area, as well as a vet service area complete with surgery and x-ray rooms. Location: Pico Rivera, CA Owner: Vestar California Architect: Architects Orange Completion: Date June 2012 Size: 118,250 sq ft Genki Sushi at Main Place The Genki Sushi at the Main Place Shopping Center is a new location for the largest sushi chain in the world, Genki Sushi. With several locations in Hawaii, this new location adds to their U.S. presence by being the first to open in California. The chain is known for conveyorbelt sushi and low prices. This build out included new wall partitions, wall coverings, conveyor-belt through dining and kitchen area, ceiling and floor treatments, MEP utilities, new display cases and cash-wrap area, kitchen partition and preparation area, creation of an exterior patio and a dining area. Location: Santa Ana, CA Owner: Genki Sushi USA Inc. Architect: Nick Adachi Architects Value: $700,000 Completion Date: January 2012 Cost Plus World Market KPRS Construction completed the retail build-out for the Cost Plus World Market at 4S Commons. In addition to the construction of the shell, the interior work included motion activated storefront entrances, lighting, offices and stock rooms, retail cash wraps, and product displays. Location: Rancho Bernardo, CA Owner: World Market Architect: LHA Architects Size: 18,000 sf Creekside Retail Development New construction of two (2) retail building with a total of 14,624 square foot and a 71 stall parking lot. Location: Santa Ana, CA Owner: Arnel Group Architect: Architects Orange Size: 14,624 sf Shanghai & Mein Restaurant The Shanghai & Mein Restaurant was a complete build out of a new full service bar and restaurant. The restaurant features a customscurve bar as well as custom mahogany millwork booths. Atop each both are silk and bamboo screen walls. The walls are made of limestone and the floor is adorned with integral color concrete. The restaurant has a full kitchen with a 6,000 BTU Wok stove, as well as a secretive elevator. Location:Universal City, CA Owner: Universal Studios/Seagrams Company Architect: David Kellen and Associates Total Wine & More Total Wine & More, known as America’s Wine Superstore, is a specialty wine, spirits and beer retailer. The newest edition, located in Brea, California, is one of over 73 locations nationwide. The store features specialty mill work including a temperature-controlled humidor, along with walk-in commercial refrigerators and custom retail shelf lighting. Location: Brea, CA Owner: BOSC Group / Steadfast Companies Architect: Architects Orange Size: 18,000 Sf Citibank Portfolio Description: The Citibank portfolio work started with the construction of a “ground-up branch” and it was completed in an unprecedented time frame on an accelerated schedule. General features are standard banking amenities including safety glass, lounge areas, large workstations and retail displays. Location: Twenty Southern California Branches Owner: Citigroup – Citi Realty Services Architect: Ware Malcomb Ace Hardware KPRS Construction completed both the building shell, and the retail build-out of the ACE Hardware in Rancho Bernardo. The project was part of the 4S Commons Retail Center project. Interior scope for the store included back offices and stock rooms, motion activated storefront entrances, retail cash wraps, lighting, paint and flooring, as well as product shelving. Location: Rancho Bernardo, CA Owner: ACE Hardware Architect: LHA Architects Size: 12,000 sf Porcelanosa Tenant improvements to Porcelanosa include a world class showroom remodel that features a custom acoustic tile ceiling to deliver an unrivalled elegant showcase floor. Other installations include custom tile work, brand signage, flooring, restroom facilities and specialty column cladding fishings. The scope of work included the commercial kitchen installation, specialty wall covering and tile, high-end wood floor covering and specialty pendant lighting. The build-out was accomplished in six weeks. Location: Norwalk, CA Owner:Insite Realty Advisors Architect: Design for Restaurant Plus, Inc. Size: 1,000 Sf Party City The tenant improvements for this new, 15,000 square foot Party City retail location in Moreno Valley included the installation of new floors, mechanical systems, lighting and drop ceiling installations, front cashwraps, security systems, changing stalls, restrooms, a new back office, and warehouse finishes. Location: Moreno Valley, CA Owner: PCMV, Inc. Architect: Architects Orange Size: 15,000 sf Jerry’s Famous Deli The Jerry’s Famous Deli project, located at the famous Universal Citywalk, involved a complete build-out of a new restaurant. Jerry’s Deli is an unusual fast food deli style restaurant with a wide variety of menu items. The job included mahogany millwork, as well as a front circular entry and full kitchen services. LLC Size: 26,000 sf Houston’s Restaurants The Bandera restaurant project in Brentwood, CA, a subsidiary of Houston’s restaurants, involved selective signage upgrades, as well as refinishing to the main lobby and kitchen areas. The Cowboy Seafood Restaurant Project in Newport Beach, a subsidiary of Houston’s Restaurants, involved the remodeling of 1,200 Sq. Location: Ontario, CA Owner: Zelman Gateway Partners, LLC Architect: Perkowitz + Ruth Architects Size: 43,604 sf Bed Bath & Beyond KPRS Construction completed both the building shell, and the retail build-out of the Bed Bath & Beyond in Rancho Bernardo. The project was part of the 4S Commons Retail Center project. Interior scope for the store included back offices and stock rooms, motion activated storefront entrances, retail cash wraps, lighting, paint and flooring, as well as product shelving. As part of our activities during the preconstruction phase, we will continuously monitor the progress of the design and immediately flag any deviation from the Conceptual Estimate resulting from each issue of the