Three buildings make up the Our Lady of Mercy campus at 2425 West 11th Street in
Tremont. The repurposing of these three buildings, from a closed parish to a business
headquarters, is setting an example in city development both locally and nationally.
The church, which was established in 1922, served the Catholic American-Slovak
community. In 1926, an eight-room school was built for the congregation. Later in
1958, the third and final building
was built to serve as a rectory.
The parish worshiped here
until the Diocese of Cleveland
closed the church as part of a
reorganization plan in 2010.
Now in 2015, these three
buildings are rich in Cleveland
history and are a shining
example or reinvention in urban
development.
The 30,600 square foot
complex is now home to MCM
Company, Hermes, Historic
Preservation
Group,
and
a soon to be named fourth
tenant.
MCM, a real estate
development company that
specializes in historic renovation
projects, along with Hermes
Cleveland, a sports and events
management firm, agreed to
purchase the property from the
Diocese of Cleveland. MCM
President, Melissa Ferchill, had
repurposed churches previously
under Historic Tax Credits and
saw Our Lady of Mercy as a
new project as well as a new
home.
Ferchill’s vision came to fruition
and now the 4.8 million dollar
project is eligible for both State
and Federal Historic Tax Credits
providing a combined $1,550,000
of equity to the repurposing of the
buildings. MCM is excited to now
call the old rectory home after years
in the Historic Warehouse District.
“Tremont provides quality of business
life to the employees who work
here,” said Ferchill. “There is easy
access to the freeways which is
incredibly convenient to the staff that
comes from all areas of the city,” she
continued. MCM searched over two
years to find a location that offered
accessible parking, and highway
accessibility, but thankfully were not
alone in their pursuit.
Neal Neroni, President and Owner
of Hermes was also looking for a
new home along with his Financial
Manager and Ferchill’s husband,
Nick Swingos.
The partnership
in purchasing the church was a
simple decision due to the already
established relationship between the
two businesses. After calling St. Clair
home for several years, Hermes will
now be located on the first floor of the
old school. According to Neroni, “The
staff is thrilled to have access to great
restaurants and the opportunity to run
during lunch.” Neroni also hopes the
move brings even more exposure to
their base of racers that already call
Tremont or Ohio City home. Hermes
now enjoys calling Tremont home, but
they weren’t the only other company
to impact this project.
The Historic Preservation Group,
an architectural firm that works
closely with Historic Tax Credits,
similarly saw Our Lady of Mercy as
a new home and a project worth the
effort. The HP Group is also partly
owned by Ferchill and moving from
the Western Reserve Building to the
newly repurposed church proved to
be another easy decision. Heather
Rudge, Historic Preservationist, saw
this move and partnership as a way
to visibly exemplify the possibilities of
historic buildings and neighborhoods
like Tremont.
“This is a success
story,” said Rudge. “This vacant
church, now repurposed, is bringing
jobs and people.” Rudge believes
this project can be educational to
other churches around Cleveland and
other cities nationally.
Also included in the project is an
addition of more than 50 parking
spots, fob entry to the buildings,
and the basement of the school
has been transformed into a shared
conference room and exercise room
for all employees. This project has
been enthusiastically received by
the community. The repurposing
also received support in the form of
a $40,000 Planning Grant through
Tremont
West
Development
Corporation and $700,000 from
the City of Cleveland’s Vacant
Property Initiative Loan Program.
With these incentives and the
vision of local businesses and
development companies, Tremont
is setting an example in urban
development by appreciating history
and repurposing for the future.

2012. The result of the vote was that
the Annual Meeting has been moved
from the cold month of January to the
warm month of May. The date of the
Tremont West Annual Meeting will be
Thursday, May 28th. You only need to
fill a membership card out once, and
then you are a member for life as long
as you remain a resident or designated
business representative of Tremont.

