Bratislava is located in the south-western part of Slovakia and was
built on both banks of the Danube River. The city consists of urban,
central areas with cafes, shops and restaurants and the Old Town with
its charming squares and narrow streets.
Bratislava, or Pressburg as it was formerly known, has for centuries
been an important business centre in Europe. In 1918, at the end of the
First World War, Bratislava was included in the newly formed Republic
of Czechoslovakia. Then in 1993, the city became the capital of the
independent country of Slovakia.
Bratislava is not only the political and governmental centre of the
country, it is alsothe cultural and educational capital of Slovakia. The
country’s main universities are located there as are the main cultural
landmarks such as the National Theatre and the Slovak National Museum. Festivals and exhibitions also take place regularly in the capital.

Bratislava can basically be divided into two areas; the modern centre and the old-town
centre. The modern part surrounds the Old Town which is located around the Primate’s
Palace, home to the signing of the Pressburg Peace Treaty between Napoleon and
Emperor Franz Joseph in 1805.
Not far from the Palace is the original City Hall along with the Franciscan Church,
the oldest church in Bratislava, dating back to 1291. An important reference point in
the city centre is also Michael’s Tower (see picture), the only tower remaining from the
original fortification around the city.
Above the Danube and the Morava rivers is another famous landmark, the Devin Castle.
Considered one of the most important archeological sites in the whole of Slovakia,
excavations date back to the V millenium B.C. The castle was an important strategic
point of the Hungarian Monarchy and later home to some of Bratislava’s richest families.
Four years after Napoleon signed the Peace Treaty in the Primate’s Palace, the Devin
Castle was blown up by his soldiers, but it has been partially reconstructed.
It’s also important to mention the Bratislava Castle (see picture), located on a hill just
above the city. Previously serving as a frontier post for the Roman Empire, the castle
has been rebuilt several times since the 9th century. A fire in 1811 destroyed the entire
castle, however, between 1952 and 1962 it was reconstructed, and presently houses
several museums.

City Areas
Bratislava is divided into five districts. Most expats prefer to live in the first district, which is close to
the Bratislava Castle.
Bratislava I - covers the historical city area of the city and is the favourite neighbourhood for expats living in Bratislava. The area
mostly consists of large houses with gardens and good parking facilities. A residential area home to the staff of serveral embassies, it
is considered safe and family friendly. It is within easy reach of the centre of Bratislava and public transport is quite frequent. The
most popular areas are Palisády, Mudroòova, Zámocká, Slávièie údolie, Bôrik, Fialkové údolie, Na Hrebienku and Drotárska cesta.
Several of these areas offer a beautiful view to the Bratislava castle, or the open valley overlooking the river Danube. Another popular
area is the one surrounding the Slavín monument, the private residence of the Slovak president, ambassadors and important Slovak
cultural and political people. A recommended neighbourhood within this district is the quite residential area close to Horský park – the
Forest Park, which is one of the most beautiful parks in Bratislava. The Old Town itself also offers attractive housing areas, however,
the many pubs and restaurants make it a busy and less family friendly area to live in.
Bratislava II - covers the east and southeast part of the city including city areas such as Ružinov, Vrakuòa and Podunajské Biskupice.
The best residential area is Ružinov, which is well connected with the city centre. Housing mostly consists of small detached houses
and a few larger family homes. The nicest area is the one around lake Štrkovec.
Bratislava III - covers the north and northeastern part of Bratislava including Nové mesto, Raèa and Vajnory. The best residential
area is Nové mesto, specifically Kramáre, which is partly situated on the initial part of the Malé Karpaty mountains. Kramáre is a
family friendly area with detached houses with gardens. Public transport is also good. One of the most fashionable areas is on the
Koliba hill, with a beautifull view overlooking the city.
Bratislava IV – covers the western part of the city including the city areas of Karlova Ves, Dúbravka, Lamaè, Devín, Devínska Nová
Ves, Záhorská Bystrica. Karlova Ves and Dúbravka mostly consist of apartments, while Lamaè offers mostly detached family houses.
The most attractive areas in this district are Devín, Devínska, Nová Ves and Záhorská Bystrica. All of these areas are former villages,
which are now part of the city. These areas are considered quiet and green. Particularly popular is Devin with its houses located near
the Devín castle, as well as the rivers Danube and Morava with its beautiful views of the Austrian countryside. Similarly, Devínska
Nová Ves is very close to Devín, surrounded by beautiful views of the Danube and Morava rivers. Strmé vàšky in Záhorská Bystrica
is a new and exclusive residential area, often referred to as the Beverly Hills of Bratislava.
Bratislava V - covers the right river bank and the largest part of Petržalka. The district is made up of the following city areas: Petržalka,
Jarovce, Rusovce, Èuòovo. Petržalka has the largest apartment complex in Slovakia, with almost 130,000 inhabitants. The standard
of housing is lower than in several of the other areas although it offers housing opportunities with green surroundings.

