LEADING PROVIDER OF INDUSTRIAL FACILITIES BUILDING... TO SUIT • SUSTAINABLY • RELATIONSHIPS www.prologis.com BUILDING TO SUIT As the European logistics market gathers momentum, there is a growing demand for distribution centres designed to meet the customer’s precise requirements. With an extensive land bank, financial strength and proven expertise, Prologis is delivering tailor-made facilities for customers across Europe. SOME REASONS WHY CUSTOMERS CHOOSE PROLOGIS: A SMALL SELECTION OF BUILD-TO-SUIT DEVELOPMENTS: STRATEGIC LOCATIONS: Access to transport networks is an obvious priority for customers and Prologis offers well-connected sites across Europe. The new 34,000 square metre (366,000 square feet) distribution centre for Jack Wolfskin, for example, is at Neu Wulmstorf. Close to the port facilities at Hamburg as well as to the A1, A7 and A24 motorways, the facility serves outlets across Europe. The site also offers Jack Wolfskin space to expand and because staff retention was a concern, the site’s proximity to the company’s former distribution centre was an important priority. Each distribution centre is designed and constructed to the highest standards and we work closely with our customers to ensure that the facilities meet their operational needs. In the UK, for example, we needed to find a sustainable way to control the temperature in the sorting hall of the Royal Mail’s 19,774 square metre (212,846 square feet) distribution hub at Swan Valley in Northamptonshire. Identifying a solution that was both energy-efficient and cost-effective, Prologis specified a biomass boiler, solar wall and solar thermal hot water system. PROLOGIS PARK STICHTSEKANT CLIENT: ANTALIS LOCATION: Almere, The Netherlands SIZE: 30,000 sq m (323,000 sq ft) FLEXIBLE APPROACH: In a dynamic market, we realise that we must be able to adapt to meet the changing needs of our customers. We can, for example, be flexible in our approach to development agreements and in the UK, we formed a joint venture partnership with Marks & Spencer for its new 102,000 square metre (1.1 million square feet) facility at Prologis Park Bradford. When customers move into our buildings, we can also tailor the way in which we work with them. BMW Group (UK) Ltd, for example, has agreed an internal repairing lease on a 42,507 square metres (457,546 square feet) warehouse at Prologis Park Pineham. Because BMW wants to focus completely on its own business, it has asked Prologis to manage the building and we are happy to do so. Occupiers realise that sustainable warehouses can not only help them to meet corporate responsibility and regulatory commitments but also save operating costs and improve the bottom line. As the global leader in industrial and distribution real estate, Prologis is pioneering an approach to environmentally sustainable distribution warehouses. Working within regional environmental standards and our own stringent methodology, we consider a facility’s complete life cycle: the way it is built, the way it functions and finally, the way it will be replaced. Keeping up to date with product innovation, new environmental technologies, assessment criteria and regulations, we continue to develop and improve our approach to environmentally sustainable buildings. OUR ACHIEVEMENTS TO DATE INCLUDE: LEED (LEADERSHIP IN ENERGY AND ENVIRONMENTAL DESIGN): 859,982 square metres (9.2 million square feet) certified BREEAM (BUILDING RESEARCH ESTABLISHMENT’S ENVIRONMENTAL ASSESSMENT METHOD): 514,904 square metres (5.6 million square feet) accredited DGNB (GERMAN SUSTAINABLE BUILDING COUNCIL): 15,200 square metres (163,612 square feet) certified CASBEE (COMPREHENSIVE ASSESSMENT SYSTEM FOR BUILT ENVIRONMENT EFFICIENCIES): 1.5 million square metres (16.1 million square feet) certified BUILDING RELATIONSHIPS When Prologis was founded, we made a commitment that was unique in the industrial property sector. We promised to deliver high levels of customer service. Through the careful management of our property portfolio, we have built strong business relationships with our customers. They know that they can trust us and in 2011, despite challenging economic conditions, more than 90% of our European customers chose to renew their leases with Prologis. One of the reasons customers choose to stay is because of the service offered by our in-house property management team. With representatives in every market across Europe, the team is made up of professionals who are expert in helping customers achieve the highest standards of building maintenance and the lowest possible operating costs. Because local property managers are in regular contact with customers, they can resolve problems as soon as they arise. In the same way, maintenance staff regularly inspect roofs, car parks, landscaping and fire suppression systems and any concern is dealt with straightaway.
