What Makes A Leader?
“It is good to have an end to
journey toward; but it is the journey
that matters in the end.” Ernest
Hemingway
During my time serving on the
executive line over the past five
years, I have learned many lessons.
I learned a leader is someone who
has the drive to do whatever it takes
to make sure a goal is achieved.
You set the tone for the entire organization. When making decisions it
is wise to consult with others and
listen to their advice; always keep
an open mind. You will never make
everyone happy; there are times
when you have to make tough decisions that won’t be popular. A title
does not make you a leader.
Leaders aren’t designated, they
emerge. If you need a title to make
you a leader, you will have insecurity issues and fail to win the heart
of the team and it takes the entire
team to make the chapter successful. You can’t lead alone! Every
leader needs mentors, you can learn
from those who have paved the way
and have the scars to prove it. You
should also invest yourself in the
development of future leaders.
My WCR involvement challenged me to participate in our
association as a leader, and gave me
the tools to succeed. In the process
I became more knowledgeable of
the industry as a whole and more
successful. WCR has inspired me to
look within myself to grow both
personally and professionally. I
have accomplished so many things
that I did not know I was capable
of, and this was made possible by
WCR members who saw the potential in me that I did not.
WCR brought so many fantastic people into my life and created
wonderful memories I will cherish
for a lifetime. We are more than
just peers; we are family who share
both laughter and tears. We celebrate in the good times and rally the
REAL ESTATE NEWS SOURCE
troops in the bad. I am a firm
believer that God puts people in
your life for a reason, and the WCR
family is no exception.
I was honored with a nomination to serve as both a Governor
and/or Texas District Vice President
for the State Chapter of WCR; however, I have decided to take a year
off and focus on my family. While
I will not serve in a leadership role,
I will remain active as a Chair on
the state Communications
Committee. WCR has been such a
major part of my life for the last
five years and it is such a bitter
sweet time to know I reached the
end of my journey.
I can summarize my time in a
3
leadership role with WCR with one
quote,
“Life should not be a journey
to the grave with the intention of
arriving safely in an attractive and
well preserved body, but rather to
skid in sideways, chocolate in one
hand, champagne in the other, body
thoroughly used up, totally worn
out and screaming ...WOO
HOO….WHAT A RIDE” what a ride
it has been! And with that, I would
like to thank all of you who showed
me your love and support on this
journey.
Best wishes to all during this
Holiday Season and I look forward
to seeing everyone in the New
Year!

TREC Changes Educational
Requirements
TREC has made some changes to
educational requirements that you may
have heard of recently. These will affect
both new and seasoned agents. Let’s talk
to the newbies first. In the first two years
of your license, you must take three 30
hour courses that are referred to as SAE
(Salesperson Apprentice Education). You
also have to take two 4 hour courses called
TREC Legal Update 1 and TREC Legal
Update 2 prior to renewing your license.
For more seasoned agents, if you
took TREC Legal and Ethics within the
two years prior to your renewal, then you
do not have to take TREC Legal Update 1
and TREC Legal Update 2. However, you
do have to have accomplished 18 hours of
continuing education rather than 15. If you
did not take TREC Legal and Ethics prior
to 2016 then you must take the new TREC
Legal Update 1 and TREC Legal Update
2.
To state it more simply, everyone
who has already renewed their license at
least once will have to take TREC Legal
Update 1 and 2 unless they took TREC
Legal and Ethics during 2014 or 2015. To
find out if this applies to you, visit
TREC’s
website
at
http://www.trec.state.tx.us/ and search for
your license information. Find the courses
you took since your last renewal date. If
those course hours add up to 18 or greater,
you have met one requirement for renewal. If you took TREC Legal and Ethics
during that time period then move forward
on your renewal. If those two courses are
not there, then take them quickly or wait
until January when the two new courses
are offered.
Back to you newbies again. It will
not do you any good to take the TREC
Legal and Ethics during 2015. Hold off
until 2016 for the other two classes but
don’t forget to take the other three 30 hour
classes within your first two years.
To learn more, contact me at
Keith@sabor.com or visit TREC’s website
at:
http://www.trec.state.tx.us/formslawscontracts/rules_codes/Rule.asp.

