Could Your Buyers Use A “Lift?”

As REALTORS® it is not uncommon
for us to take on buyers who really need to find
a home that will meet their needs for the years
to come, but these days it is also not uncommon to find that they will need some financial
assistance to accomplish that purchase. One of
the biggest drawbacks for potential buyers
seems to be having the amount of money on
hand that is necessary for a down payment
and/or closing costs, especially if they are
young, as they may not have had enough time
to save what will be required. That being the
case it is important for REALTORS® to be
aware of what incentive programs might be
available for down payment assistance so they
can adequately counsel their clients and direct
them to the sources for these funds.
In early 2012 the LIFT (“Let’s Invest
for Tomorrow”) program was launched as a
first-of-its-kind initiative to provide down payment assistance, education, local initiative
grants for organizations working toward neighborhood stabilization and as an access for
potential homebuyers to purchase properties
inside a selected city’s limits. This assistance is
currently available throughout many areas of
the United States where there are distinct programs that complement each other with the
common purpose of creating sustainable
homeownership while supporting neighborhood revitalization.
The HomeLIFTsm and the CityLIFT®
programs are a collaboration between Wells
Fargo Bank, N.A. and NeighborWorks®
America, an independent nonprofit organization; the NeighborhoodLIFT® program is a
collaboration between Wells Fargo Bank, N.A.,
Wells Fargo Foundation and NeighborWorks®
America or its affiliated local nonprofit organizations. Since its inception the impact of the
Wells Fargo LIFT programs has been significant as it is estimated that the total number of
families who have benefitted in a small sampling of cities helped (Atlanta, Houston, Las
Vegas, Los Angeles, Philadelphia and Phoenix)
adds up to 2,450 in those cities alone.
As was announced at an event held earlier this year, the NeighborhoodLIFT® program is now available in San Antonio through
cooperation between Wells Fargo, Alamo
Community Group and other approved
lenders. NeighborhoodLIFT® funds, the
amount of which may vary by market, are
offered as a five year forgivable loan for owneroccupied properties, and so long as the borrower remains in the home, the debt will be forgiven at a rate of 20% each year upon reaching
the anniversary date of closing and funding. If
the borrower does not reside in the home for the
full five years, the remaining amount of the
debt is not forgiven and will be due immediately.
Up to $15,000 is available to eligible
homebuyers to assist them with down payment
and closing or other costs that may be associated with the home purchase within the city’s
boundaries. As is a criterion in all areas, eligibility for any of the LIFT programs is based
upon the family’s total household earnings as
they relate to the Area Median Income (AMI)
adjusted for household size. So, for conforming
Conventional and VA loans the total household
earnings must be equal to or less than 120% of
the AMI but for FHA loans it can only equal
115% of the AMI. To use as a gauge, 120% of
the San Antonio AMI for a household of one is
$49,400 but for a family of eight increases to
$93,150. Wells Fargo team members along
with members of their immediate family are
not eligible for these funds and these funds may
not be used to purchase bank owned properties
that are managed by Wells Fargo’s Premier
Asset Services.
To be able to assist our buyers to take
advantage of the available programs we need to
know how to properly direct them. There is a
series of steps that must be followed to determine if your client is eligible for this assistance
under the NeighborhoodLIFT® program. As a
general guide for the program, which can vary
based on the individual’s circumstances, step
one is to see that they will indeed be preapproved for financing, either for a home for
which they have already contracted or to learn
just what is the price home for which they can
actually be preapproved. Next they must complete eight hours of HUD certified homebuyer
education that addresses, among other subjects,
financing a home and the responsibilities of
homeownership. This can be accomplished by
going
to
the
website:

when the classes are being offered and to sign
up for them.
After that it is time to help them find the
home that will meet their needs and get them
into a purchase contract, making sure that clos-
ing is at least 60 days away so they will have
sufficient time to process both the mortgage
loan and the down payment assistance.
Assuming your buyer qualifies, according to
their household income as it relates to the AMI,
they will now need to make an appointment
with Alamo Community Group where they
submit their contract and their preapproval for
financing, along with any additional items that
may have been requested at the time they made
the appointment. Alamo Community Group
will then determine if your buyer qualifies for
this assistance and, if so, will handle administration of the down payment funds.
At this point a Wells Fargo Home
Mortgage Consultant or one of the other
approved lenders can work closely with your
client to complete the loan package by ordering
the appraisal, the title commitment, required
inspections, etc. In addition to Wells Fargo the
original list of locally approved lenders
includes: Bank of America, Bank of San
Antonio, Broadway Bank, Chase, BBVA
Compass Bank, Habitat for Humanity- San
Antonio, IBC Bank, Jefferson Bank, and Loan
Star National Bank, but since then others may
have been added.
So far there are still funds available
through the NeighborhoodLIFT® program so
that when you know about it you may be able
to help your clients get the assistance they
require. And if your client is also eligible for
another assistance program, it is possible that
both programs may be applied. You might also
further investigate different programs such as
My First Texas Home Assisted Funds where
the amount of assistance varies and may, for
example, apply to 5% of the loan amount up to
$8,000 or in the case of a refinance assist with
closing costs up to $3,500. I would suggest that
your favorite lender could also direct your
client to other sources or forms of assistance.

