Welcome to the 3rd edition of our Château Élan Estates magazine. It’s hard
to believe that Thanksgiving has come and gone, and the holiday season is
upon us. I hope you enjoyed the fall season and are gearing up for winter.
This is always a beautiful time of year here in the neighborhood. From
stunning decorations to club activities to parties, there is something for
everyone to enjoy.
Let me first take a moment to brag on our community. For the 9th year in a
row, Château Élan Estates will be listed as a winner in the “Best of
Gwinnett” neighborhoods section in Gwinnett Magazine. To continue to
win this category year after year is not only validation for those of us who
work to maintain the quality of Château Élan Estates, but also a true credit to
those of you who live in the community.
See inside for the renderings of the new look coming soon at the Winery. The
Winery has always been the flagship amenity that sets us apart from other
developments. This major redo will include the addition of
a fire pit, a balcony in Café Elan with an outside eating area. These are all
additions that we will be able to enjoy and also continue to add to the
incredible amenities available in our community.
We’ve included a few little extras for the holiday season: a recipe from Chef
Brock, a coloring contest for the kids and a NFL football contest for the bigger
“kids”.
As always, our goal is to provide you with neighborhood and community
information that will enrich your experience living here in Château Élan
Estates. Please continue to share with us information about your clubs,
groups or activities so that we can in turn share it with the neighborhood.

Woodlands HOA Update:
2015 Dues will be decreasing for the 2nd
year in a row. Our HOA dues will decrease to
$1,200 per year from $1,240 which was down from
$1,320 the previous year.
Pine straw was completed in all common
areas and street trees. We always try to do this the
week before Thanksgiving. While all the leaves
have not dropped it is a consensus amongst the
homeowners to have this done prior to holiday
visitors.
Annual Homeowners Meeting will be
scheduled for Wednesday January 21 at 7pm at the
Sports Club.
The Creekside residents elected to make a
switch with their yard care provider. Russell
Landscaping Group will take over January 1, 2015.
The Crepe Myrtles street trees in the
Village and Oxley will have a small pruning service
in late January as recommended by the consultant
that we hired last year. The other hardwood street
trees have a larger dilemma. While some trees are
in need of being pruned back, the recommended
pruning could have 1/3 of the tree removed which
will be an eyesore for the next 2 years so we do not
have any easy solutions for these trees.
The HOA will be overseeing the planting of
41 new trees in the next month for homes that
were completed over the past year.
In December we will be doing an audit of
all the common area irrigation for repair and
replacement so that when spring arrives we will be
ready with any irrigation needs. Although, this
past year was a drier year than 2013, the HOA still
was considerably under budget for water expense.
Dirt Bikes, 4 - wheelers or any other
motorized unlicensed vehicle are not permitted
on any roads in Château Élan nor any undeveloped property. Courtesy Patrol has written over
$1,000 in tickets to violators.

Legends HOA Update:
Happy Holidays to all of our residents.
Some important information to highlight for the
Legends' community:
All exterior improvements or projects to any
property within the Legends is subject to ACC
approval. This includes back yards, not just
property visible from the street. It also includes
projects to refurbish areas of your home, such as
repainting trim or stucco, even if the project does
not include a color change or change in existing
materials.
ACC forms must be submitted and approved before
any work can begin. If work has been started that
was not approved, the covenants allows for the work
to be stopped immediately, pending approval.
Please contact your HOA manager for a copy of the
ACC form.
Also, we are making a change in our Capsure visitor
management software. The new company we are
using is dwellingLive and the entire system will be
up and running in the next few weeks. You will be
receiving a letter with full instructions for accessing
your new profile, which has already been set up on
the website. We ask that you check all of the
personal information for accuracy as it may be
outdated. Although your profile has been set up
for you, you will be required to add your guests.
For those of you who have smartphones, there is an
app that you can purchase for $0.99 cents in the
app store. This app has streamlined the guest
addition process significantly and it can be done
remotely if you are not able to access your computer at the time that you need to add a guest.
We have also changed the guest pass scanners at
both the service and main gates, and the change has
dramatically improved access to our community.
Please look out for this important letter, and contact
your HOA manager with any additional questions
that you may have.

HOA Update
The skies may have been gray
and the wind a bit chill for the
annual Country Estates picnic in
October. Neighbors in this part
of Château Élan, bordering
highway 211, made up for the
imperfect weather with bright
smiles and warm laughter. Spicy
food from Monterrey Mexican
Restaurant kept attendees well
fed, as did the desserts and drink
each homeowner brought to
share.

about the year past and to enjoy
Miss Betty's banana pudding.
We also chatted about the new
home being built. As of late
November, construction is still
underway for this charming
two-story home on a basement.
Country Estates eagerly awaits
the arrival of our newest neighbors. We hope they'll join us in
time for our next event. The
yearly Country Estates HOA
meeting. It is usual held in
March at Paddy's Irish Pub
behind the hotel. There, the
community socializes, discusses
and votes on relevant home
owner business. In keeping with
Country Estates, more great food
is part of the package.

