It’s Traverse City, one of the most desirable locations in the country, and Verndale at East Bay is a perfect place to build a new home, whether it’s for retirement, vacation, or for a growing family. Sean McCardel, CGP, CGB of Sean McCardel Construction, Inc. believes in Verndale at East Bay so much that he’s not only developing the homes in the subdivision, he lives there with his family. “I believed in it enough to move my whole family here,” Sean says. “I don’t just talk the talk, I walk the walk. I believe in the product.” Many of the amenities that would be considered upgrades in other communities are standard here. “Verndale at East Bay has historically separated itself by a counter-market approach,” Sean says. “When we saw vinyl siding on our competitors, we did fiber cement siding. When we saw asphalt driveways, we did concrete. When we saw two car garages, we did three cars. When we saw front loading garages, we introduced a side loading garage.” Verndale at East Bay is a deed restricted community. “These are the minimum restrictions that make our community what it is,” Sean notes. Another advantage to building in Verndale is its versatility. Appealing to a diverse demographic, the development has a family and neighborhood focus. Whether it’s a ranch or two story layout, the majority of homes in Verndale have a spacious first floor master suite. He takes a lot of time before a shovel even hits the ground, to find out what’s important to you and what you DON’T want,” she adds. The featured two-story, five bedroom, three and a half bath home has a total liveable space of 2,722 square feet. A full basement provides an option to finish now or later for hobbies or more personal space. “In the Parade of Homes, ‘what are these floors?’ was the number one question” - Instead of ‘’’ Tulppo says. SMC worked closely with Advanced Interiors in selecting the flooring for this home. “They introduced us to this engineered wood plank, made in the United States by “From the Forest.” The color we chose is a hickory with an aluminum oxide finish giving it a modern bleached look, a crowd pleaser,” Tulppo adds. Subtle shades of gray painted walls and interior doors contrast nicely with the chrome Delta fixtures from Ferguson. Granite countertops throughout set off the white, cool tones and gray colors. The 7 x 36 luxury vinyl tile in the bathroom offers a new, modern appeal, and the master shower’s white subway tile is set off by the forest green flooring. A DTE sponsored home, the home has a natural gas water heater, stove, furnace, natural gas grill, heated garage and outdoor fire pit. The natural gas fire pit is a modern choice for northern Michigan. “You can have a fire for 20 minutes or five hours,” Tulppo says. “It’s a ‘flip the switch’ decision.” The two story living room with 18 foot tall ceilings provides a greater amount of natural light, and has a fireplace from Phillips Lifestyles. Kichler lighting from Ferguson throughout the home gives it a bright, clean feel. Another plus to the Verndale community is its aesthetic stability. The bylaws state that there are no campers or motorcycles allowed in the yards; the smallest ranch is 1700 square feet, and smallest twostory is 1900 square feet. In addition, Verndale at East Bay uses a sustainable approach to home construction with the aim of conserving natural resources. Most of the homes are constructed using green building principles, and the deed restrictions at Verndale specify that all homes are Energy Star quality. CGP incorporates green building principles into homes using cost-effective and affordable options. Sean is not limited to building in the Verndale community. He is a preferred builder in a development west of M-22 in Leelanau County, Leelanau Highlands, where he is currently building a spec home with the same interior layout. In 2014 SMC built custom home after custom home, some in Verndale and others throughout Traverse City. Building a new home is one of the most important things most people will do in their lifetime, and Sean takes it very seriously with each customer. “Sean is capable of building people’s dreams, from a three quarter million dollar house on the bay, to a three story house with a kitchen on the third floor,” Tulppo says. A second generation general contractor and real estate developer, Sean’s eye for detail comes from tradition and experience. “My father was the president of The Board of Realtors in Lansing, and he was the first realtor in Lansing to sell a million dollars in one year in 1968,” Sean says. “All I saw growing up was real estate development and sales, and I’ve had no other job outside of it.” He is proud of the level of experience he brings to projects, and cites his father as instrumental in helping him to develop his expertise. “I am a product of a father who was constantly seeking to improve the process and to improve the craftsmanship and plans; he was a perfectionist,” Sean says. “The apple doesn’t fall far from the tree,” he notes wryly. Sean is a graduate of one of the nation’s top Construction Management programs at Michigan State University, and his lifelong passions are continuing education on the latest in construction technology and cutting edge designs. In 2006, he won the Rookie of the Year award from the Parade of Homes, and has consistently won awards for Craftsmanship, Overall Home, People’s Choice, and Master Suite since then.
