Improvements included a new entrance with a monumental canopy and bridge, new tenant drop-off drive entrance, new lobby at the Post Oak entrance, tenant graphics program, new shuttle elevator to serve floors 24 and 25, two new elevators to serve the existing parking garage, and renovation of all the building elevators to current ADA and fire codes. The construction was completed in 2006. PORTFOLIO travis tower houston, texas In 1997, Kirksey was retained by Trammell Crow to provide feasablity and design services related to the renovation of Travis Tower, a 21-story, 474,000-sf office building located in downtown Houston. Exterior renovations included re-skinning the first 5-levels, re-painting the existing skin, tinting the windows, adding a new entry canopy and new 10-level, 966-car parking garage. Interior renovations included the main lobby, elevator cabs and lobbys, entry vestibules. and the restrooms. PORTFOLIO park towers houston, texas Before Park Towers (1233 & 1333 West Loop South) was originally developed by Tenneco in 1972 as two 260,000-sf towers spanning a six-level parking garage. The facility was occupied until 1986 and stood empty for 13 years. In 1997, TPMC Realty Corporation retained Kirksey to renovate the two towers and the garage. The most unique innovation of the project was the addition of 24” structural floor extension to the perimeter of each floor. This increased net rentable area by 24,000 sf over the entire project. The floor extension was designed in conjunction with the new exterior skin, a combination of four-sided silicon and four-side captured curtainwall to replace previous brick and precast facade. The original one-story lobby with step down entry was replaced with an expanded two-story lobby with zero-curb face entry granite flooring, leather and glass walls, and stainless steel details. PORTFOLIO one city centre (formerly first city main) houston, texas Before First City Main, renamed One City Centre, in downtown Houston was redeveloped for repositioning as a Class A office building. Kirksey provided architectural services from feasibility through construction administration for the 31-story, 755,000-sf office tower, which contains a basement level connecting to the tunnel system, a street level lobby, two mechanical penthouse levels, and 27 floors, netting approximately 590,000 sf of rentable office space. In addition, the ground level has 6,300 sf of rentable retail space. The adjacent one-story bank lobby pavilion was replaced by a new eight-level, 759-car parking garage. PORTFOLIO lone star college, university park houston, texas Kirksey is currently completing renovations for Lone Star College’s University Park, an existing office park complex formerly home to Hewlett Packard’s world headquarters. The 1.2 million-sf complex contains seven buildings and two parking garages, all of which are being renovated to house a new university center, an instructional satellite campus, a Corporate College conference and training facility, and system administration and support space. The scope of work included developing a programmatic master plan for the entire campus, updating buildings to meet current code requirements for educational facilities, relocating program elements for adjacency and functional efficiency, and updating buildings for commercial lease space. In addition to interior and exterior renovations throughout University Park, Kirksey assisted with the building programming and specifying interior finishes that will define the campus standard. san jacinto building houston community college houston, texas Kirksey was chosen to complete a feasibility study with budget pricing for the restoration of the historic San Jacinto Building. The Building currently houses Houston Community College Central Campus. The original structure was constructed in various phases beginning in 1914, with additions in 1928 and 1937. Forensic testing of the structure, ADA and building code compliance, structural integrity, façade repair recommendations and hazardous materials survey are part of the renovation strategy as well as the planning for reconfiguration of the interior for final use as the signature facility for administration and the Honors college for HCC. In addition to a feasibility study Kirksey was selected to renovate Houston Community College’s historic San Jacinto Building. Located at 1300 Holman Avenue, the San Jacinto Building is the symbolic front door to the Central College in the Houston Community College System. Kirksey is taking an adaptive renovation approach that recaptures the most significant historical areas of the building and brings the building up to current teaching standards and technology requirements. PORTFOLIO texaco renaissance hotel & condominium houston, texas This downtown historic renovation consists of three office buildings constructed in 1915 (with a 1936 addition), 1959, and 1962 for the Texas Company, now known as Texaco. Listed on the National Register of Historic Places, the 1915 and 1959 structures will be rehabilitated as a 370-key, 4-star Marriot hotel with apartments located on the 15th through 17th floors of the 1959 building. The hotel’s main lobby will feature a bistro-style restaurant, an upscale lounge, and a lobby bar, which will add in the resurgence of activity in downtown Houston. The non-historic 1962 building has been razed to allow a new porte cochère entry and multipurpose structure