Situation
Windgate House is located in an elevated, yet sheltered
position in the Blackdown Hills Area of Outstanding
Natural Beauty and sits amongst the beautiful East Devon
countryside, over which the property and the grounds
have wonderful views. Combe Raleigh itself is a small
village which has the pretty Parish Church of St Nicholas
and is conveniently located, being only 1.5 miles from the
busy market town of Honiton. Honiton has a wide range
of shops, sporting and leisure facilities, and main line rail
link to London (Waterloo).
The Cathedral City of Exeter is about 22 miles to the west
and has an excellent shopping centre, theatres, main line
rail link to London (Paddington), M5 access and
international airport. The M5 can also be accessed at
Taunton, the County Town of Somerset, which also has a
very good shopping centre, and lies some 17 miles to the
north.
The World Heritage Jurassic Coastline at Lyme Bay is
about 14 miles to the south where there are stunning
country and coastal walks including the South West
Peninsular Coastal Path, which runs over this dramatic
and picturesque stretch of coastline. Sidmouth, East
Devon's premier coastal resort is a popular draw for
tourists and is renowned for its beautiful Regency front
and esplanade, as well as having an excellent range of
independent retailers. Colyton Grammar School, one of
England's top mixed state schools, is approximately 14
miles away.
Windgate House
Windgate House is a detached, Grade II Listed residence
which has origins dating back possibly as far as the early
1600s. It has a particularly handsome front façade, part of
which is adorned with a beautiful Wisteria and has a
superb range of mullion windows with hood moulds.
The property has well presented and spacious
accommodation which has been lovingly cared for and
maintained, and is found in excellent order. It retains
many fine character features, all of which aid in creating a
warm and welcoming period ambience. These features
include a magnificent early 17th century Beerstone
chimney-piece in the sitting room which has an inset

Windgate House is approached from the small country
lane through a 5-bar gate which leads to a large brick
paviered turning area providing parking for several
vehicles. Adjoining this is a large 2-storey traditionally
built stone and slate roofed barn (there is a covenant
restricting conversion of this building into living
accommodation). There is also a detached former cart
shed which is currently used as garaging. A gated low
stone wall leads to the pretty front garden which is well
planted.
The majority of the grounds lay to the rear of Windgate
House and there is a large terrace which gains delightful,
panoramic country views over the adjoining farmland to
the hills in the distance. Steps lead to a large area of lawn
which is surrounded by mature plant and shrub borders,
as well as many established trees. Beneath and to the side
of the formal gardens are two areas of paddock. In total
the land extends to approximately 1.4 acres.
Directions
From Honiton proceed out of the town in
an easterly direction taking the road
signposted Dunkeswell just before the A30.
Follow this road over the River Otter
(Langford Bridge) and continue up the hill
for about 1.4 miles. After passing a left
hand turning signed ''Springhill Farm'',
take the next right hand turning and
Windgate House will be found after
approximately 50 yards on your right hand
side.