Airport Information
Bratislava has one main aiport, the Bratislava Airport (BTS), situated approximately 9 kilometres northeast of the city centre.
The airport serves both domestic and
international flights. The airport has
modern facilities similar to those
found in other European countries
with duty-free shops, a bank, ATM
machines, post office, restaurant, bar,
snack bar, 24-hour flight information,
24-hour luggage depot, 24-hour
tourist information, 24-hour first aid,
facilities for the disabled and car hire.
TAXI
Taxis are also available from the airport
and take approximately 15 minutes to
arrive in the centre of Bratislava. It is
recommened to book a taxi by phone, as
prices may vary. If you take a taxi from
the taxi rank, or from the street, it is
more expensive.

BUS
Buses connect the airport to the city
and the travel time is approximately
30 minutes. Bus 61operates from the
Central Railway Station Bratislava
to the airport from 05:00 till 23:00
every day, departing every 10 minutes
during peak hours, otherwise it leaves
every 20 minutes. The price of the
ticket is 18 Sk (valid for 30 minutes
- 45 minutes during weekends). Any
luggage is charged as an extra 7 Sk.
A combined ticket for one person and
luggage costs 26 Sk. Ticket machines
are situated at most bus stops. Please
note that tickets cannot be bought on
the bus.

Banking
Banks are usually open from Monday to Friday from 8.00 to 17.00. On Fridays, banks may
only be open until 14.00. Banks located in shopping malls, are usually open on Saturdays
and Sundays.
OPENING UP A BANK ACCOUNT
In order to open up a bank account, expats are only required to provide a copy of their passport ID. There are no other special
requirements for foreigners wanting to open an account and have access to normal banking services.
Foreigners who have a Residency Permit have the advantage of also being able to ask for loans and credit cards. Credit cards are
available provided that the account holder’s salary goes directly to the account in the Slovakian bank.
All the major banks offer the main credit cards such as American Express, Visa, Diners and Mastercard, in addition to debit cards.
Traveller’s cheques are accepted in most major banks.

There are also several other smaller film festivals in Bratislava, organized by foreign cultural institutes or film clubs. Most of these
films are shown in original language.
Most theatre plays are shown in Slovak language, although there are occasional guest theatre companies playing in their native

English, is unfortunately, not widely spoken in Slovakian hospitals and most expats in Bratislava
prefer to use private clinics rather than the public medical system.
Office staff at the clinics may not always speak English, however, there are usually doctors and medical staff who will be able to
speak to you in English. In order to use private medical facilities in Slovakia, one needs to be insured. A special health insurance
card provided by your insurance company is requested by the hospitals/clinics upon arrival.
Most private clinics in Bratislava offer a wide range of medical services ranging from GP, Ob/Gyn to paediatrician and dentistry. In
cases where the clinics do not have the medical facilities required, the patient will be sent to a hospital where one will find doctors
who also work for the clinic.