Eligibility for Membership
Membership
is
granted,
upon
completion of a membership card and
verification that the applicant is:
A.) A person eighteen (18) years of
age or older, who owns real property or
resides in the Membership Area; or,
B.) A business that is located in the
Membership Area.
A “business” includes but is not
limited to the following legal entities:
Nonprofit Corporation, Limited Liability
Corporation, Corporation, Partnership,
and Sole Proprietorship.
A business that is eligible for
membership is required to designate
one (1) representative to act as
the voting member. An individual
designated as a voting member by a
business is not eligible to be a voting
member as an individual who resides or
owns real property in the Membership
Area.
Affiliated Businesses are eligible
for only one membership. “Affiliated
Businesses” are businesses located in
the Membership Area that are under
the control of the same person or entity.
Control is ownership of more than 50% of
the business. Paid employees of TWDC
are not eligible to be voting members.
Membership remains in effect until:
1) an individual member changes his
or her residence address or dies; 2) a
business member changes the location
of its business or ceases operations.

Clark Avenue TLCI (Transportation for Livable Communities Initiative) Update
Tremont West Development Corporation, in partnership with Stockyard-Clark-Fulton-Brooklyn Centre Development Office
has received a grant from the Northeast Ohio Areawide Coordinating Agency (NOACA) to hire a consultant and complete
a Transportation for Livable Communities Initiative (TLCI) plan for the Clark Avenue corridor. The plan will include Clark
Avenue from West 3rd Street to West 65th Street. Tremont West and our partners from Stockyard and the City have come
together to hire Behnke, Inc. as the consultant to complete the plan.
This TLCI plan will help guide future development plans for the Clark corridor while creating a more livable, pedestrianfriendly way of life. We have had three community meeting thus far. These community meetings have been a way for Behnke
to receive input from the community on how they would like to see Clark Avenue in the future. From all three community
meetings, Behnke is putting together their draft report which will be available on our website by the end of February. Also
on Tremont West’s website you will find the most recent PowerPoint from the last community meeting. Please review the
link and Behnke is accepting input from the community until March 6, 2015. If you have any questions or comments, please

Tremont Healthy Corner Store is Expanding to
Mother of God of Zyrovicy
New Locations!

Mother of God Zyrovicy marks what was once a Byelorrusian
immigrant neighborhood. The greater Tremont area is still
considered to be the center for much of the religious and
social activity for the Byelorussian community and the
church is still instrumental in these cultural and religious
events.
The Mother of God of Zyrovicy, Byelorussian Autocephalic
Orthodox Church was founded in 1951 to serve the
Byelorussian immigrants who arrived in Cleveland following
World War II. Since most of the immigrants lived in the
neighborhood, the parish held its religious services and
other activities in a variety of local and public facilities prior
to the completion of the present church in 1960. Over sixty
families donated to the construction cost.
The Tremont Healthy Corner Store Initiative pilot has expanded to two additional stores! In addition
to Tremont Convenience, Abbey Market and Professor Market, Hanini’s Market (3203 W. 25th St.) and
Caribe Bakery (2906 Fulton Rd.) now offer a consistent selection of fresh fruits, vegetables and other
healthy items! Be sure to stop in at one of these locations for your future produce needs.
The building components are symmetrically organized on
an east-west axis. The paneled entrance door, stainedglass windows, and mosaics in the tower above the front
entrance provide a decorative quality. The rounded arches
above the windows and corbel detailing on the side wings
suggest a Romanesque influence. Overall the mass of
the central entry form appears too large for the size of the
church and the Cross of St. Euphosyria of Polatsk that caps
it, but it is an interesting eclectic composition.
The community has demonstrated a strong positive response since the kick-off event in May and the
early successes of the initiative have been recognized numerous times by the Cleveland Plain Dealer.
The Healthy Corner Store Initiative has also seen success with the educational programming that has
been and will continue to be offered to the community. Stop by the Jefferson Branch of the Cleveland
Public Library to check out the Healthy Living Display. Also, mark your calendar for the next FREE
Healthy Cooking Demonstration which will be held at Pilgrim Church on Saturday, March 7th at 11:00 am

