LOCATION
The popular Spa town of Harrogate is located
approximately 16 miles to the north of
Leeds and 21 miles west of York. It is
well known as one of the most affluent
towns in the north of England and has
been regularly voted the “happiest
place to live” in the country.
The town is served by an excellent
road network provided by the A61 to
Leeds and the A59 to Knaresborough
and York which links to junction 47
of the A1m approximately 6 miles to
the east of the town centre. The town
benefits from a central train station
along with 2 suburban stations with
regular direct services to Leeds and York
and a daily direct train to London.

The 2011 census showed a borough
population of 157,900 with approximately
73,000 residents within the town itself.
Tourism remains an important part of
the towns economy with numerous
visitors per year including 132,000

LOCATION
The Crimple Hall Shopping Centre is located on
the edge of the village of Pannal fronting Leeds
Road (A 61) approximately 2 miles from the centre
of Harrogate. This is one of the busiest roads in
North Yorkshire with an estimated 21,500 cars a day
passing the site.
The A61 is the main road between Leeds and
Harrogate and connects a number of the affluent
south Harrogate suburbs, such as Burn Bridge,
Follifoot, Kirkby Overblow, North Rigton etc. The
site is served by the number 36 bus route, only a
2 minute walk away. In addition Pannal train station,
on the direct line to Leeds, is approximately half a
mile from the site.
Crimple Hall is already a successful retail centre.
Along with the 19,000 sq ft Garden Centre it is also
home to the Harrogate Antiques Centre, The Smart
Art Gallery, Christians Bistro, Harrogate Interiors
and the Gift Hall.

THE FUTURE
In 2015 Crimple Hall was granted planning permission for the next phase
of the Shopping Centre and with plans to add a further 25,000 sq ft
of new retail and restaurant accommodation. The new shop units will
front directly onto the car park facing the main road and the proposed
restaurant will be located adjacent to the gardens and Crimple Beck.
Unit sizes are flexible and we are able
to offer from approximately 2,500 sq
ft up to 25,000 sq ft depending on
specific requirements. All units will be
constructed and handed over in a shell
specification.