The first walls of the castle date from
Roman times; early fortifications were

Parks
Slovakia has several national parks and protected regional reserves with majestic mountain ranges, rich
fauna and caves, some of which are listed on UNESCO’s World Heritage List.
The Tatra National Park
The oldest park in the country, stretching over 741 square kilometres with
the majestic High Tatras mountain
ranges. The park has incredible wildlife
including bears, deers, wolves and the
Chamois, the mountain goat that is

The Low Tatra National Park
This is the park with the largest protected area in Slovakia, covering some
110,000 hectares. The forest covers
almost 70% of the area and the wildlife

Malá Fatra National Park
Located in the northwestern part of the
country, the Mala Fatra mountain range
was declared a National Park in 1988.
The mountain range core is formed by
granitoid rocks. The bigger part, however,
is made of rocks of the envelope and sheet
units, especially dolomite and limestone.
The park is rich in flora and fauna. As
for fauna, there are bears, lynxs, otters,
eagles, eagle owls, grouses and many
other species.

Pieniny National Park
The park is located by the Slovak-Polish
border, on the northeastern part of the
High Tatras. The biggest tourist attraction
is Cerveny Klastor Monastery (the Red
Monastery), founded in the 14th century
by the Carthusians, well-known for their
calligraphy and illuminatory artwork.

National Park
The park has a remarkable varied landscape
with meadows, chasms, canyons, gorges,
plateauxs, caves and waterfalls. The park
has several possibilities for accomodation.
Poloniny National Park
The park is located in the northeastern
part of the country on the border with
Poland and the Ukraine. It stretches over
29 hectares and has some beautiful samples
of preserved Carpathian Virgin forest, with
firs as old as 400 years. Beautiful wooden
churches can also be found ìn some of the
many villages within the park.

The park was established in 2002 and consists of

mountain range is situated in Central Slovakia.
Most of the territory is covered by beech and

The Slovak Karst National Park was established
in 2002. The total area of the park is 34,611
hectares and the total area of its protected
zone is 11,742 hectares large. Located in the
southeastern part of the Slovenské Rudohorie
mountains, it is the largest karst territory in

are also included on the UNESCO List of
World Natural and Cultural Heritage.

Horský park
Forest Park
The park was established as a city forest park as far back as in the 1870s and is
a green oasis within the city. The park is easily accessible by public transport
from the centre.
The Botanical Garden of the Comenius University in Bratislava was founded
in 1942 and serves as both a scientific and recreational area. The area covers
about 5 hectares and contains more than 5,000 types of plants. The garden
is open to the public from April 1 to October 31 daily from 09:00 to 18:00.

Public Transportation
Public transport in Bratislava consists of buses and trams and it works reasonably well. Construction plans for a subway system is currently being considered for the city.
In Bratislava, there are two types of tickets; time tickets
and prepaid zone tickets. Time tickets are valid for 10,
30 and 60 minutes, while the zone tickets are valid for
24-hours, 48-hours, 72-hours, 168-hours, 1 month, 3
months and one year. Tickets can be bought in most
kiosks, DPMB shops (the official public transport
company offices) and ticket machines. Ticket prices are
based on time and the number of city zones you wish to
pass through and are valid on all types of Bratislava public
transport – bus, trams, and jumbo buses.
The city’s main bus station is in the Mlynské Nivy part
of town, a 15 minute walk from the centre. European bus
connections such as Eurolines are also located here. Once
on the bus or tram, you should immediately punch the
ticket in the ticket machine. Before getting on any public
transport, all passengers are obliged to buy tickets and
punch them in the nearest ticket machine upon entering
the vehicle. It is not necessary to punch the ticket a second
time if you are changing line. Children, students and
pensioners are offered discounts on all kinds of tickets.
Any ticket that has not been punched or has been validated
improperly, will be considered invalid. In case of a check,
a fine of 1,400 SK must be paid if the ticket is not valid.
At coin-operated ticket machines it is possible to buy
combined tickets for a group of passengers, for passengers
and luggage, for passengers and a dog, etc.
The public transport system operates approximately from
5:00 till 23:30 / 24:00, after which, there are night buses
available at least once an hour. A ticket for the night bus
costs 22 SK. The main bus stop for the night buses is in
front of the Main Railway Station – Hlavná stanica. Buses,
trams and jumbo buses have digital information boards
located on the front of the vehicle with information on the
number of current city zones you are currently travelling
within, as well as information on the nearest stop.