Tremont Home Safety Improvement Program. This
program will provide a match for funding for home
safety improvements for Tremont and Duck Island
homeowners. In order to qualify for the program,
a homeowner must schedule an in-person home
safety audit with a Cleveland Police Officer. Home
safety audits are a great way to find low-to-no cost
ways in which you can better secure your home. To

Scranton Southside Historic
District Update
On Tuesday February 17th, a public meeting was held at Gruss Hall to discuss the Nomination of Scranton
Road as a National Historic District. Presentations were given by Barb Powers from the State Historic
Preservation Office, and Historic Preservation Consultants Wendy Naylor and Diana Wellman. After
much due diligence, Naylor and Wellman have completed a comprehensive nomination of the district and
submitted it to the State Review Board for consideration. On March 27th, the Ohio Historic Site Preservation
Advisory Board will decide whether or not to endorse and support Scranton’s inclusion on the National
Register of Historic Places.
From there, the nomination will then be sent to the National Park Service for Determination of Eligibility. If
all goes well, Scranton Road will be listed as a National Historic District by this time next year. This exciting
project provides official and detailed recognition of the role that Scranton Road and its environs played in the
story of Cleveland’s development. The nomination enables the neighborhood to continue to celebrate and
preserve the rich and unique history of the Scranton Corridor.

What to Expect in Tremont and Elsewhere
in 2015
The year 2015 will be a BIG year on the
George V. Voinovich Bridge project! The
biggest impact will be to I-71 outbound
motorists as crews replace the I-71 north and
south bridge decks over I-490. The current
three lanes of I-71 southbound will be reduced
to two lanes for a period of no more than 200
days. There is currently one lane northbound
and this will remain the same. Traffic will also
be shifted throughout the project as we work
on one side and then the other.
In Tremont, motorists and residents should
expect short-term closures of Starkweather,
Kenilworth, Abbey and Fairfield as crews
construct steel girders for the new overpasses
overhead. In addition to overhead steel work, crews will work to
completely reconstruct Fairfield Avenue in the area between the first
new bridge and Scranton Road. Fairfield may be closed during this,
so stay tuned for future updates!
Downtown motorists will experience closures on roadways like
Ontario and East 9th Streets as the project team works to build new
overpasses to carry I-90 over these roadways; and reconstruct the
roadways in the area south of the Innerbelt.
We apologize for the noise!
We understand some Tremonters may be hearing the noise from
our Downtown demolition operations (over 3,000 feet away!) during
the overnight hours. Unfortunately, it appears that noise may be
carrying across the river valley, which is certainly unexpected and
unintended.
Our team works hard to minimize noise and disruption, but the
Downtown work must be performed during overnight hours as
daytime or peak hour closures would greatly impact traffic operations
around the city. We are currently working to demolish the old ramp
bridges that formerly carried E 9th and Ontario Streets to I-77 and
we need to close the roadways during the overnight hours in order
to perform the work.
The work should be complete within the coming weeks, but in the
meantime we appreciate your continued patience and apologize for
being noisy neighbors these past few weeks!
Please keep in mind this is an active construction zone and stay
safely away.
Remember: Getting to Tremont is still easy using the new Abbey
loop ramp. However, the W 14th Street entrance ramp to I-90 east
is now closed until the second bridge is complete.

duct to the back of his eye. No one now knows why or what he was trying to prove by this risky behavior.
Lucas Hnath has used this weird factoid, along with actual historical events and a whole bunch of madeup stuff involving Isaac’s sort-of fiancée and a startlingly lecherous Sir Robert Hooke, to create a highly
original and truly quirky look at what drove the brilliant but troubled rural farm boy, Isaac, to become one
of the modern world’s greatest thinkers.

