Description
The property is accessed off a minor rural road between Arncliffe
and the B6160 (Grassington to Kettlewell Road) with a splayed

The Holiday Park
Location
Hawkswick Cote is well located in a rural picturesque setting at
the lower end of Littondale in the heart of the Yorkshire Dales
National Park. The Park enjoys a semi elevated position providing
panoramic views of the Dale over the River Skirfare. Hawkswick
Cote is within easy access of the popular market town of Skipton
and the A59 together with many quintessential Dales settlements
including Kettlewell and Grassington.
The Yorkshire Dales encompasses a significant area of natural
beauty in the heart of England, a large part of which is designated
as a National Park. It is renowned for its outstanding scenery, range
of wildlife habitats and rich cultural heritage which draws a significant
number of holiday makers and tourists to the area.

Hawkswick Cote Caravan Park comprises a high quality
development of predominantly modern caravan holiday homes
together with areas for seasonal tourers, touring and camping
developed in separate sections with their own distinctive feel.
There are a total of 92 developed holiday static pitches, with
currently 80 owner-occupied and 6 hire fleet units sited. In
addition there are 20 seasonal touring pitches and a further 42

The park has been well laid out and is serviced by a tarmacadam
through route with individual pitches provided with car parking
spaces, an area of grass and/or further landscaping between each
unit. There is lighting around the Park together with modern fire points.
All units are sited on gravel bases with the exception of some general
touring areas. There is also a separate camping field.

Services
We have been advised that the following services are available to
the property:-
There is additional amenity / pasture land extending to
approximately 10.5 hectares (25.8 acres) adjacent to the current
park layout to the south west section of the freehold, that may be
suitable for further development (subject to planning).
Electricity – 3 phase mains electricity supply providing 16 amp
hook ups to holiday, seasonal and touring pitches.
Trading information
Drainage – to a private treatment plant.
Principal income is generated on the park through the sale of
caravan holiday homes, the hire fleet, and pitch fees, together
with some ancillary income from other park activities.
Water – spring fed water supply with UV and filter treatment plant
onsite.
Gas/heating – all pitches require connection to bottled gas
supplies. The touring block has a bottle fed gas boiler providing
hot water only and the Manager’s house / reception benefits from
an oil fired central heating system.

Income:
Planning permission C/39/10M specifies the occupation of the
site, with use permitted between 1st April and 31st October in any
one year. A Section 106 agreement attached to this permission
restricts the maximum number of units to 152, comprising no
more than 90 statics, 37 tourers and 25 tents.
An extension of the season was granted in August 2010 allowing