Taxis are considered safe in Bratislava. However, be aware
though that some drivers charge foreigners a higher price.
It is advisable to call ahead and book a taxi rather than
hailing one as prices vary. If you take a taxi from a taxi
rank, or on a street, it is more expensive.

Shopping
The main shopping street in Bratislava is Obchodna ulica. Besides a variety of different types of shops,
there are also several shopping malls open every day between 09:00 and 21:00, some even longer.
Obchodna ulica, literally means ‘Shopping street’ in Slovak. Extensively renovated during the last few years, this area stretches
as far as to the old castle and winds its way across the cobblestone streets of the Old Town. Besides a variety of different types of
small shops, Obchodna offers a wide variety of restaurants and cafes. Traffic consisting mainly of trams and buses can be quite
intense during the day.
Many food, beverage and other types of vendors are located along the old streets and they sell a number of products such as
typical Slovak ceramics and embroidery. For typical Slovak arts and crafts it is highly recommended that one visits one of the
shops in Obchodná street.

LAKES IN AND AROUND BRATISLAVA
Zlaté Piesky is a well-known lake just outside Bratislava. The lake is located on a private resort and opening hours are from 08:00
to 18:00 every day. Paddle boats can be rented and there are tennis courts located nearby.
Swimming is available in a lake of 54 ha, the beach can accomodate 15.000 people. Water-bicycles are for hire, water toboggan,
mini - golf, tennis, table tennis, beach volleyball, street basketball and a children´s play-area are also available. www.intercamp.sk
Kuchajda (see picture below) is a popular natural lake situated not far from the Central Train station Nové Mesto and is close
to the Polus Shopping mall. Stands with cold drinks and fast food are available around the lake.
Draždiak Lake is located oposite the area of Petrzalka and is a popular recreational area. Besides going for a nice walk along the
lake, there is also the possibility of renting a canoe or even go for a swim.
The Èuòovo Lake is located in the town bearing the same name (Èuòovo). It is located approximately four kilometres from
Rusovce and is easily accessible by car, public transport or even by bike (approximately one hour). The area around the lake is
quiet and the water is clear.
Senecké Jazerá is a large lake area located approximately 20 minutes northeast of central Bratislava and is a popular recreational
area. Besides swimming, there are playground facilities for children and the opportunity to rent bikes. Due to its popularity, the
area quickly gets crowded and is quite hectic during nice summer days.

Utilities numbers
In Slovakia, expenses for utilities such as electricity, water and gas are normally included in the rent.
Consumption is calculated on the average usage of a similiar sized property.
If the utility consumption at the end of each year is more than is calculated
into the rent, an additional bill will have to be paid. Contracts for the various
utilities are set up by the landlord. The standard electrical current in most
properties is 220 Volts AC, 50 HZ.
TELEPHONE
Slovak Telekom is the main telephone company in Slovakia. Standard telephone
lines such as Analogue, ISDN and ADSL are available in most city areas. Rather
than having to set up an entirely new contract, a telephone contract may be
passed on from one tenant to another for an additional charge of 100 SKK.
In cases where there is no telephone line already installed in the property, it
takes approximately 3 weeks from the official request to have the line up and
running. Setting up a new line costs 999 SK in addition to any extra services
chosen. All such fees are included in the first telephone bill, which arrives on a
monthly basis. Bills can be paid by bank transfer, at the post office or online.
There are 2 mobile phone providers in Slovakia: Eurotel and Orange. Both
have customer centres across the city. There are about 20 internet providers
in Slovakia. The most recommended are:

SATELLITE TV
Unless the property is already connected to cable TV, UPC Slovensko provides
a satellite tv solution called UPC Direct which gives you access to various
channels such as CNN, BBC, Sky, MTV and Discovery Channel. UPC Direct
costs 724 SKK monthly and the minimum contract duration is three months.
Foreigners are required to pay 12 months in advance. As with telehone bills,
payment can be done by bank transfer, post office or the Internet. In cases where
a customer wishes to cancel the contract, any advanced remaining payment
made will be reimbursed.