“Block Club Happenings” is compiled by Tremont
West staff with direct input from Block Clubs.
Auburn-Lincoln Park
Auburn -Lincoln Park Block Club held a brief business
meeting on Monday, February 16th. Andrea Lynn of Kollective
Studio is looking to move from her W14th Street location to
Kenilworth Avenue in the vacant Churned Space. (Churned
& Cookie and a Cupcake are merging into one space so
current space will be vacant) She will need a variance for
the move. Membership asked her at the January meeting
to follow-up with neighborhood Churches, the Ukrainian
Museum, & Schools/Day Care. Following these discussions
and after gaining support, Andrea returned to the block club
to update us and seek support for the variance. Members
voted to support the variance request and write a letter of
support to the Board of Zoning Appeals. The membership
recognized the work and leadership of two past CoChairs, Kerry Capwell and Frank Tkacz, with signed Thank
You cards and the gift of Target gift cards. Following the
business meeting, the membership enjoyed a post-holiday
or Valentine’s gathering at Bac Asian American Bistro. The
block club supplied hearty appetizers, and Bac offered drink
specials. Several individuals donated raffle items including
several restaurant gift certificates and a gift basket. The raffle
of these items and the 50/50 raffle raised $376 which will be
donated to help neighbor, Paul Dlugos, with expenses, after
the sudden and unexpected death of his father, Karl Dlugos,
in late December. Niki Zmij and Chick Holtkamp of The
Climbing Sanctuary LLC (seeking to locate at Zion United
Church of Christ) attended as guests, and have requested
time on the block club’s March meeting agenda. Membership
in Tremont West Development Corp. and voting in its Annual
Meeting in May is encouraged. If you are not already a TWDC
member, this is a great opportunity to sign up! There is an
April 1st deadline to sign up for membership in order to vote
at the TWDC Annual Meeting in late May. For membership

Central Tremont
Our block club met on Tuesday, February 3rd at Press Wine
Bar. We began by discussing old business. Members reached
out to Commander Terry of Post 58 to follow up on points
brought up at January’s meeting by a resident. Commander
Terry said that he would be happy to come to March’s meeting
to talk about the club and its activities. He also generously
offered the Post as a meeting space for future meetings. Ann
Marie shared an update about the I-CAN school. She had been
in touch with Principal Weeks at the school and spoke with her
about teaming up with the Block Club to clean up the block
club area during this year’s RiverSweep and throughout the
summer. Principal Weeks plans to join us for a meeting closer
to RiverSweep, which occurs in May. She also committed to
reassigning a teacher to monitor the bus stop located near
the school, as the teacher who was assigned to that task has
been on extended leave. We appreciate Principal Weeks’
continued support and accommodation. We then briefly
reviewed the 2014 Food Drive Challenge. 2014’s drive was
the most successful and Central Tremont came in second
place with 993, closely behind North of Literary. Neighborhood
food pantries were very appreciative of the donations. Thanks
again to all of those who donated! Our first guest – Sammy
Catania, Tremont West’s Director of Development – was
introduced and shared a list of homes that are in the process
of being built or renovated within Tremont and Duck Island.
There are a total of 58 newly constructed homes that will be
completed within the next 12-14 months, representing over
$22 million in new investment and approximately 120 new
residents. There will also be 35 rehab projects at rental units
within the neighborhood taking place within the next 12-15
months. These investments represent approximately $2.3
million. Wesleigh Harper of Maker Architects also joined us to
present a proposed renovation for the house located at 909
College Avenue and answer any questions from members.
The existing house is only 14 feet wide so several additions
will be made to the property while trying to maintain as much
of the profile of the original structure as possible. Maker is
hoping to break ground in March, if everything is approved.
The two variances being requested for the property are the
size of the side yard and the rear yard, as they are not large
enough in relation to the height of the main building. The
variances were put up for a vote and unanimously approved
for a letter of support. Lynne Nowel of our membership was
nominated to serve as Co-Chair along with Ann Marie for
2015. Lynne is a semi-retired labor attorney who has lived
in Tremont for the past 3 years. The group took a vote and
approved the new Co-Chairs. Dave Slanina also offered to
stay on as the Secretary and was approved. We thank Dan
Leamon for his service and leadership as a Co-Chair over
the last 2 years and look forward to working with the new
officers in 2015. Dan Lotz of the Tremont History Project
shared flyers about a free screening of The Deer Hunter at St.
Theodosius on February 21st. The Tremont History Project
will also be gathering residents’ memories and stories about
the filming of the movie as a way to compile an oral history
surrounding this event. Lastly, our Community Organizer
Lindsay Smetana detailed upcoming Tremont events in