that connects the hotel buildings. This four-story central structure will house a 220-car parking garage, business center with boardrooms and meeting space, a spa and fitness center with a pool, and a 12,000-sf ballroom with pre-function space. PORTFOLIO confidential petrochemical technology center houston, texas Currently under construction, this new and renovated corporate campus will establish a new environment to encourage collaboration, innovation and creativity through blended focuses on upstream and downstream research and development. The project has more than 225,000 sf of new state of the art research and development laboratory space and technology spaces; including visualization, computing, analytical, research and production, materials testing and other specialized laboratory spaces. With a construction cost of more than $250 million, the project has over 1 million sf of new and renovated lab and office space. The project is designed to meet LEED Silver Certification. PORTFOLIO holly hall retirement community houston, texas In 2004, Kirksey was retained by the 51-member Holly Hall Board of Directors for master planning and design of the renovation of their 20-acre continuing care facility near the Medical Center. The original land was granted to Holly Hall in 1949 for use as the City’s first retirement community. Kirksey services included interior design and construction documents, planning for phased construction and permits, and construction administration for a 2 1/2 year renovation of the occupied facility. The renovation included a new 30,000sf 50-bed nursing facility, new two-story 61,500-sf assisted living with 70 units, a new twostory 45,000-sf 36 units of independent living apartments and a new 7,800sf administration building. The site was masterplanned for a new entry off Holly Hall, with parking for each of the levels of care provided and a ring road connecting the entire site. All buildings were 100% sprinklered upon completion; renovated areas included the original independent living apartments that were combined from two units into one suite, and renovations to existing dining, greenhouse area and a new library. The masterplan included separations of the various levels of care highlighted by views to landscaped courtyards from all rooms as well as from the internal walkway through the facility. PORTFOLIO inn at the ballpark houston, texas Originally constructed as the World Trade Center office building in the early 1960s, Inn at the Ballpark was redeveloped as a four-star, full-service boutique hotel adjacent to Minute Maid Park. The focal point of this 201-key hotel is the 4-story atrium containing a large lobby bar and lounge seating. A ground-level restaurant, meeting spaces, and conference areas border the well-lit lobby, which provides ample pre-function and reception space for the surrounding functions. Initially a “glass box,” the exterior was re-built using materials consistent with the neighboring ballpark. Estimated at a $21-million construction cost, the Inn at the Ballpark opened in December 2003. PORTFOLIO worley parsons bellaire, texas Kirksey designed 200,000 sf for the engineering and project management firm, Worley Parsons. The project consisted of an executive floor and multiple standard floors as well as client presentation conference center located in the 6330 W. Loop South office building. PORTFOLIO sysco corporate headquarters houston, texas Receiving a LEED Gold rating, Kirksey provided interior architecture services for this 605,000sf campus. It consists of two high-rise office towers connected by an elevated walkway to a unifying amenities building containing a Product Evaluation Center, auditorium, meeting rooms, fitness center, multi-purpose kitchen, fine dining, training center, and hospitality space for customers and employees. Project completed in Summer 2008. PORTFOLIO central houston, inc. houston, texas Central Houston, Inc. and the Downtown Management District suffered a fire in their lease space on the 16th floor of the Two Houston Center Building on Fannin Street. The design of the 6,700-sf office space aimed to create a spare, modern setting that celebrates downtown Houston for both its history and its promising future within a very modest budget. Design features include a Houston memorabilia wall created from salvaged work surfaces from the fire, a cove lit ceiling mural of historic contemporary Houston landmarks, and super-graphics depicting column details on downtown buildings. PORTFOLIO hines southwest region houston, texas Hines Development-Southwest Regional Headquarters occupies nearly a full floor in downtown Houston. The operations include both the regional headquarter offices and the building management offices for the newly constructed high-rise project they occupy. The overriding goals, and perhaps the greatest challenges, were providing natural light and views for the majority of employees and accommodating the possibility of re-location due to the nature of their business. Knowing that a "deal" could displace them when leasing the building, re-usability became essential. Easily disassembled design features include light columns, bar, reception desks, hallway and office lighting and frameless doors and glazing. Selecting simple, but elegant materials, and working closely with the client and contractor, Kirksey constructed the project for $37/sf, well within the client's conservative budget.
