The two remaining budget scenarios are presented below. By the time this goes to print the FAC will have made their Ƥ version at the October 7 meeting. Questions or comments regarding the 2016 budget can be directed to the BOT at BOT@kingstowne.org. Major Funding Priorities Funding for the Neighborhood Landscape Initiative (NLI) and monument wall improvements will continue into 2016. As the community matures it has become increasingly necessary to monitor trees and landscape beds for drainage and erosion issues. The NLI and the monument wall improvements have both helped in these areas. These two initiatives, started 5 and 2 years ago, respectively, have addressed several areas such as reducing the tree canopy to allow sun to reach the ground and turf to grow. NLI Stage 2, which started this year, will address erosion. (See article on page 6.) As with NLI Stage 1, this stage is expected to last a few years as we work our way through each village. In 2016, an additional 24 monument walls and streetscapes are scheduled to be improved. Funding for future capital projects like the South Center improvements will also be accommodated with the 2016 budget. &RPPHUFLDO5HVLGHQWLDO Israel Clavijo, President 571.331.2976 2016 Budget Scenarios, as of mid-Sept. 2015 Proposed Proposed INCOME FY 15 FY 16-1 FY 16-2 General Assessments $3,814,386 $4,002,000 $3,883,536 Townhouse & SFH* Assmts 1,546,995 1,546,994 1,546,994 Other Income 413,300 416,405 416,405 Total Income $5,774,681 $5,965,399 $5,846,935 EXPENSES Administration Operations Pools/Centers Reserves Townhouse & SFH* Other Total Expenses *SFH=Single-Family Homes $GGLWLRQV%DWKURRPV %DVHPHQWV5RR¿QJ .LWFKHQV)ORRULQJ )UDPLQJ3DWLRV ,QWHULRU([WHULRU3DLQW 0XFK0RUH $1,373,680 $1,398,710 $1,398,710 557,733 544,234 544,234 611,024 626,353 626,353 1,627,961 1,775,307 1,656,843 1,546,995 1,546,995 1,546,995 57,288 73,800 73,800 $5,774,681 $5,965,399 $5,846,935 $OH[DQGULD&HQWHURI'HQWLVWU\ 'U$WWLD 'U $WWLD )DPLO\&RVPHWLFDQG,PSODQW'HQWLVWU\ 0RKDPHG$WWLD''6)$*'),&2, 1(:3$7,(176:(/&20( We are a llocall family-owned W f il d construction t ti company, offering our extensive line of Commercial and Residential services for over a decade. $1,000 Off Any Addition $500 Off Any Complete Kitchen, Bathroom or Basement Take advantage of our promotion and be part of our VDWLV¿HGFOLHQWV5HIHUHQFHVDYDLODEOHXSRQUHTXHVW See our reviews on Call Now for a )5(((67,0$7(! Water is usually the main culprit in the washing away of the topsoil, but there could be several things going on at once that can speed up the erosion process. In 2011, the KROC Board of Trustee’s funded the Neighborhood Landscape Initiative (NLI). A small part of the focus of that initiative was to identify and correct the areas where erosion was becoming a problem inside the neighborhoods. As the project moved through the community, erosion problems of all scales and sizes were discovered. The cause, in most cases, was a combination of poor soil, poor grading, and excessive roots from maple trees. The roots from the maple trees are a large contributor to many of the erosion issues in the community. In many areas throughout the community red maples were planted in mass quantities and in close proximity to each other. They were a popular and relatively inexpensive tree for the builder and developer to plant. They make great shade trees, but require about 1,000 cubic feet of soil area to grow in a healthy environment. They also have numerous /LVD5*RRGIULHQG $VVRFLDWH%URNHU *RRGIULHQG,V0RUH7KDQ$1DPH,W·V$&RPPLWPHQW 2 2YHU<HDUV 6XFFHVVIXO /RFDO5HDO (VWDWH ([SHULHQFH 19$5 /LIHWLPH 7RS3URGXFHU .LQJVWRZQH 5HVLGHQWIRU 2YHU<HDUV )XOO7LPH 5HDO(VWDWH &RQVXOWDQW Trust all your real estate representation to someone who has the experience and dedication to give you the value & successful transaction you deserve! 5(0$;*DWHZD\ &HOO (PDLO*RRGIULHQG5(#DROFRP 9LVLW0\:HEVLWHZZZ/LVD*RRGIULHQGFRP %ORJZZZ.LQJVWRZQH/LYLQJFRP Page 6 Kingstonian October 2015 roots that grow at the soil surface.