Executive Estates
HOA Update
The Annual homeowners meeting will be held
on January 13 2015 at 7pm at the Pavillion all
Executive Estates homeowners are encouraged
to come to this meeting.
Storm Drains Repaired:
Various storm water boxes and street curbs
have repaired or replaced recently. Boxes
clogged with debris, dirt, sticks and leaves were
cleaned and ditches leading to culverts have
been cleared to allow free water flow. Connections between undergroud culverts and storm
water boxes were grouted to prevent futre sink
holes, and existing sink holes have been
refilled.

We are thankful for the community pride
shown by the majority of our residents and
guests by disposing of the waste properly. We
ask one more favour: consider carrying a bag
on your next walk to clean up after those who

Sarazen World Open Championship
Hosted at the
Legends Golf Club

the Sarazen World Open Championship (SWOC) was created by Château
Élan Founder Don Panoz with help
and guidance from his close friend Gene
Sarazen. After the completion of the
Legends Course construction in 1993
Don said to me “Mike I’m thinking we
should stage a tournament here of all the
winners of all the world’s sanctioned
Opens”. At that time there were 68
countries hosting a recognized National
Championship. Immediately Don’s
dream became our dream and reality and
we set off to make it all happen. Shortly
thereafter Don had the wonderful
notion that the tournament should be
held in honor of one of the greatest
ambassadors golf has ever had Gene
Sarazen. It was important to Don and
Gene to create a tournament where
obscure Open winners from obscure
Open Championships had the opportunity to tee it up against some of best golfers
in the world. Their vision was realized in
the very first SWOC and in subsquent
years even more so. We’ll get back to that.

Many of those participating in the inaugural
SWOC were household names, but many were
players from “across the pond” and not well
known in America. A few named U.S. players
competing in the first SWOC were Craig
Stadler, Mark Calcavecchia, Steve Elkington
and Lee Janzen. Although there were other
U.S. players in the field, most were young
players yet to make a name for themselves.
Janzen went on to win the 1995 & 1996 U.S.
Opens. Stadler had already won a Masters,
Elkington won the 1995 P.G.A. and Mark
Calcavecchia had won the 1989 British Open
and would go on to win the SWOC in 1997.
Twenty years after that first SWOC
Legends Members recall with great
pride their involvement as volunteers, working from sun up until sun
down each day as starters, hospitality
chairmen, on course scoring,
marshals and even running drinks
from one end of the course to another. A lasting memory for those few
members who lived here at the time
was opening up their homes to the
foreign players after working all day
as a volunteer and staying up late
entertaining their new friends. For
those volunteer members the tournament was truly a labor of love. At
the completion of the inaugural
Sarazen World Open championship.
I recall the sadness we all felt when
everyone simply “went home”. It
was that feeling you get after a
wedding. Years in the planning, you’
ve had a great time and then you ask
yourself, “Where did everyone go?”

In June of 1994 25 year-old South African
professional Ernie Els won his first of four
major championships, the U.S. Open at
Oakmont CC in Pittsburgh, PA. Having
Els in the field of the inaugural SWOC lent
credibility to the event. Els went on to win
with scores of 67, 73, 68 & 65 (273). Els final
round of 65 included a back nine score of 30,
where in a 5 - hole stretch Els went 6 under
par, eagling #14. Fred Funk finished in 2nd
place with a score of 276. Other future stars
competing in the 1994 SWOC were Constantino Rocco, Miguel Angel Jimenez, Jesper
Parnavik, Frank Nobilo and Darren Clarke.
Over the years 1995 – 1998 the stature of the
SWOC grew as did the strength of the field.
Competing in at least one SWOC were Jack
Nicklaus, Davis Love III, Payne Stewart,
Padraig Harrington, Lee Westwood, Retief
Goosen, Mark O’Meara, Fred Couples, Ben
Crenshaw, David Duval, Bernard Langer,
Vijay Singh, John Daly, Fuzzy Zoeller and
Stewart Cink. Of this group, all except Lee
Westwood have won at least one major
championship and Lee Westwood became the
#1 player in the world.

