The property is located within the city limits of Sikeston, Missouri and northern New
Madrid County. It is geographically situated just north of the Missouri “Bootheel”.
The transportation system in this area is excellent with Interstates 55 & 57 coming
together at Sikeston and State Highway 60 continuing west to Springfield,
Missouri. Sikeston is located close to the halfway point between St. Louis and
Memphis, Tennessee and approximately 3 hours away from Nashville,
Tennessee. The population of the city is about 16,300 and the county population is
41,143. Sikeston, and the entire region, has an agricultural based economy along
with many supporting businesses related to that including trucking, banking and
farm related commerce.

and contains two rear sub-grade loading docks. The property is located in a high
traffic and visibility area right off four lane Highway 60 and Highway 61 near several
national retailers including Lowes Home Center, Wal-Mart Super Center and J.C.
Penny’s. The site consists of 2.02 acres in retail zoned area with good access for both
auto and truck transportation. The site is served by all city utilities and has good
ingress and egress via a signaled intersection. The improvements appear to be
typical of this type of operations.
The Sikeston area is considered a regional real estate market with an excellent
amount of business development in the past couple of years. A new Holiday Inn
Express is being constructed near this property with Highway 60 frontage and a new
Drury Inns and Suites has been completed within the last couple of years near I-55
and Malone Avenue. Near the subject property there has been the recent sale of a
60,000 square foot grocery store retail building that our company handled. Kroger
was the purchaser and plans on opening a new Ruler Foods Store. CVS Pharmacy
and Walgreens are also relatively new business additions.