drawings and specifications. Design Development Estimate This estimate will be based upon a detailed takeoff of the final design development or preliminary drawings. It will be prepared with sufficient detail to provide a thorough review of the various design elements and will facilitate changes, substitutions or reductions of current design should this prove necessary or desired. This estimate will verify that increases in project cost are either not occurring or adjusted through value engineering process. Construction Documents Estimate This estimate will incorporate a detailed contract estimate for each of the various items of work. It will be summarized in accordance with the procurement plan of contract packaging and will be based on an analysis of the construction drawings and specifications, a detailed quantity survey of the materials required, and carefully appraised unit prices for labor and material. It will provide the final check on the budget and can serve as the basis of a contract . KPRS Construction Services, Inc. Construction Market/Analysis As part of our preconstruction services, we analyze construction market factors that impact the construction of the facility. We will specifically analyze: • • • • • Current availability of skilled subcontractors who can provide their services. Availability of specialized craftspeople. Projections of future construction work loads. Local labor conditions, including the capability of local business enterprises. Management and financial capability, quality and workload of potential bidders. Based on this market analysis and our analysis of the overall project requirements we will develop a list of qualified subcontractors. Preconstruction Services Technical Services Bid Procedures Value Engineering Studies To procure the requisite trade-by-trade subcontracts, we will prepare bid packages and utilize the following: • Define the scope of work to be included in each bid package and review the bid package for completeness of that scope. • Solicit bids from a minimum of three (3) preapproved subcontractors. ––Completeness of the scope not only compared to target budget and schedules, but also as it relates to other bid packages. ––Adherence to the overall schedules of the project. ––Elimination of ambiguities in defining the bid package and clarification of confusing areas • Prepare bid comparison sheets and review all bids with the Owner or the Owner’s Representative An important activity during the preconstruction phase is “Value Engineering Studies”. Historical Data Throughout the preconstruction process our team will evaluate the current project with historical data from similar projects in size and scope. With over 100 years of cumulative experience between the principals of KPRS, we have a comprehensive and reliable database of historical experience to base our historical cost analysis. KPRS Construction Services, Inc. The value engineering process will identify areas where significant contributions can be made to reduce costs, speed construction and enhance the project’s value. This will be achieved through meetings and discussions with the client, architect, and engineers, discussing alternatives with the specialty contractors, investigating current market trends, extensive reporting and regular feedback to the project team. When appropriate, detailed reports and recommendations will be produced so the architect and the owner can consider the implications of the options and make the proper decisions. This documentation is one of the forms of continuity we will bring to the project. In all cases we look for possibilities to improve quality, expedite schedules, or optimize costs For the analysis of major building systems and subsystems, we along with the team members, will use life cycle cost analysis and recommend those systems that most closely meet your requirements for first cost versus life cycle cost. Construction Services Construction Approach Construction Approach Once established, the agreement will form the basis to proceed with the construction services. The following outline is a brief summary of the methodology KPRS will follow to execute a project. During the construction phase, KPRS will provide all services as necessary. Our team will manage all conditions of the site from safety, to security & jobsite cleanliness as well as any other unique conditions the project, landlord, or tenant requires. The following items are also critical to a successful construction project and will be provided by KPRS. General Management and On-Site Staff KPRS will provide a project manager and superintendent staff at the job site for the coordination and initiation of the work. KPRS’ personnel are accustomed to dealing with the management of subcontractors, whether it is in the field or at an off-site facility. By securing the commitment of our subcontractors senior management, our team will ensure the client receives the finest field and office staff available. Our team will constantly review the adequacy of each subcontractor’s supervision, personnel, equipment and the availability of necessary materials and supplies. When inadequate, our team will direct the necessary action to be taken by the subcontract involved. Our team will establish, implement and maintain procedures to assure coordination among the architect, consultants, subcontractors, all local municipal authorities, governmental agencies, utility companies, etc., who may be involved in the project. KPRS will prepare and develop a detailed onsite record keeping system. Such records shall include, but will not be limited to, daily logs, progress schedules, manpower breakdowns (daily by trade), financial reports, requests for information, shop drawing logs, etc. In the event that an interpretation of the meaning and intent of the contract documents becomes necessary during construction, our team will ascertain the architect’s