WOODBRIDGE News From The Bridge • Fall, 2014 Upcoming Events Political Signs Pet Health and Safety The Marketplace From The Developer This year has been, and is continuing to be, an active year for commercial, multifamily and residential development in Woodbridge. The commercial activity has been highlighted by the opening of the WalMart Super Center. All indications are WalMart is very pleased with opening sales. The commercial site across Woodbridge Parkway from WalMart is taking shape. They are finalizing leases with several tenants. With the completion of the grading, building construction should start soon. The Mansions at Woodbridge multifamily development offers modern luxury apartments and townhomes. Occupancy of the initially completed units began in August as construction continues on the remaining buildings. Page 1 • Fall, 2014 • Developer’s Letter Residential development is highlighted by the home construction activity in Phase 16 between the golf course and Sachse/Ballard Road in Wylie, with Phases 17 and 18 located north of Ranch Road in Sachse. Concrete foundations, sticks and bricks are seen everywhere in these newly developed phases. Additionally we have started development of Phase 19 along Maxwell Creek Road north of the fire station. This will include the extension of Canyon Crest Drive westward to Maxwell Creek Road. For those of you who do not venture to the northwest side of Woodbridge, the pool at the northeast corner of Canyon Crest Drive and Woodcreek Way is under construction. This pool will consist of 6 swimming lanes 25 yards in length and restroom facilities similar to the other pools. The second phase of Woodbridge Parkway is scheduled for opening sometime in October. This section of the roadway will complete Woodbridge Parkway from State Highway 78 to FM 544 providing a more direct drive to schools, shopping and the theatre. With the completion of Woodbridge Parkway, the opening of WalMart and the Mansions at Woodbridge we look forward for additional interest in the remaining commercial land in Woodbridge and its continued development. Thank you for making Woodbridge your home. Enjoy the upcoming holidays. VOTING AND SIGNS November 4, 2014 is the general election here in the United States. With so much happening across the globe impacting events here at home, please remember your civic responsibility and vote. Please visit www.votetexas.org to register, find out about the issues, determine your voting place, or get more information. In 2011, Texas made it mandatory for all individuals to show photo idemtifiation before a resident is allowed to vote. Here is a list of the acceptable forms of photo ID: • Texas driver license issued by the Texas Department of Public Safety (DPS) • Texas Election Identification Certificate issued by DPS • Texas personal identification card issued by DPS • Texas concealed handgun license issued by DPS • United States military identification card containing the person’s photograph • United States citizenship certificate containing the person’s photograph • United States passport With the exception of the U.S. citizenship certificate, the identification must be current or have expired no more than 60 days before being presented for voter qualification at the polling place. Wanting to display signs in Woodbridge? Please follow these simple rules. “No more than two (2) political signs advocating the election of one or more political candidates or the sponsorship of a political party, issue or proposal may be erected on a Lot provided that such signs shall not be erected more than a reasonable period of time (in no event to exceed sixty (60) days in advance of the election to which they pertain and are removed within fifteen (15) days after the election).” Page 2 • Fall, 2014 Keeping Pets Healthy Believe it or not, American pet owners collectively spend tens of millions of dollars every year on veterinary care and overthe-counter medicines for their furry loved ones. But what many don’t realize is that many pet illnesses can be avoided by simply keeping the back yard clear of pet waste. Dog waste is more than just a smelly and unsightly mess. It’s also a breeding ground for infection—especially in dog parks and other areas where dogs frequently gather. Bacteria, worms and other parasites thrive in the waste until it’s cleaned up or washed into the water supply. Giardia, ringworm, roundworm and E. coli are examples of such inhabitants, all of which are commonly found in dog feces and are easily transferable upon contact. When pets become sick, contagions are often times passed through their deposits into their own yard. The longer infected dog waste stays on the ground, the greater a contamination becomes. And when this waste is not picked up, pets have a high risk of catching the infection over and over again. Roundworm, for example, is one of the most common parasites found in dog waste and it can remain infectious in contaminated soil and water for years. The best thing pet owners can do to help keep their fourlegged friends healthy and safe is to pick up after them and to do so in a timely manner. Page 3 • Fall, 2014 Those who don’t have enough time to deal with the mess themselves—or simply don’t want to—should consider hiring a local pet waste removal service. Besides being a nuisance, uncollected dog waste can become a serious problem for our association. Next time you’re tempted to leave your dog’s droppings on the lawn, please remember these facts: 1. The Environmental Protection Agency is becoming aggressive about enforcing the Clean Water Act. Our association could be fined if dog waste goes uncollected. If fined by the EPA, the association could face a potential special assessment that would be levied against all members— not just dog owners. 2. The appearance and quality of the common areas are known to affect home sales—not just whether and for how much they sell, but how quickly. 3. The more residents complain about dog waste, the more time the manager must spend on enforcement rather than serving the association. 4. Uncollected dog waste spreads disease and attracts rodents who feed on pet waste. We are installing Doggy Waste stations throughout Woodbridge. Please use them the next time you and your beloved pet are out and about. The association monitors and immediately removes graffiti from common areas and encourages you to do the same with your property. The association recommends these steps for dealing with graffiti: • If you happen to see someone defacing property, don't try to stop it yourself. Call the police immediately and report a vandalism in progress. Make a mental note of as many details as possible about the perpetrators— how many, what age, male or female, distinctive clothing—that will help police. • Encourage your neighbors to do the same—watch for and report graffiti vandals. • Remove graffiti immediately. "Taggers" gain more notoriety the longer the graffiti remains. Removing it quickly sends a message that you care about our community. • Install good lighting in areas vulnerable to graffiti. • When graffiti appears on your property, photograph • Plant shrubs or climbing it before removing it. vines in graffiti-prone Record when and where areas. This will make cleaning future graffiti much easier. • Picking up litter, removing graffiti and keeping trees, bushes and lawns trimmed not only makes the association look better, but also sends the message that our residents are diligent about keeping the neighborhood a respectable place to live. This can help discourage troublemakers from hanging around our community and encourage responsible and involved people to move to the association.
