SALE OF IMMOVABLE PROPERTY MORTGAGED TO THE BANK UNDER THE
SECURITISATION AND RECONSTRUCTION OF FINANCIAL ASSETS AND
ENFORCEMENT OF SECURITY INTEREST ACT, 2002.
In exercise of powers under the Securitization and Reconstruction of Financial Assets and Enforcement of
Security Interest Act, 2002 and Security Interest (Enforcement) Rules, 2002 and pursuant to the
possession of secured assets of the borrower taken by the Authorised Officer for recovery of the secured
debts of Rs.51,03,710.68 (as on 31.08.2014) with further interest and expenses and other charges, the
Bank acting through the Authorized Officer has decided to put up for e-auction the mortgaged property on
“AS IS WHERE IS AND AS IS WHATEVER IS BASIS”. The details of the secured assets/immovable
properties mortgaged to the bank for the recovery of secured debts is as under:

Terms & Conditions :
1. e-Auction will take place on the date and time mentioned above.
2. The property will be sold by e-Auction through the Bank’s approved service provider M/s.mjunction
Services Ltd under the supervision of the Authorized Officer of the Bank.
3. e-Auction Tender Document containing online e-Auction bid form, Declaration, general terms and
conditions of online auction sale are available in the portal of M/S.mjunction service provider. Intending
participants may down load relevant documents from the website www.metaljunction.com/
www.valuejunction.in or may get in touch with the Service Provider M/s.mjunction, O/at New No.91, Old
No.44, Armenian Street, Chennai-600001, contact No.044-64624733
4. Intending bidders shall hold a valid e-mail address.
5. Bid form along with EMD may be submitted to, United Bank of India, Trivandrum Branch, on or
before the last date mentioned above. The Bid Form and EMD received late for any reason whatsoever
will not be entertained. Bank reserves the right to accept or reject any or all tenders without assigning any
reason whatsoever. Bid Form, Terms and Condition of Sale can be obtained from the bank.
6. The EMD shall be remitted through EFT/NEFT/RTGS in to the credit of A/c No.06120114080001of
UNITED BANK OF INDIA, TRIVANDRUM BRANCH, Kesava Towers, 1st Floor, Gandhari
Amman Koil Street, Trivandrum-695 001. Ph: 0471-2330932, 2464763, IFSC Code UTBI0TVD811
or through DD/PO drawn in favour of United Bank of India, payable at Trivandrum.
7. Bid form without EMD shall be rejected summarily.
8. Online auction will start automatically on and at the time mentioned above.
9. Auction/bidding will be only online bidding through the portal provided by M/s.mjunction Service
providers.
10. The property will not be sold below the reserve price. The property shall be sold to the highest bidder.
The successful bidder shall deposit 25% of sale price (less EMD) within 24 hours and the balance amount
of sale price to be paid within 15 days from the date of auction without giving any notice or such
extended period as may be allowed and communicated in writing by authorized officer.
11. The successful bidder shall have to deposit 25% of the bid/sale amount less EMD within 24 hours
through EFT/NEFT/RTGS/DD/PO to the following Account No.06120114080001. The successful bidder
shall have to deposit balance 75% of the bid amount through EFT/NEFT/RTGS/DD/PO to the above
account.
12. In case of default in payment of sale price or any part thereof within the period(s) mentioned herein
above, the EMD and/or initial deposit(s) as the case may be, shall be forfeited and the property shall be
sold again through auction. The highest bidder / successful purchaser will have no right on the said
property.
13. The sale certificate will be issued in favour of the purchaser (as per Bid form) only, after payment of
entire sale price amount.
14. The property is being sold as “AS IS WHERE IS AND AS IS WHATEVER IS BASIS”. The
purchaser should make their own inquiries regarding any statutory liabilities, arrears of property tax,
claims etc. by themselves before making the bid.
15. Encumbrances known to the Creditor / Bank such as : i) Notice received from Commercial Tax
Officer, claiming Tax dues ii) Office of the Deputy Commissioner of Service Tax. However interested
bidders may enquire from concerned departments, before submitting bids.
16. The Authorized Officer is not bound to accept the highest bid or any or all bids and reserves the right
to accept or reject any or all the bids or cancel, postpone the e-auction without assigning any reason
thereof.
17. The successful purchaser would bear all the charges/fees/expenses payable for conveyance such as
stamp duty, additional stamp duty, registration fee etc. as applicable as per laws of Government of India
and State of Kerala and other Authorities.
18. All statutory/non statutory dues, taxes, rates, assessments, charges, fees etc. owing to anybody will be
the responsibility of the buyer only.
19. All persons participating in the e-auction should submit his/their sufficient and acceptable proof of
his/their identity, residence and authority and also copy of PAN/TAN cards etc. The bidders shall upload
scanned copies of PAN card and proof of residential address, while submitting the e-tender. The bidders
other than individuals shall also upload proper mandate for e-bidding.
20. This publication is also 30 days’ notice required under Rule 8(6) of Security Interest (Enforcement)
Rules, 2002 to the above borrower/guarantors.
21. Neither UBI nor Service provider will be responsible for any lapses/failure on the part of the bidder,
in such cases. To ward off such contingent situations, bidders are requested to make all necessary
arrangements/ alternatives such as back-up power supply whatever required.
