Sembler Acquires
Nokomis Village Shopping Center
O
ver the last 49 years, The Sembler
Company has developed, leased and
managed millions of square feet of quality
shopping centers for 3rd party owners
throughout the Southeastern United States.
In Florida alone, Sembler is responsible
for management of 37 properties totaling
5,300,000 sf of retail space in Florida alone.
One of these centers is Nokomis Village
on US 41 and Laurel Road in southern
Sarasota County. Sembler has managed
and leased the center since 2005 for owner
Cofinance Group who has offices in New
York, Luxembourg and Paris. The 135,000 +/sf center was built in 1978 and is anchored
by Publix and Beall’s Outlet with small
shop tenants including Subway, Anthony’s
Ladies Apparel, Salt Water Café, Ophelia’s
Restaurant, Suncoast Communities Blood
Bank, Village Pharmacy of Nokomis and a
variety of other tenants.
When longtime anchor Publix was due for
lease renewal, Sembler’s development and
leasing team negotiated a new lease which
includes demolishing the existing store,
rebuilding Publix a new store and upgrades
to the entire center. The Publix store will be
the chain’s latest prototype and will include
additional offerings and features to serve
the growing market.
With the new Publix lease and plans
for the center’s redevelopment in place,
Cofinance Group put the center up for sale.
The Sembler Company won the bid for
purchase and went under contract in
September 2011. “We’re excited to step
into an ownership role at Nokomis to fully
realize the value that we have seeded in
our leasing and management role.
Redeveloping the center and delivering
the new Publix store will solidify Nokomis
Village’s position as the leading
neighborhood center in the market”
according to Ron Wheeler, COO. “Our
ability to underwrite the deal and attract
investment capital in a short time frame
gave us the edge necessary to win
this opportunity in a very competitive
environment. Many thanks go out to Wells
Fargo Bank, who is playing a unique role
by providing both traditional debt and an
equity investment into the project, and
for their confidence in Sembler’s ability to
deliver results” added Sean Davis, VP
Investments.

years ago, Sembler pursued and won the
3rd party leasing and management for
Nokomis, increased the center’s value by
renegotiating the Publix lease on the
owner’s behalf and became a natural
buyer. We are looking forward to re-leasing
this shopping center with the brand new
Publix.”
Plans are currently under development
and construction is expected to commence
in the first quarter of 2013 and will take
6-8 months to complete. All tenants with
the exception of Publix will remain open
during construction. Sembler’s Florida
Development team led by Josh Beyer, VP
Development will oversee the project.

Brookhaven Update

A
ll five anchors at Town Brookhaven in
Atlanta are now open.
#3 in the Atlanta market for showings of the
new film “Moneyball.”
Town Brookhaven, a 460,000 s.f. mixed
use development in the dense and affluent
Buckhead market of Atlanta, recently
celebrated the openings of LA Fitness
Signature Club at the end of August and
Cobb Cinebistro in October. They join
Publix, Marshall’s and Costco.
Adding to the dinner and a show
equation are some of Atlanta’s most desired
restaurants including Flat Out Crazy
Restaurant Group’s 17th location of Stir
Crazy, Fresh Asian Grille. Olive Bistro, a
Mediterranean Restaurant opened in early
October and joined Which-Wich, Swirll
Yogurt, and The Cup, a gourmet cupcake
café. Additional eateries opening this fall
include BUA Thai & Sushi, Newk’s Café,
Marble Slab Ice Cream, Café at Pharr, The
Flying Biscuit, There Restaurant and the
first Atlanta location of Tre’za Pizza. The
Olde Blind Dog Irish Pub is expected to
open before St. Patrick’s Day and several
Publix opened their first, “hybrid” concept
in Atlanta in April .The chain chose Town
Brookhaven to be the first location to
debut their new store — a mixture of a
traditional grocery concept with their
Greenwise Market. The 56,000 sf store
offers natural and organic products along
with traditional grocery items. Customers
can also shop on-line and pick up their
groceries curbside.

Sembler Completes
Construction on Three Walgreens,
more Build-To-Suit Projects Under Development
S
embler’s Build-to-Suit Division recently
opened two Walgreen’s projects in
Tampa, Florida and one in Mississippi,
and has several other projects under
development.

background in commercial real estate
brokerage and also as real estate attorney
gives Sembler an edge in negotiating
contracts and securing sites.
The first is a recently completed 13,324
sf Walgreens at South Dale Mabry and
Bay Vista in South Tampa and a 14,820 sf
Walgreens on Fletcher and Bruce B. Downs
in Tampa.
During 2011, Sembler also finished and
sold 2 Walgreens in Louisiana in the cities
of Amite and Lafayette.
In Mississippi, construction was recently
completed on a 13,650 SF free-standing
Walgreens in Columbia. The project is the
5th Walgreens developed by Sembler in
the state. Sembler’s expansion efforts into
Mississippi have been led by Sembler
In addition to drug stores, Sembler has
several other Build-to-Suit projects under
development including an Advance Auto
Parts store at Fletcher and Ola in Tampa,
Chase Bank and McDonalds at Roosevelt
Boulevard and US 19 in Largo and a WaWa
Gas Convenience in Brandon. Sembler is a
preferred developer for the Walgreen’s chain
and is also a preferred developer for WaWa
in the State of Florida.
To date, the Build-to-Suit division has
developed more than 200 projects including drug stores, banks, restaurants, gas stations and other retail, totaling more than
2,000,000 sf.