we have ever had for the
ladies member that everyone enjoyed themselves and
that we can make next year
even bigger!!
On Friday and Saturday October 17th and 18th
the annual MGA Cup matches between teams
of 12 from the Men’s Golf Association was played. 2- man teams played five different
formats over 45 holes with 9 holes each of scramble, modified scramble, best ball, alternate
shot, and finally a 9 hole singles match.
After a close first 9 holes where the Red team
and the Blue team were tied at 3, the red team
asserted what would become the story of the
weekend, DOMINANCE, with a 5.5 to .5
performance in the modified scramble format
to end the first day with a 8.5 to 3.5 lead. On
Saturday morning the red team extended it’s
lead with 4 points out of a possible 6 won in
the best ball format. On the back 9 the Blue
team held tough halving the 2nd nine of the
day 3 to 3. Holding a 15.5 to 8.5 lead going
into the aft- ernoon singles matches the Red
team would have to have a Medinahesque
debacle while the Blue team was needing a The
Country Club come back to have any chance at
victory. But as the rest of the weeend played
out, so did the singles matches with the Red
team winning 7.5 to 4.5 extending it’s decisive
winning margin to 23 - 13.
We would like to thank everyone for playing
and look forward to another great year of MGA
events that will culminate with another exciting MGA Cup next August.

What a great time to enjoy the
Sports Club, with the colder
weather setting in. Take time
to enjoy the variety of activties
that the Sports Club has to offer. There are group exercise
classes Monday to Saturday
from 5:45 am to 7:50 pm with
formats like step, kickboxing,
yoga/pilates, resistance training, hi- intensity intervals,
seniors walking and zumba
dance and fit kids ages 4 to 11.
There is pickle ball and men’s
basketball twice a week for 2
hours. There are open gym
time slots available in the basketball court every day of the
week. The Sports Club offers
personal training with Malcolm Simpson, MS, Jodie
Myers, BS, and CPT or with
Dawn Marie Teany, CPT. Travis Treadgill, USPTA or any of
his pros, offer tennis drills and
lessons on the newly repainted
hard tennis courts. After any
workout you can go dowstairs
and enjoy the steam room and
showers for relaxing.
The Sports Club facility is in
progress to expand the usable
space for both weights and cardio equipment. The Sports
Club is open from 5 am to 11

Since becoming a part of the Château Élan Real Estate team five years ago, I have been

in awe of how many visitors we have from all over the map. Tom and I get to meet and greet

many of them. They find their way into our sales office when they are here playing a round
of golf, staying at the resort, attending a wedding, enjoying the spa and winery or just driving
down the road.

is endless. From personal experience I can tell you the visitors I have spoken to are blown away

with your community. Whether they are here from Alpharetta or Zimbabwe, your visitors are so impressed to see all the lovely

Tom and I have had great success with our resale properties in Château Élan. Of course with all the lifestyle amenities that put your
community in a class of it’s own, the neighborhood sells itself. Now with the new hospital less than six months from completion the
majority of the prospective buyers walking in our office are future employees of the hospital or the many associated practices. Where
else will all the people want to live? No where but HERE !
I understand a homeowner rarely chooses to leave Château Élan. But, if circumtances dictate the need to sell your home please
consider the following. Buyers initial specifications for the homes they want to buy are seldom, if ever, their motivation. When
buyers begin to describe the home they want me to show them, it is usually in terms of size, features and of course price. Their
underlying motivations may not be evident so it is difficult to determine their “hot buttons”. This is because their REAL motivations
are emotional in nature and difficult for most people to adequately express.
I try to draw the prospective buyer out and help them talk about the subtle but important changes they are desiring. After 30 years of
listening to buyers I have learned that people tend to buy on emotion and justify their decsion with facts. Not the reverse. Today’s
buyers motivations include the desire for comfort, beauty, security and personal identity. The whole of Château Élan offers all of
these inherent traits intrinsic to a high quality of life. So, as a seller in Château Élan half the battle is already won!
Please remember that first impressions start at the curb. I have shown homes that are picture perfect on the inside, but the buyer was
turned off because the landscaping was unkempt or the front porch furniture looked like it survived Hurricane Hugo. You do not
normally enter your home via the front door, so check the condition of the paint/stain on the front door/porch and the condition of the
entrance light fixtures etc. The first impression can be the last impression if it is not favorable and with all the stunning homes here,
you probably won’t get a second chance to make a better impression.
I hope you will consider calling Tom and I if you are considering selling your home in Château Élan Estates. As I metioned our real
estate office is the place where so many come to learn about Château Élan Estates. It is truly a unique real estate opportunity we are

In the true tradition of the first Thanksgiving (and my family), I always take a few moments at this time of year to pause and think for
a few moments about what I have to be thankful for. Since this article is for publication, I’ll skip out on the obvious personal gifts that
I have in my life and concentrate on the many reasons that we at Château Élan Estates have to be thankful.
1. I am thankful to have the opportunity to work in a neighborhood that has been named a Gwinnett’s Best for 9 years running.
2. I am thankful to work with a developer that has maintained a commitment to quality and excellence throughout the greatest
economic downturn in most of our lifetimes. We are back to building new homes again & that is great news for everybody!!
3. I am thankful for a steadily improving housing market. We still face challenges every day, but the tide is rising!
4. I am thankful to have 8 fantastic builders taking this community into the next generation of construction. These guys are true
entrepreneurs who take enormous risks every day in an effort at upholding values within our gates.
5. I am thankful for a neighborhood full of residents who appreciate all that encompasses Château Élan and the lifestyle enjoyed
here. We sincerely appreciate everyone of your referrals and strive to take excellent care of your friends, family, and neighbors!

