ACKWORTH HOUSE
EAST BERGHOLT • SUFFOLK
This Georgian country house and estate lies within
the undulating countryside of the Dedham Vale
with spectacular views across the lower reaches of
the Stour Valley to the Vale taking in this emotive
landscape from an elevated site.
The Grade II listed two storey white brick house exudes an understated charm both internally and externally,
having been part of this landscape since 1820. The grounds are both managed with extensive formal grounds
including a walled garden, and yet natural with woodland pre-dating the house by many years and stock proof
fenced pasture of some 48 acres with two natural streams passing through the land. Additional accommodation
includes the three bedroom Gardener’s cottage set away from the main house, the Gate house at the drive
entrance, the cottage adjoining the main house, and a range of various useful outbuildings which include stables
and workshops clustered around the house yard and further buildings in the outer yard.
THE LODGE COTTAGE
As this name suggests this single storey two bedroom dwelling with two reception rooms, kitchen and bathroom is situated at the entrance
gate to the Estate. Being contemporary to the house this attractive property enhances the sense of security and look of the whole.
THE GARDENER’S COTTAGE ( Lot Two)
Situated to the Northern boundary in a sided setting this cottage provides three first floor bedrooms, with sitting room,
dining room, kitchen, utility and bathroom to the ground floor. Oil fired heating with independent tank and drainage.

DESCRIPTION
Entrance to galleried Hall leading to principal
reception rooms to the south overlooking the
garden and Vale, Drawing Room, Dining
Room and Library. Staircase. Hall to Sitting
Room, Breakfast Room, Kitchen and Rear
Halls. The principal Bedroom Suite, six
further bedrooms all with views over the
parkland and fields. Adjoining cottage
includes three further bedrooms, bathroom,
and three reception rooms.
The house retains much of its established
charm and integrity with two separate
properties on the estate including a charming
white brick lodge cottage.
A gravel drive affords access to the house and
is flanked by the parkland rail fenced field
to the North and woodland to the South,
leading to the lawn which surrounds the
house to the South and West. A beautifully
maintained walled garden with potting shed
and traditional wooden lean-to greenhouse
facing south, overlooking the central formal
lawn, which is surrounded by gravel paths.
Elegantly planted mixed flowering borders
and kitchen garden complement this
quintessential English garden. The extensive
lawn to the South and West abutting the
fenced grazing enjoys wonderful views across
the Stour Valley. The 48 acres of undulating
grazing have been stock fenced and have
water available. To the Western boundary,
there is a free flowing stream watering the
boundary to the village side of the land. There
is mature woodland and secondary field gate
onto Cemetery Lane. Closer to the house
is an area of ancient woodland with many
specimen trees, some of which clearly predate
the house. There is an interesting raised
embankment which suggests considerably
earlier settlements on the site.

SUFFOLK – EAST BERGHOLT
Ackworth House stands in an elevated position on the edge of
the village of East Bergholt, considered to be one of the most
important villages in this part of East Anglia on the Suffolk
Essex border. East Bergholt is located on the northern side of the
beautiful and historic Stour Valley, where Constable lived and
painted many of his finest works.
Communications are excellent via the A12 giving fast dual
carriageway access to Ipswich, about 9 miles to the north and
Colchester about 9 miles to the south.
Significantly, there is a main line railway station at Manningtree,
about 3 ½ miles away which provides a fast , frequent and easily
accessed commuter train service to London Liver pool Street,
taking approximately 65 minutes and bringing the City within
daily commuter distance.
The countryside in the Dedham/East Bergholt area is
exceptionally attractive and remarkable unspoilt when it is
considered how quickly London can be accessed. Ackworth
House enjoys staggeringly good views over the Dedham Vale
which is in turn considered to be one of the great settings in East
7
Anglia. There are extensive shopping facilities, both in Colchester
and Ipswich, with good schools at Ipswich School, Framlingham,
Woodbridge and Felsted public schools. There is sailing on both
the Orwell and Stour estuaries which are nearby, together with
ferry services from Harwich to the main North European ports.
Stansted airport can be reached within 45 minutes.
East Bergholt has the benefit of a good range of local
facilities including a modernized general store and post
office, baker and chemist, GP surgery and medical centre,
parish Church and Congregational Church, many local
associations. The village provides education facilities from
pre-school age to GCSE, sixth form colleges in Colchester and
Ipswich.
