Whilst most retirement village providers are only relatively new to the industry, the founders of Renaissance have been
pioneering retirement communities for over 30 years, the first village dating back to 1976. However 1992 marked the
start of the well known Manor Group brand. This successful retirement village business was sold in late 2006.
The Victoria Point village was retained from the sale and became the founding village of the new Renaissance brand.
Phase Two of the Renaissance Retirement Living village layout is subject to change as prevailing conditions necessitate.
Renaissance Retirement Living has no control over the mix of shops, cinemas and restaurants in the areas surrounding the village.

When complete, our Village will consist of 350 independent living villas with a variety of spacious architecturally
designed styles, spread across 50 acres of landscaped bushland. Renaissance Victoria Point boasts first class

range from support in cleaning, food preparation, transport etc through in-Unit care and medical services, to
personal assistance in accessing high care in your preferred facility, or at Marebello (previously known as Rosevale
Court) located next door to Renaissance Victoria Point.
Many services are supported by Government funding, while some services attract a charge. Where charges apply,
they are usually paid by the resident direct to the service provider.

TRANSPORTOur village bus supplies residents with transport to shopping centres in alternate
suburbs on a weekly rotation. Our bus also takes residents on a variety of special

is close to the village front gate.

Frequently Asked Questions
Moving to a retirement village is a lifestyle decision. Understandably, most people will look at it as a major step. In fact,
once you make the move you will find that your lifestyle is enhanced by a freedom that allows you time to do the things
you want, with the physical and financial constraints of a larger house becoming a thing of the past.
The advantage of being part of a defined community adds to the appeal of village living, where the opportunity to meet
and socialise with new friends and acquaintances with similar interests is greatly increased. Having said that, it is your
own choice to partake or simply enjoy the privacy of your villa. Security is another plus because not only will you feel
safer, you can leave your home knowing it will be protected while you travel.
When choosing a retirement village many things need to be considered, including whether you need to be closer
to your family or friends, if the village is nearby facilities such as shopping, medical, hospital and public transport,
if assisted services are available when required and if the villa features are designed to make life easier for you.
The main thing is – don’t leave your decision until it’s too late to make your move – start your research and think
about what your future needs and wants might be right now!

What is a Renaissance Retirement Village?
Renaissance Retirement Villages are housing developments designed specifically to suit the wants and needs of the
over 60’s. Renaissance Victoria Point is located close to a major shopping precinct and cinemas with medical and
hospital facilities nearby.
When is the right time to make a move into a Retirement Village?
We find that most of our residents look to move into our villages when one or both of them has retired and they are
planning their future to ensure they make the most of this time, with its unlimited options. Our villages are designed to
meet all of our residents’ accommodation, social and recreational needs. Living in a community of like-minded people
with similar interests and hobbies often provides residents with a new outlook on life.
What are the most common reasons people move into a Retirement Village?
The reasons people choose to move into a retirement village are many and varied. Friendship, community, security,
low maintenance, the opportunity to lock up and travel knowing your home will be safe, access to care and support
if required and resort style facilities are just a few incentives.

Who manages Renaissance Retirement Villages?
Management of the Renaissance village operations is the responsibility of Bayside Village Management Pty Ltd.
What if I need to sell my home before buying into a Renaissance Retirement Village?
We expect people to have to sell an existing property before moving. Our Sales Team can help you avoid two moves
by assisting you to move directly into your new villa from your existing home when at all possible.
Will I own my villa?
Renaissance villas are sold as leasehold tenure. The lease term prevails for the life of the resident, or until the resident
surrenders the lease to reside elsewhere.
What are the costs associated with moving into a Renaissance Village?
You will pay the Ingoing Contribution amount relating to your villa, the legal fees associated with the preparation and
registration of the lease documentation, your own solicitor’s fees plus any costs associated with gas, electricity and
phone. If you have chosen to use a car or van parking bay within the village you will be responsible for paying a
security deposit.
Will I be required to pay stamp duty when I purchase a villa in a Renaissance Retirement Village?
Under current legislation, leases are exempt from stamp duty. Renaissance villas are sold as leasehold therefore you
are not liable to pay stamp duty.
What happens if I have an accident or get sick?
You need only to press your emergency call button and a dedicated call centre will contact our on-call staff
member who will arrive to render assistance. Should you require medical attention, he can arrange for you to be
taken to hospital.
How is a lease treated in relation to the age pension under the assets test?
A lease is treated in the same way as if you owned the title to the property, providing it is your permanent residence.
Circumstances will vary and you should contact Centrelink to confirm your own position.
What if I need home care or domestic help?
At Renaissance we can assist you with access to a range of services to make remaining in your villa a comfortable and
happy experience. This applies in both day to day living or if you require assistance while suffering a temporary setback.
Do I have to take out insurance?
Building insurance is covered in the village policy liable by Renaissance and payable in the regular maintenance fees.
However you will need to take out your own household contents insurance.
Will my villa be looked after while I am away?
Your gardens will be maintained as usual by our grounds staff. If you require maintenance to your private courtyard
garden, this can be arranged.
Will I be responsible for maintenance of the villa building?
You will only be responsible for maintaining the inside of your villa and your private outdoor area.
The rest of the outside, including gardens, is maintained by Renaissance.
Will I be able to stay in my Renaissance villa as long as I choose?
In most cases yes, except where there are extenuating circumstances such as the need for specialised high care.
Can I make improvements or changes to my villa after I take up residence?
Renaissance allows minor changes to be made after you move into your villa however before making these changes
you must seek the written approval of management by filling out the relevant form.
How do I pay my monthly service fee?
At the time you take up residence in your villa you will be provided with a direct debit form – you will need to complete
and return this form to us. Prior to your account being debited each month, we will issue you with an invoice as a
reminder of the amount that is to come out of your account.
Will my independence and privacy be respected?
In a Renaissance village your independence and privacy are paramount. An array of activities is available within the
village however it’s entirely up to you to partake in as few or as many as you’d like. Alternatively you may choose the
quiet privacy of your own villa – the choice is at all times yours.
Will my villa have an emergency call system?
All Renaissance villas are equipped with an emergency call system. The community Leisure Centre also has a system
with strategic points located throughout the building.