Duck Island
The Duck Island Block Club met at St. Wendelin’s on February
3rd. Discussion was held on a mural which is being proposed
on the Lorain Carnegie Bridge, on the small strip of Lorain
Inside Tremont
that continues north of the bridge. Several artists are being
considered and co-chair Cami Thompson is in the process
of applying for a grant through Neighborhood Connections.

Residents also discussed the possibility of a community
volunteering project, such as a clean-up along the hill
beside West 17th Street. We had a guest speaker, Mike
Koski, chair of the Safety Committee at TWDC. He informed
residents of a free safety audit which is available through
the Cleveland Police Department. If interested, contact

some other safety concerns including broken street lights,
and informed members that a surveillance camera was
scheduled to be installed at West 19th and Abbey by the end
of the construction on the new innerbelt bridge. At the March
3rd meeting, we will receive a presentation on the proposed
Forest City Brewery project to be located on the two corners of
Columbus Road intersected by Freeman Avenue. Following
a presentation on the brewery and proposed parking plans, a
vote of support to the Board of Zoning Appeals is requested.

Lincoln Heights
The Lincoln Heights/Scranton-Starkweather Block Club
will be on Tuesday, March 10th at Pizza Pan (2401 Scranton
Road) from 6:30-8:30pm. Josh Rosen from Sustainable
Community Associates will be presenting renovation plans for
the Ohio Awning & Manufacturing Company, and Chef Anna
Harouvis will be giving an update on her wonderful Good to
Go Café located in the Fairmont Creamery. Ann Marie Riley,
who is on the Tremont West Nominating Committee for the
Board, will be letting members know about the upcoming
Tremont West elections in May and explaining how to run for
their Board of Directors. We will also meet the new Second
District Community Relations Liaison, Michael McDonald.
Councilman Cimperman and several Department heads
from the City of Cleveland are also scheduled to attend. So
our next meeting will be jam packed with great news that
will impact the Tremont community in a positive way. Stay

In our February meeting, HBR-MCC members met Michael
McDonald, the new Community Relations Committee
Representative for the 2nd District (mmcdonald2@city.
cleveland.oh.us, 216.664.3293), who invited us to the first
Second District Community Relations Committee meeting of
2015, which was held on February 10th at the Applewood
Center’s Jones Home Campus, featuring an important
discussion and demonstration of the new Body Cameras
by the Cleveland Police. The Second District Community
Relations Committee meets every second Tuesday at
7:00 pm. Mr. McDonald also discussed his role in the
development of the upcoming consent decree, and the
opportunity for public input through East Side and West
Side Cleveland meetings soon to be scheduled. In a safety
discussion, residents complained of an unsafe lack of snow
removal on multiple block club streets. Steve introduced a
new Porch Light Initiative for the block club that will help keep
our neighborhood better lit and safer for walking at night.
Members learned about a new $250 mini-grant program
available to neighborhood groups through Cleveland
Neighborhood Progress (www.cle.npi.org). The block club
had an update on our gardening programs, our acceptance
into the Summer Sprout program, and the availability of
space for approximately 12 more gardeners. For more
information on how to join in on our gardening efforts within

at go.tutut@gmail.com. A spring cleanup was discussed
for April, which may include Cleveland business community
volunteer labor. Members discussed several suggestions
for neighbor-initiated efforts to compensate for apparent cuts
in city services. A resident submitted a signed petition to the
block club asking for a move of the Christmas Story Run route
to avoid inconveniencing residents along the route, and the
block club sent a short survey to petition-signing residents.
As the block club hosting the run, HBR-MCC will work to
resolve resident complaints regarding street closures along
the heavily-attended Tremont run in upcoming meetings.