Leadership
What is leadership? Defining
leadership is not as simple as reciting
a definition from a dictionary.
Leadership is an intangible quality
that really cannot be taught. It is
more than something that a person
does; it is more of what that person
possesses.
The formal definition of leadership is the “process of social influence
in which a person can enlist the support and aid of others in the accomplishment of a common task” and “the
action of leading an organization or a
group of people.”
The definition of leadership is
more than a title or position. It is the
ability to identify with those for
whom the leader is responsible.
Leadership is getting up from behind
the desk and walking around.
Leadership is having a vision and
being able to communicate it.
Members of the Governing
Board traveled to Washington D.C for
the WCR/NAR Legislative meetings
where we were surrounded by the
leaders of our industry. Attending the
event confirmed what the mission of
WCR is, “We are a network of successful REALTORS® advancing
women as professionals and leaders in
business, the industry and the communities we serve.” Our members are
sought after for their perspective and
contribution at the local, state and
national association levels. We are
sought after by other organizations as
a source of leadership development
and the businesswoman’s perspective.
What does the current Chairman of
SABOR, Immediate Past Chairman of
SABOR have in common? They are
both past Presidents of WCR. The
Chair-Elect is an active member of
our chapter as well. So instead of asking you why should I be a member of
WCR ask yourself what am I waiting
for.

It’s Not Easy Being Green
Kermit the Frog said it first.
Many REALTORS® are asking now,
“Why should I be green?”
In May of 2014 a poll commissioned by the Clinton Global Initiative
and Microsoft and provided exclusively
to MSNBC found that 66 percent of
Millennials say there is “solid evidence”
the earth is getting warmer, and 75 percent of those respondents say human
activity is responsible for it. Millennials
say they are more focused on the environment than their parents’ generation,
76 percent to 24 percent, according to
the poll. This poll, then, would indicate
the home buyers coming up in the market are going to be more concerned about
environmental issues than past home
buyers.
Environmental concerns are not
just for Millennials. In April of 2013, the
results of a survey of 6,429 adult respondents accomplished by the DDB Life
Style Study, the nation’s longest running
and largest longitudinal study of attitudes and behaviors, found that Baby
Boomers were actually more likely than
Millennials to say they make a strong
effort to recycle everything they possibly
can. They continue to say they make a
strong effort to separate the recyclables
from the rest of the trash and they make
a strong effort to use reusable grocery
bags as much as possible. The survey
continued to reveal that Millennials are
significantly more likely than Boomers
to say they use a refillable water bottle
when they drink water outside of the
home and that they are more likely to
own a hybrid car or electric car.
As you can see, concerns about
the environment cross generations, and
REALTORS® need to be ready to provide the environmental information
desired to meet the needs and wants of
the new homebuyer.
In the Fall of 2015, the Real Estate
School at the San Antonio Board of
REALTORS® is planning to offer the
three courses that will lead to the Green
designation. Keep an eye on the calendar and be ready to sharpen your skills.

Summer Quinoa Salad
Ingredients:
1 cup quinoa
2 cups water
1/4 cup extra virgin olive oil
2 limes, juiced
2 teaspoons ground cumin
1 teaspoon salt
1/2 teaspoon red pepper flakes
1 1/2 cups halved cherry tomatoes
1 (15 ounce can black beans, drained and rinsed)
5 green onions, finely chopped
1/4 cup chopped fresh cilantro
Salt and pepper to taste

Directions:
Bring quinoa and water to a boil in a saucepan. Reduce heat to medium low,
cover and simmer until quinoa is tender and water has been absorbed, 10 to
15 minutes. Set aside to cool.
Whisk olive oil, lime juice, cumin, 1 teaspoon salt and red pepper flakes
together in a bowl.
Combine quinoa, tomatoes, black beans and green onions together in a bowl.
Pour dressing over quinoa mixture, toss to coat. Stir in cilantro; season with
salt and pepper. Serve immediately to chill in refrigerator. Enjoy!
Note: Can add cooked chicken for a protein packed meal. Enjoy!

Sitterle Homes Offers Final Stone

Home buyers interested in
the popular Stone Oak area have
just a handful of opportunities to
purchase a new Sitterle home.
The San Antonio-based
builder has only three homes and
four homesites available in San
Miguel at Canyon Springs. This
amenity-rich development is located north of Loop 1604 near Stone
