Luckily, there is no shortage of real estate experts who are extremely knowledgeable about area trends and ready to assist clients throughout the intricate process of buying a home. He stressed, “Having a plan in place is critical to best serve the needs of everybody in the community.” Evans’ other community involvement includes work with the Valpo Planning Commission, Façade Grant Program, Affordable Housing Group, Valpo Schools Foundation, to name a few. Evans remains just as committed to this community as he is to his clients. Born and raised in Valpo, Matt Evans, of RE/MAX Pace Realty (57 Michigan Ave, Valparaiso), actually began his real estate career in Colorado. After honing his skills, he returned to his hometown and has become one of Porter County’s top producers, supported by a team of knowledgeable and skilled real estate professionals. Another real estate professional who’s been committed to Valparaiso residents is Larry Hitz, Broker/Owner of Berkshire Hathaway Home Services Executive Group (2612 Calumet Ave, Valparaiso). Hitz has been involved in real estate development, new construction, corporate relocation, and residential real estate sales for nearly 40 years. He has witnessed and experienced the many changes in Valparaiso’s growth, housing trends, and the real estate business. Once a business built on paper and face-toface communication, real estate has advanced technologically in such a way that whole real estate transactions can occur via smart phone. Hitz has led his team through changing times and consistently provides training, support, and the latest tools to help his agents be as successful as they can be. Evans explains why Valparaiso is certainly a soughtafter city for home buyers. “After being listed on Huffington Post’s Best Places to Live, America’s Best Communities, and Best E-Cities in America, it’s no wonder Valpo homes are in big demand.” Other reasons so many people want to live in Valparaiso include its proximity to Chicago, available transportation, great parks, and excellent schools, including Valparaiso University. The reinvigoration of downtown Valparaiso has also led many potential buyers to look for homes there. Evans noted that downtown is a “year-round attraction now” with all of the additions, including the splash pad and skating rink. Because of the high demand, home inventory is scarce right now, so Evans urges all buyers to be patient and “don’t get discouraged with the lack of supply.” The features many are looking for in homes, according to Evans, include an updated kitchen, master suite, and plenty of storage. “We’re all programmed to want a home like a magazine,” Evans explains, “which can be discouraging for buyers looking at fixer-uppers in their price range.” Evans and his team use their skills as consultants to find their buyers the right homes at the right prices. Evans has been a part of many of the recent improvements to Valparaiso with his involvement with ValpoNEXT, a program to engage with the community in an effort to plan for Valpo’s future. “We want to plan a vision for the next 10, 20, 30 years,” Evans said. ValpoNEXT is comprised of 9 initiative areas, among which are housing, education, and the arts. Evans’ work on the housing initiative has helped ensure that Valpo “grows responsibly.” “We want to plan a vision for the next 10, 20, 30 years.” - Matt Evans RE/MAX Pace Realty For decades, Hitz has seen housing trends come and go and come back again. “When I started working in real estate, all of the homes were corporate generic houses with two-stories and separate spaces,” noted Hitz. Now, the most frequent request buyers have is an open floor plan, regardless of family type or the size of the home. One trend Hitz and agents everywhere are especially excited about is the upswing of the housing market. Lack of available housing has been a problem, however, and Hitz saw a solution. He seized an opportunity to provide new, lowmaintenance housing to buyers, and thus, the Chicago Street Townhouse project began. With construction to be completed this summer, the townhomes have been a work in progress for over two years. “It’s the first project of this type in Valpo,” Hitz explained. The four townhomes, which were all sold before construction began, will be “two-story homes with a basement, open floor plan, attached garage, and patio.” With a beautiful brownstone façade and urban detailing, the townhouses are bringing a unique and needed addition to downtown Valparaiso. Jay Borns, Connie Estelle, and Felicia Wright are all Buyer Specialists on the Lynda Anderson Team at Boulder Bay Realty (259 Indiana Ave, Valparaiso). Instincts aside, one clear trend is that of smaller homes. “Last year, 423 single family homes in Porter County were sold between the price range of 100 to 200 thousand dollars,” Estelle specified. The influx of first time home buyers and an increase in downsizing are likely contributors to this trend. With that, however, has come a housing shortage in that price range. Wright said, “The housing shortage has created a hot market with multiple offers, which can make the process stressful for buyers.” “Having a dedicated team gives us the ability to take care of our clients even in difficult situations,” stated Borns. By taking time to educate their clients on the process, possible roadblocks, and the realities of buying a home in this market, the Lynda Anderson Team is able to “make the whole process better for the clients and our team.” The current home shortage has also led to buyer frustration, especially for those looking to downsize. One unique characteristic of this team is their desire to give back to the community. It might be the need for a single level home with the master bedroom and laundry on the same floor. It might be the desire for a cozier, yet comfortable square footage, better suited to the homeowner’s stage of life. Whatever the motive behind the move, many Valparaiso residents are downsizing into homes with more amenities on one floor, less