Sembler Named
Top Retail
Developer in
Atlanta
for the
11th Consecutive Year
A
gain this year, The Sembler Company was named “Atlanta’s Top
Commercial Retail Developer” by the Atlanta Business Chronicle.
This recognition, based on square feet of retail space developed, has been
bestowed on Sembler for the 11th consecutive year by the venerable Atlanta
publication.
Atlanta developments include TOWN / Brookhaven, The Prado, Canton
Market Place, Cumming Town Center, Deerfield Place, Henry Market Place Phase
III and Westside Crossing.
In addition to pure retail developments, Sembler is known for mixed-use
development, combining retail, residential and office space. “We are proud to be
at the vanguard of ‘smart development’ in the region,” according to Jeff Fuqua,
President. “Our projects often revitalize the targeted areas of development and
spark additional developments in their immediate surroundings as well.”

he Sembler Company’s mantra is to
leave communities better than you
find them. Not only do we develop quality
shopping destinations to enhance the
community’s they serve, but Sembler
associates give back and help improve their
communities with a variety of volunteer and
mentoring programs.
Earlier this year, Meredith Hoffman,
Human Resources Director, launched a
periodic “Lunch and Learn” program that
would provide educational and community
outreach opportunities. The series has
resulted in improving skills as well as
increasing involvement in volunteering
initiatives.
• Big Brothers Big Sisters
This national program helps children
achieve success in school, helps them avoid
risky behaviors such as getting into fights
and trying drugs and alcohol, and helps
them improve their self-confidence. It pairs
mentors with children in need and helps
them reach their potential by providing
advice and inspiration. Meredith Hoffman,
Helen Camp, Janine Smith, Serina NguyenHo and Tonya Keith are Big Sisters in the
In-School program where they meet with
their little sis at her school for an hour each
week to help with homework, socialization
and friendship. Big Sisters Jackie Alvarez,

participate in the community base program
by spending time twice a month with their
little sisters by engaging in a variety of
social activities and providing friendship
and guidance.
• Making Strides for Breast
Cancer
Whitney Rosser, Property Manager serves
on the committee for this annual 5k walk in
Vinoy Park St. Petersburg. This year she was
joined by Sembler associates Jackie Alvarez,
Becky Tarkow, Michelle McIntosh, Helen
Camp, Meredith Hoffman, Tonya Keith,
Sandra Josephs, Deann Lazzari-Wojcicki
and Debbie Fineran. The team sported
bedazzled, and feathered pink bras and
contributed to the event total of more than
$131,000!

Each year the “Bosom Buddies Forever”
team treks new terrain in their endeavor to
walk 60 miles to raise funds and awareness
in the fight against breast cancer. Since the
team was formed in 2006 their efforts have
included the annual Walks, an annual golf
tournament, jewelry parties, and a pottery
Girl’s Night. To date the team has raised
over $100,000 for Susan G. Komen! Komen
for the Cure is the world’s largest grassroots
network of breast cancer survivors and
activists fighting to save lives, empower
people, ensure quality care for all and
energize science to find the cures. Thanks
to events like the Komen Race for the Cure®
and the 3-Day for the Cure, the organization
has invested more than $1.9 billion to fulfill
its promise, becoming the largest source
of nonprofit funds dedicated to the fight
against breast cancer in the world.
• Florida English Bulldog Rescue
Jackie Alvarez, Benefits Specialist has
been volunteering with Florida English
Bulldog Rescue for several years. Jackie
works at fundraising and adoption events
each month and also fosters dogs in her
home in an effort to help place them in
their forever home. You can catch Jackie
many weekends with a bulldog in her lap
or on a leash as she tirelessly works to help
raise money for veterinary services and to
match dogs with the right family. She is
rewarded with slobbery kisses and the
gratification that she has helped save
many from euthanasia in local shelters.

• Walk to End Alzheimer’s
• SPCA Pet Walk
Heather Cook, Director of Accounting/Tax recently participated for her 15th
consecutive year in the 21st annual 3k
SPCA Pet Walk. To date she has raised an
estimated $9,000 with proceeds directly
supporting the SPCA mission to rescue,
rehab and re-home more than 12,000
animals each year. This year’s event saw
more than 10,000 paws and 3,000 walkers
hit the pavement in south Straub Park and
raised an astounding $206,000 exceeding
its goal of $175,000 in the fourth largest
event of its kind in the U.S.

Ron Wheeler, COO was Team Leader and
also the top fundraiser in the September
Walk to End Alzheimer’s. The event is held
in cities across the country and Ron and
his team participate in the Tampa walk
each year to raise money and awareness for
Alzheimer’s. This year’s team included Chad
West, Tonya Keith, Michelle McIntosh,
Helen Camp, Meredith Hoffman, and
Serina Nguyen-Ho who each contributed to
the event total of nearly $100,000.
• Georgia Ovarian Cancer Alliance
(“GOCA”)
fice, volunteers with the Georgia Ovarian
Cancer Alliance. Jim’s mother, Virginia
Ackerman, was an ovarian cancer survivor
from 1996 until her passing in 2010. She
served as President of the Georgia Ovarian
Cancer Alliance “GOCA” as well as the
National Ovarian Cancer Alliance. She
helped hundreds of women deal with the
disease during her lifetime and GOCA has
a courage award named after her that it
gives out each year. In honor of his mother
and all the women and their families that
have been affected by ovarian cancer, Jim
provided pro bona legal services and has
assisted with fundraising for GOCA.