9. I am thankful for Don and Nancy Panoz and Tony Mastandrea. As I wrap up my fifth year of service in this community, I hope that
we can all recognize that without the vision of Don and Nancy Panoz, and the steady hand of Tony Mastandrea at the helm, we could
be in a much different place than we are today. Tony also holds a thankless position and deserves to know that we all appreciate the

Exciting developments continue in the winery at Château Élan. Two years into their new wine program, they are turning heads with
their wines and the winery experience. They have received countless awards for their wines from the Cabernet Sauvignon to the
Muscadry Pink. Most recently, their Muscadry received a gold medal and 90 points at the coveted Sommeliers Challenge International
Wine Competition. Their 2014 harvest is even more exciting than last year’s and their wine list will continue to grow with truly world
class wines. A great place to sample their award winning wine list is at the wine bar and tasting room located in the Château.
In addition to tastings and tours, they have a top notch line up of wine education events each week which are listed on

As if the wines weren’t exciting enough, the groundbreaking on the Château renovation has created quite the buzz. The iconic Château
building is currently undergoing a restoration that is as world class as their wines! Visitors will enjoy a new tasting patio overlooking
the grand lawn as an extension to our newly designed tasting room. Visitors will now be able to enjoy the outdoor experiences from the
tasting room to the new fire pit and dining veranda at the soon to be renovated Café Élan. Enjoy the finest culinary experience
overlooking our 30 acre vineyards paired with the renowned hospitality and award winning wines.
To celebrate the great success of Château Élan’s Winery, their winemaker, Simone Bergese, is releasing a trilogy of wines a small batch
of wine maker’s selection that will be initially purchased by reservation only. The whisper of these three wines has been going around
and news of their existence has made it to the general public. All we can say at this time is these wines are well worth the wait and a

Our Château Élan Ladies Bible
Study Group will begin a new
study on January 15, 2015. For
our winter/spring session, we
will be embarking on an indepth study of Peter’s epistles,
the books of 1st and 2nd Peter.
Our group meets weekly on
Thursdays at the Sarazen House
(next door to the Legends Clubhouse). We begin promptly at
9:30 am and wrap up no later
than 11:30 am. Meetings include fellowship and discussion
time and, depending on the study, often include a lecture. Homework usually requires around
two to three hours of study per
week.
Our neighborhood Bible study
includes ladies of all ages and
backgrounds from throughout
the neighborhood, and we always love to welcome newcomers. Our interdenominational
group typically includes many
who are new to Bible study as
well as a few who have been studying the Bible for as long as
they can remember. Whether
new to the Bible or an experienced Sunday School teacher,
what each of us shares is a desire to draw closer to God and to
each other through in-depth
study of God’s Word.
We invite all Chateau Elan ladies to join us as we begin our
new study at the Sarazen House
on Thursday, January 15th, at

The Château Élan Men’s Pool
League (8 ball) will start playing on Sunday, December 7th,
2014 and will end on March
29th, 2015. We currently have
over one hundered and thirty
members in our league. There
are eighteen teams in three divisions with an average of
over seven guys on each team.
It is a great medium to meet
other guys in the neighbohood,
have some fun with some competition. It is a handicapped
league where you do not have
to be great at pool. If you are
interested in improving your
skills in pool and meeting
other guys in the neighborhood, this may be for you.
We play all matches in the neighborhood on the tables of
members who choose to host that have tables. You do not
have need a table to join the league. The play format is three
players play three opposing
players on Sunday night, usual
start time is 6 pm. You will play each of the opposing players
and will play two partnership
games, five games total. The
match usually lasts 2 to 3
hours.

What you’ll need:
- popsicle sticks
- white paint
- glue
- white decorations, like buttons,
sequins, beads, pom-poms,

How to make it: Paint four popsicle sticks white, and let dry. Then, glue
two sticks together in the shape of a cross, and glue another two sticks
together in the shape of a cross. Glue your two crosses together at the
center (one on a 45 degree angle) so they form a snowflake shape. Then, let
your kids decorate them with buttons, beads, glitter, or whatever else you
can find at the bottom of your craft bin.