interpretation and transmit such information to the appropriate subcontractor(s). KPRS Construction Services, Inc. Our team will hold weekly job meetings with the owner’s representatives, subcontractors, architects and other necessary parties to discuss procedures, progress, problems, scheduling, and open items. Our team will assist the owner in obtaining the general building permits and Certificates of Occupancy as required, and will coordinate the obtaining of all legally required permits, licenses and certificates. We will assemble these documents from the contractors and deliver them at the completion of the work. KPRS will coordinate all work until final completion and acceptance of the project by the owner, including a comprehensive final inspection to ensure that the materials furnished and work performance are in accordance with the contract documents. Our team will develop a checking and testing procedure to ensure that all systems are adequately tested and balanced prior to their acceptance. KPRS will make recommendations, as necessary, for the development and administration of an effective labor and community relations program for the project and for avoidance of labor disputes during construction. Changes in the Work Our team will coordinate all testing provided by others, as required by the technical sections of the specifications, and as required by the building code. Our team will keep an accurate record of all tests, inspections conducted and test reports. Our team will coordinate the services of professional engineers, engineer-of-record and the architect, as required by the building codes, for work, if any, that would be performed for the owner directly. Coordinate Shop Drawings Submissions KPRS will receive and review for compliance with the contract documents all shop drawings, materials and other items submitted by the subcontractors. Requests for approval from subcontractors, delivery schedules, material lists, shop drawings, samples, plus more, will be commented upon and submitted to the architect for concurring approval. Approvals of technical adequacy of shop drawings and samples will remain the duty of the architect.KPRS will oversee the submission of all shop drawings, composite shop and coordination drawings, brochures and material samples, and instruct the subcontractors that submission shall comply with project requirements. Comprehensive Safety Program KPRS will compile the safety program developed by each subcontractor and will prepare and submit to the owner a recommended comprehensive Safety Program, which complies with the requirements of Occupational Safety and Health (OSHA), as amended. During construction, our team will monitor compliance by each subcontractor with its contractual safety requirements, and in collaboration with the project personnel charged with monitoring fire and safety regulations, will correct any deficiencies. KPRS Construction Services, Inc. KPRS will establish and implement procedures for controlling and processing change orders that will satisfy the Owner’s requirements. Our team will maintain adequate cost accounting records with respect to portions of work, if any, performed on a time-and-material, unit cost or similar basis which require the keeping of records and computations. Proactive Scheduling Achieving predictable project outcomes is a process that depends on current and accurate information, communication, and teamwork. At KPRS, we strive to great lengths to produce an initial target schedule incorporating requirements from all parties including: owners, designers, contractors, suppliers and end users. This establishes the baseline schedule that serves as a measuring point for the entire project. By focusing on the initial scheduling plan we can minimize potential problems that may impede progress. We use Primavera, the most comprehensive scheduling program available, as our scheduling software. The Project Team will review the 14 day look-ahead schedules weekly during the subcontractor’s and owner’s coordination meetings. The schedule will be used as a tool to discuss deliveries and installation sequences. Any problems or issues will be addressed accordingly and the schedule will be adjusted to reflect the changes, if necessary. The Project Team will update the Current Schedule and review it against the baseline schedule to identify potential conflicts or impacts due to the latest adjustments. The schedule will then be discussed with the Owner and Subcontractors in order to review possible solutions to minimizing impacts and methods of taking proactive steps necessary to ensure that the project will be delivered on time and on budget. Construction Services Construction Approach General Requirements and Special Construction KPRS will provide items as required by the project for clean-up, hoisting, temporary facilities, protective field offices and field telephone for the use of owner representatives and their consultants. Our team will provide adequate personnel to supervise those items and will constantly track and report on related expenses. Close Out the Project At the proper time, our team will coordinate with the architect the preparation of a punch list indicating the items of work remaining to be accomplished and will ensure that these items are completed in an expeditious manner. Our team will prepare certificates of substantial and final completion, as required, and will assemble all guarantees, warranties, etc., as required by the contract documents, and will forward them to the owner, certifying that they are complete and cover all work as required. Our team will coordinate and expedite the preparation by the subcontractors of operating manuals and similar instructions. Our team will obtain the architect’s approval to ensure that they are sufficiently comprehensive and will forward them to appropriate personnel. KPRS Construction Services, Inc.