Housing FAQ
1. What can I expect to find in an unfurnished, a semi-furnished or a furnished property?
An unfurnished property usually only comes with kitchen cabinets, stove, toilet and a bathtub. A semi-furnished property
will also contain a furnished bedroom. Lastly, a furnished property usually includes everything from the basic furniture to
electrical appliances, depending on what the landlord decides to include in the property.
2. What sort of flexibility will I have to negotiate rent or furnishings?
Flexibility with regards to rent payments and furnishings, ultimately depends on the flexibility of the landlord. For properties
that are considered to be of a higher price-level, negotiations may be possible.
3. How many properties will I be shown?
This depends on the Relocation Package you have; Basic Packages include 8 properties, Standard and Executive Packages
include 15 properties. You will be told at the outset how many properties you will be shown; these will be as close to your
‘Needs Analysis’ description as possible according to what is available on the market at the time.
4. How can I secure a property that I choose?
A property can be secured either by downpayment or by setting up an agreement with the landlord.
5. What costs are involved in renting a property?
Other than the rent, a deposit of usually 2-3 months are required. Real estate commissions of approximately four months
come in addition where the tenant and the landlord both pay 2 months.
6. What other expenses should I expect to pay?
In Slovakia, utility expenses such as electricity, water and gas are sometimes included in the rent. The consumption is calculated
based on the average usage in properties of a similar size. If the utility consumption at the end of each year is more than is
calculated into the rent, an additional bill will have to be paid.
In case the tenant causes any damage to the property, he/she is obliged to inform the landlord and pay for the damage.
7. What is the process flow to rent a property?
After selecting the property through normal channels such as real estate agencies, newspapers and the internet, an agreement regarding
the terms of the contract must be made.
Enterprises Group will negotiate and prepare a legally valid contract for you which must then be signed. Finally, a first month’s
payment in advance together with the deposit must be provided.
8. What chance do I have of receiving my full deposit back when I leave the property?
Provided the property and any furnishings are returned in the state in which they were consigned, EMC Network will be able to negotiate
a full deposit return for you. To this end we insist on taking a thorough Property Inspection and Inventory when the tenant enters the
property. This inventory is taken in the presence of the landlord and the tenant and two copies are to be signed by both parties.

9. What responsibility do I have as a tenant towards maintenance of the property ?
Unless otherwise state in the contract, the landlord has the complete responsability with regards to maintenance of the property.
It is however, the tenant’s duty to inform the landlord immediately should any changes or repairs be necessary.
10. Can i make any changes to the property?
Yes, provided that the landlord agrees to the work.
11. What if I need to break the lease early?
Standard Slovakian rental contracts usually require between 1-3 month’s notice. In case the tenant must leave the property on a
shorter notice, the deposit may be lost.
12. What expenses are involved in the purchase of a property?
This may depend on the property. However, expenses other than the actual property price are usually VAT (19 %) and real estate
commissions. The commissions are usually between 2-5 % depending on the price of the property.

When installing a new telephone line, an application must be filled out. Slovak Telecom also require a copy of the new user’s ID
and the property/rental contract.
Your Relocation Coordinator will assist you with this.
16. How long do i have to wait for my telephone?
From the official request for the telephone line to having a line up and going, it takes approximately 3 weeks.
17. How will i be billed?
Telephone bills will arrive to the house monthly.
18. What about Internet Connection?
Internet connection is widely available in Slovakia and is offered by the Slovak Telecom, various mobile phone providers as well
as smaller providers.

19. Is my license valid in Slovakia?
Yes, foreign driving licences are valid in Slovakia. There is no time limit to how long a foreigner can use his national licence.
20. For how long can I drive my own car in Slovakia?
Slovakia has no restrictions with regards to how long one can drive a foreign registered car. This means that provided that the car
is insured and your driving licence is valid, you can drive your own car for as long as you wish.
21. Can i buy a car?
Yes. There are no limitations for foreigners with regards to buying a car in Slovakia.

Workers from EU countries must register with the local authorities and obtain a stay permit.