maintenance and the benefits of belonging to a community. Though some are younger, perhaps career-driven professionals with little time for yard work, the vast majority are older adults who are searching – and finding – that dream home that fits their lifestyle. Bridgewater Estates, the newest addition to Coolman Communities’ portfolio, is located in one of Valparaiso’s premier north side locations off of Country Club Road. In January 2014, the company replatted the remaining sites for single-family homes. Wilcox Communities, LLC began building the 92 homes in 2011; the development is 70 percent sold. Considering themselves “one of the most desirable subdivisions of Northwest Indiana,” the Courtyards at Pepper Creek offers residents such amenities as surrounding ponds, woods and meandering walking trails. At the heart of the community is the clubhouse, which offers a heated pool, fully-equipped fitness center and large screen TV. The majority have lived in larger homes with ample land for more than 30 years. Future homeowners are attracted to the standalone home design, as well as the services of lawn mowing, landscape maintenance, snow removal and more, provided by the community. “Some people actually gain more square footage (than they previously had), but are getting away from maintenance,” Dal Corobbo said. “And because the homes are stand-alones, they are more appealing.” “We’re all about the outdoor space – it’s a very nice retreat out there,” Dal Corobbo went on, explaining that residents can choose decks as well as covered or screened porches to further enjoy nature. Others select sites near the pond or woods. Homeowners can also choose from a number of other features to customize their home, such as wood floors, fireplaces, granite or quartz countertops or walk-in spa showers. “They know what they want,” explained Dal Corobbo. “There are really nice amenities that can be put in the home. With the addition of Central Park Plaza and the skating rink, the downtown area has never been more energetic and full of life. Combine that with unique shops, stellar restaurants, and beautiful landscaping, it’s no surprise that many Valpo residents are looking to call downtown home. For Steve and Pat Ingram, owners of Valuation Services (289 IN-2, Valparaiso), dreams of moving to downtown Valpo began long ago. Around ten to fifteen years ago, the Ingrams were walking downtown when they saw a beautiful old home they loved. They placed a note in the mailbox 12 VALPARAISO MAGAZINE • SPRING 2016 containing their contact information, should the owners ever decide to sell their home. Fast forward many years, they were surprised to receive a call from the home’s owners saying the house was on the market. “It was our dream come true,” Steve exclaimed. The home, built in 1912, had the same two owners for 95 years, and was exactly what the Ingrams were looking for, aside from some updates to modernize and personalize the home to their liking. The home’s location, however, was the real selling point. Located just one block north of the downtown business district, the home is truly in the heart of the action. In just a matter of minutes, Steve and Pat can walk to many of Valpo’s finest restaurants, shops, and events. Their front porch can be transformed into a local hot spot with the melodies of outdoor musicians floating through the summer air, friends stopping by, and strangers saying hello. According to Steve, the downtown area offers a plethora of options to potential buyers, but where to move depends on each family’s preferences. “There are pros and cons to each area downtown,” Steve explains. Some things to consider include railroad noise, lack of neighbors, proximity to schools, and moving into an older home. NTOWN Dreams One thing that came as a surprise to Steve was that the downtown area is not just for empty nesters, like he and his wife. Steve stated, “I was surprised by how many young people live in this area.” Central Elementary School and Central Park Plaza are two major draws for young families looking for an area in Valpo to call home. For the Ingrams, one thing is clear- living downtown has been even more amazing than they ever dreamed it would be. A move downtown does not necessarily need to be to an older home, however. Just ask Carol Costakis, Community Resource Director at the Porter County Community Foundation (57 Franklin St # 207, Valparaiso). After 30 years as residents of Valparaiso suburbia, Carol and her husband, Greg, will be making the move downtown this summer into a brand new townhome, By Kim Nowatzke currently under construction on Chicago Street. “We have been looking for the past four years and have decided that remaining in Valpo and moving downtown would be a good fit,” explained Carol. For the past two years, the Costakises have been working with Larry Hitz Development to make their dream of moving downtown a reality. Carol feels they are “personally re-investing in downtown Valparaiso” with this project. >> “We are personally re-investing in downtown Valparaiso.” - Carol Costakis VALPOCHAMBER.ORG 13 DOWNTOWN Dreams >> The decision to stay in Valparaiso was based on a multitude of factors for Carol and Greg, who are now empty nesters and nearing retirement. “We are choosing to stay in Valparaiso because of the farsighted investment in the infrastructure and the amenities, which provide residents with culture, parks, education, dining, events, and access to unique urban and natural resources,” Carol stated. Moving to the townhomes allows the Costakises the opportunity to downsize while living in a space that is functional, updated, and easy to maintain. 