Reflecting And Setting Goals
As 2015 draws to an end it might
be time for many of us to begin setting
goals and business plans for 2016.
Several realtor friends of mine have
told me that one of the keys to their
success is writing down your goals for
the upcoming year. Whether it’s a big
piece of paper stuck onto your refrigerator or a note on your smart phone,
keep your list of goals in a place where
you can easily read them. It’ll help
keep you accountable. Studies have
shown that people who do this are more
likely to succeed at achieving them.
Personal goals are just as important.
Family goals can include scheduling a
week off for a family vacation that’s
unplugged. A financial goal can begin
by creating a budget. A physical goal
can be a daily commitment to exercise.
And a spiritual goal can mean going to
church more often or carving out time
to pray or reflect. Here are some tips
from the experts in the real estate
industry:
Make specific goals. The clearer
and more detailed you are, the better.
Identify how many leads you plan to
generate each month. If you want to
improve your presence with social
media, outline which mediums you plan
on using and how often you will post. If
you want more face-to-face time with
people in the industry or the community, determine which local networking
events, trade shows or conferences
would benefit you and make a decision
when you’ll attend them.
Create a business plan. You
have the goals- but you need a plan to
get there. In order to move forwardtake a look back at your year and revisit what worked and what didn’t. By
analyzing the details of your business
(where did your business come from?
average days of property on the market,
sales ratios), you can carefully strategize how to move forward.
Measure and track results.
Give yourself a timeline. This will help
you determine if the goals you set are
realistic and achievable.
Cheers to a prosperous 2016 and
lots of successful goals!

Crock Pot Cream of Asparagus Soup
Julio Rivera, Oasis Realty and Monica Barrientos, Barrientos Properties, at
a recent VAREP event.
Ingredients:
2 cups of chicken broth
1 pound of asparagus (washed, trimmed and chopped into thirds)
½ cup chopped yellow onion
2 tablespoons of butter
½ teaspoon of salt
¼ teaspoon of pepper
Directions:
Combine all of the ingredients in your slow cooker. Cook for 4 hours
on high or until the asparagus is very tender. Completely puree the
soup with a blender.
I use an immersion / stick blender for all my soups. I like it because
you blend the soup right in the pot you cooked it in. The blender part
comes off and goes right into the dishwasher.

Agent-Owned Cloud Brokerage eXp Continues its Expansion
“San Antonio’s Real Estate

the powerful eXp model. Think of it as

of a cloud office eXp agents are able to

to make more cold calls. Because of the

Sitterle Homes Pre-Selling in Boerne’s Esperanza
Sitterle Homes has begun presales of
elegant garden and single-family homes in
Esperanza, a new master-planned community in Boerne.
The San Antonio-based company
will build in two villages in the community,
Encinal and Bella Vista. A model, the
builder’s popular Granshire design, opens
in December at 107 Palisades.
Sitterle will bring its series of luxury
garden homes to the Village of Encinal. The
well-crafted designs nestled on 50-foot
homesites feature exteriors with elegant
stone detailing and outdoor landscaping
maintained by the homeowners’ association. Ranging from 1,800 to 2,400 square
feet, the well-appointed homes boast
upscale finishes and amenities such as
cathedral ceilings, gourmet island kitchens
with granite countertops, light-filled great
rooms and large master suites. Homes in
Encinal are priced from the mid-$300,000s.
Sitterle also is building expansive
single-family homes on 90-foot homesites
in the Village of Bella Vista. The one- and
two-story homes offer three to five bedrooms; great rooms comprising island
kitchens, family rooms and breakfast
nooks; cathedral ceilings; formal dining
rooms; studies; and game rooms. Homes,
ranging from 2,600 to 3,900 square feet,
will be priced from the upper $400,000s.
Esperanza is a 1,240-acre masterplanned community with architecture
inspired by Texas Hill Country and the
charm and history of surrounding Boerne.
Residents will enjoy walkable neighborhoods, a planned four-acre recreational
complex and a 23-acre city park. The community has reserved 350 acres for open
spaces, with 15 miles devoted to hikingand-biking trails. Students will attend
schools in the Boerne Independent School
District. Two on-site schools — an elementary and a middle school — are planned for
Esperanza.
