Fearrington until now. Henderson Place is our first ever
collaboration.
Wade Barber, through Henderson Place, LLC, is the
developer. He created the covenants and guidelines and
has review authority on home designs.
As with all our neighborhoods, Fitch Creations, Inc. is
the designer and builder at Henderson Place. We’re also
the exclusive sales agent for the home sites.
Henderson Place residents pay dues to the FHA for
amenities such as the Gathering Place, Fearrington
Cares, and Bocce Courts. The Swim & Croquet Club,
Duke Center for Living and Duke Primary Care clinic
are offered to residents for an additional fee. Henderson
Place is connected to our waste water system and facility.

The Story
About Wade Barber
Wade graduated from Pittsboro High School
in 1962. After Davidson College, UNC Law
School, Legal Aid in Charlotte and the Army, he
returned to Pittsboro in 1971 to join his father’s
law firm. Wade became the District Attorney
for Orange and Chatham Counties in 1977. In
1985 he resigned as DA and began his own law
firm in Pittsboro. In 1998, Wade became the
Senior Resident Superior Court Judge for this
district and retired from the bench at the end of
2005. Then, he again returned to practice law in
Pittsboro. In 2010, Wade’s daughter Elizabeth
joined the practice.
Two Chatham County luminaries have
come together to offer Henderson Place –
parcel owner Wade Barber, and Fearrington
developer R.B. Fitch. They’ve known each
other for decades.
Wade in fact watched Fearrington develop
from the start. “I had many clients who
lived in Fearrington and usually asked them
how they liked the community—and to a
person, they loved Fearrington and had high
regard for R.B.”
Wade purchased the Henderson tract in
1961 – then part farmland, part forest - at
the young age of 17. While at Pittsboro High School, “I had been working after school repairing
TV’s and measuring tobacco for the US Department of Agriculture, saving money to buy a car.
I had my eyes on a 1961 Ford Galaxy. But a couple of weeks after my 17th birthday, my father
said that a tract of land was to be auctioned at the Courthouse door. He told me to be there and
bid with my car savings.” The purchase was made, and the car would have to wait.
In the intervening years Wade left the land untouched. “I never cut the trees; everything
matured naturally. The location of the old farm fields is evidenced by the pine woods,” now
soaring as tall as the surrounding hardwoods. The result is a parcel with a dramatic density of
mature trees and loads of high shade.
As R.B. gradually expanded Fearrington over the years, the community eventually touched
Henderson Place, and they began
talking about integrating the land into
Fearrington as a neighborhood one day.
In 2015, Henderson Place takes on a
new chapter, as Fearrington’s newest
neighborhood.

Amenities and Facts
Home sites are designed to allow homes to look out on a natural landscape, and offer generous side yard
buffers to provide additional privacy. “We want a neighborhood of homes that fit unobtrusively into the
forest, and home sites ample enough in size to facilitate the design of distinctive homes,” says Wade.
A loop road provides a sense of community
and takes advantage of the topography, which is
generally a knoll in the center, gently falling off
in every direction.

R.B. said, “Henderson Place will be a terrific
addition to Fearrington. It connects right in to
the community. The neighborhood scale is right
– it’s large enough to have its own identity, but
not overwhelming. And the breadth of larger
lots is something we can’t currently share with
buyers.”
The Story Behind The Name
There’s a fascinating history behind Henderson Place,
which is named in honor of Lizzie Henderson. Ms.
Henderson was the daughter of a slave who once
belonged to the Smith family which owned Jones Grove
Plantation.
Mary Ruffin Smith, the last remaining sibling of this
family, owned vast acreage - more than 1,000 acres - at
the time of her death in 1885. Never married, she willed
the majority of the land to the University of North
Carolina, which later sold the parcel.
‘Miss Mary’ also bequeathed four tracts of Jones Grove
land to four former slaves, one of whom was Lizzie
Henderson’s mother.
Lizzie lived on the land from roughly 1925 until her
death in 1958. She left no family living on the property
and it was sold at a court auction.
How much does it cost to live in Henderson Place?
• Annual Henderson Place maintenance, which covers street lighting and common area maintenance
will be approximately $350/year
• All Fearrington residents currently pay homeowner dues of $139/year to the Fearrington
Homeowners Association
• Chatham County property taxes are low compared to elsewhere in the Triangle (especially
compared to Chapel Hill); a property with a tax value of $500,000 would pay $3,625/year in
property taxes (2015)