Ali Faraj, the owner of the Aragon Ballroom located at

series of three Clark Avenue community meetings was held
on Thursday, February 12th, at Pilgrim Church. At this last
community meeting, the project consultant, Behnke, Inc.,
provided a draft report that they have come up with using the
community’s input they have received. This presentation is
a draft so participants may still provide input through March
6th. If you live, work, shop, or worship along Clark Avenue,
please stay informed about issues along the corridor and let us know
possible improvements to Clark Avenue (from Quigley Road to W.
65th Street) streetscape, infrastructure and transportation that you
would like to see as the process unfolds! A public meeting for the
proposed Scranton Road Historic District designation was held on
Tuesday, February 17th at Gruss Hall. All homeowners/stakeholders
in the designated area received letter notification. For more details

on p. 4. Ongoing discussion on proposed block club Bylaws will
continue in the springtime with adoption of Bylaws proposed for 2015.

At our second meeting of 2015, held on February 17th, the
membership met with Jesse Grant and Aaron Taylor, Vision LLC, for a
proposal on “Tremont Black” - a proposed 8 unit condo development
at the corner of Fairfield and W. 10th Street (the former gas station
site & adjacent empty brick apartment building). Following the
presentation, discussion was held about parking (each unit will
have two car garages), permeable stone and greenspace, height
and density, and site views from neighboring buildings. Following
discussion a vote of support for the project and requested variances
was moved, seconded, and passed with no dissenting votes and
several abstentions. Joining us at the meeting to discuss safety
concerns were Patrol Officers Tracy and Groellner and the new
representative of Community Relations Department for the 2nd
District, Michael McDonald. Community Organizer Scott encouraged
membership in Tremont West Development Corp. and voting in its

The membership heard a presentation by Lane and Casey Graor
of CNG Construction on a proposed design for a garage renovation
and rooftop deck at 841 Starkweather Ave. (owned by SOJ residents
Rachel Slosberg & Mat Coolidge). After a full discussion of the project
and questions from those in attendance, the membership voted
to support the project’s variance requests by a 13-0 vote with one
abstention. A letter of support to the Board of Zoning Appeals will
be issued. A Site Plan and a Letter of Nonconformance (variances
requested) is available through the block club Co-Chairs or through
Scott at Tremont West. The membership was encouraged to participate
in the Tremont Montessori School’s Public Meeting on Tuesday,
March 24th to discuss new construction or renovation options and the
Public Meeting (Tuesday, Feb. 24th) to discuss the Clark Field Total

Recreation Bowling League, presented by Ohio
Savings Bank at www.tremontwest.org.
Bowling takes place at The Corner Alley in
Downtown Cleveland at 402 Euclid Ave. (at the
corner of Euclid and East 4th Street). Bowling
begins on Saturday, April 11th and runs every
Saturday through May 2nd. The league is open
to children ages 6-10 and parents/guardians
are welcome to stay each week to cheer on
participants!
Two sessions of bowling will be offered. If the
session you request is full, we will get in touch
with you to see if you would like to participate in
the other session.
Session 1: 9:15am sign-in, participants bowl
from 9:45am-10:45am with a free pizza lunch
afterwards.
Session 2: 10:30am sign-in,
participants bowl from 11am-12pm with a free
pizza lunch afterwards.
Cost: $20 per child. Need based financial
assistance is available. Please fill out the
appropriate information on the form to receive
assistance.