Can I bequeath my leasehold tenure to a family member?
No, the lease is not transferable. Only those whose names appear on the lease are allowed to reside full-time in the villa.
Are there any caravan parking bays available in a Renaissance Village?
Renaissance has a limited number of caravan parking bays available within the village, as well as a larger number
in an off-site location. Please ask our Sales staff for details.
Are pets permitted in a Renaissance Retirement Village?
Renaissance will allow you to keep a small dog, a cat or a bird under controlled conditions provided they don’t
create any problems for other residents. We understand the comfort and companionship a pet can provide.
Will I be able to have friends or relatives stay with me in my villa?
Yes. You will need to notify us in advance if you want a visitor to stay overnight or up to 3 weeks. For longer periods
you must seek our prior written approval – this also applies for any period where the intended visitor is under the age
of 18 years.
Can I have access to the Internet and Foxtel if I want it?
Yes. Internet connection is something you can arrange with your service provider. For Foxtel connection, you merely
need to seek the written approval of management by filling out the appropriate form.

Renaissance can help make the process easier.
Selling your house can be a frustrating process. Once you’ve decided to sell your house, the quicker you are able
to sell the better it generally positions you for preparing for your next home. Renaissance is happy to provide you
some objective input to assist in preparing your house for sale. Our staff would be happy to give you some ideas for
your house.
While Renaissance is unable to provide advice, we are willing to assist with some gardening and presentation ideas.
The following is a listing of items that should assist in the process of selling your house. These won’t necessarily
guarantee the sale of your house, but should assist you in the process.
Listing for sale
1. Request interviews from 3 local agents – you interview them
• Record of sales by agent similar to your property – photos and prices
• How long the agent has been in the industry
• How many buyers they have on their database
• Recommended list price for your home and why
• Commission they charge
• How will the property be advertised, who pays and what is the cost
• Recommended method for selling your house, eg open house, auction, etc

The selling process made easy
– Preparing for listing
1. Ensure first appearances from the street provide a “WOW” factor
a. Prepare a list of questions for the interview –
b. Ask them to prepare you a written proposal to act as agent to sell your house
• Include advertising and costs – define websites used
• Agency agreement
a. Paintwork is sharp and fresh
• Commission confirmation
b. Gardens are neat and alive
• Term of agreement
c. Lawns are green and freshly mowed
• Number of days notice to terminate – maximum 30 days
d. Bushes and hedges are trimmed
• Signage at your house and agent’s office
e. Fences and gates are in good working condition with no broken panels etc
• Style recommended to sell – inspections, open house, tender, auction, etc
f. Front door entry way is appealing and inviting
• Include a copy of an agency agreement.
g. Roof is clean – it may be advisable to have your roof cleaned and re sprayed if it looks really dull
h. Clean driveways and footpaths with high pressure cleaner.

2. Make the inside feel inviting and comfortable
1. Set a realistic sale price based on agents recommendations
2. Set an upper price and a lower price in your mind – tell no one the lower price
3. Ask yourself if you are serious about selling – would you accept your lowest price if that was the first offer?
a. Place unwashed clothes in a basket in the laundry
b. Make all beds. A cushion and bed cover will help
c. Place some flowers strategically through the house
4. The first offer is often the best offer so consider it well
d. Turn bed lamps on during inspections
5. Ask for all offers in writing
e. Ensure all toiletries are neat or in the cupboard in each bathroom
f. Close toilet doors and ensure the toilets are fresh smelling and clean
6. Give yourself 24 hours to consider offers – speak to our staff to see how this price works with your
intended unit. We may be able to provide some options
g. Avoid leaving kitchen utensils on the sink. Ensure all dishwashing is done
h. Have a jug of brewing coffee or fresh home cooking happening during inspections
7. The best price may not be the best offer. Check the list of special conditions which may include
some of the following –
i.Provide enquirers a plan of the house and yard to take away. Place it on the kitchen bench
This helps them remember your house.
3. Make the yard look neat and cared for
a. Time of settlement period – 30 days is usual
b. Inspections – pest, building – these are usual
c. Finance – 14 days is usual, who is proposed financier
a. Ensure the pool water is clean and free from leaves etc
d. Subject to special approvals which could take a long time
b. Ensure outdoor furniture is tidy and enhances the outdoor area
e. Subject to sale of another house
c. Ensure all fences are in good repair
d. Ensure garden sheds are neat and doors are closed.