14 VALPARAISO MAGAZINE • SPRING 2016 Their proximity to downtown gives them and the other townhouse owners the feeling of being “a part of the neighborhood and part of a vibrant Valparaiso.” After living in a home surrounded by cornfields for over 10 years, the Costakises move downtown will no doubt take some adjusting, but they are excited about the change of pace and lifestyle. “The walkability factor is key to our decision,” said Carol. With restaurants, concerts, and more, Carol and Greg look forward to the change of scenery downtown will offer. They are also excited for what the future of the ever-improving downtown area will be. Carol noted, “We hope as the downtown residential district develops, there will be enough of a customer base to support more pedestrian-accessible businesses.” More changes are sure to come for our beloved downtown, but one thing the Ingrams and Costakises both agree on Downtown Valpo will continue to delight people of all ages for years to come. In its short history, the Leadership Academy has become an example of quality and excellence common to Chamber programming. The Academy’s mission is to provide a growing leadership pool of willing and able leaders and volunteers for current and future civic, charitable, and governmental organizations in Valparaiso. The Leadership Academy program brings together business and community leaders to create a network of speakers and mentors who participate in coaching sessions, small-group discussions, and 20 VALPARAISO MAGAZINE • SPRING 2016 leader skill-building exercises with the program participants. Admission to the program is for Valpo Camber members only and participants must have the full support of their employers. The Academy is not just about training. From day one, participants are encouraged to find their passion for service and act on it. The Academy’s dynamic curriculum not only exposes participants to pressing community issues, but also introduces them to key community leaders. In 2014, the Valpo Chamber enlisted Kris Parker with Purdue Extension, as facilitator of the Academy. Parker coordinated the varied curriculum of speakers and presentations The Leadership Academy always brings together business and community leaders to create a network of speakers and mentors who participate in coaching sessions, small-group discussions, and skill-building exercises with the program participants. “The Valpo Chamber Leadership Academy is a shining example of ‘forward thinking.’ We hear all of the media hype around the retiring boomers and ‘brain drain’ that is decimating our region – the Leadership Academy is an anecdote to both of those things,” explains Rex Richards, Valpo Chamber President. “It is a ‘win’ for our community in that the Academy is one tangible way to prepare young leaders to fill some very big shoes – in business, community service, and government leadership. rship academy It is a ‘win’ for academy students as it exposes them to the many opportunities available to them and equips them to continue on the road to success.” During the focused seven sessions, August through November, participants are infused in the community, exploring the public sector, city government sector, private business sector, and non-profit organizations that currently benefit from local leaders. The Academy of Music Block Fire By Kevin Matthew Pazour Kevin Pazour Executive Director, Porter CountyBy Museum F February 19 marked the ninetieth anniversary of the Academy of Music block fire. This tragic event forever changed the southwest corner of Lincolnway and Washington street and Valparaiso as a whole. Harry McNamara of the Gary Fire Department and volunteer firefighter Robert Bartholomew from Valparaiso perished. Another volunteer fireman was seriously injured and three others were hurt as the result of the destruction by fire of the Academy of Music and Kaufman Bargain store buildings. The blaze marked the complete passing of the Academy of Music block, considered by many as a landmark of the Vale. It was once the pride of theatergoers in the earliest days of the city. Built by Samuel Anthony and Ruel Starr in 1864 as Valparaiso Hall, no expense was spared in this substantially constructed building. For many years the third story of the structure was home to the Porter Lodge of Masons, but was vacated shortly before the fire. 34 VALPARAISO MAGAZINE •SPRING 2016 The cause of the blaze was thought to be the result of an overheated furnace located in the basement of the Academy building under the Sievers Drug company store. August Koch, janitor, visited the basement at 5:30 o’clock to fire the furnace. After a visit to the State Bank of Valparaiso building to the south, he returned again to the building shortly before 6 o’clock. When he went into the basement the smoke was so dense he could not get into the furnace room. Policeman Gordon Reynolds and August Schumacher in the meantime had seen the smoke issuing from the structure and immediately turned in an alarm. Chief of Police William Pennington was on the scene early and with the aid of members of the department assumed charge of the safety measures. Police lines were drawn and the crowds kept out and away from the danger zone. However, at times the spectators kept edging up near the building and caused the police considerable trouble in ordering them back. With the arrival of the fire department on the scene, an attempt was made to get into the building but this was later given up when the suffocating fumes drove the firemen to the street. Within a short time the flames broke forth through the roof and lighted the hazy morning light with a blaze of glory. Four lines of hose were laid but these had no effect on the flames. Fire Chief Fred Wittenberg, after a hasty survey of the situation, dispatched word to surrounding towns for help. Under the direction of Dick Brown, Gary sent a truck from Engine Company No. 2 along with a force of men. Homer Ouderkirk, a former Valparaiso resident, drove the truck here in thirty-five minutes. This quick arrival was all that saved the Ruge building, the Belmont Hotel, and the Keene Tire Shop to the west. The firemen concentrated their attention on the Academy of Music at the start but later were forced to desert the structure when the wind sent the flames in the direction of the Kaufman store, the Farmers and American Restaurants, and threatened to engulf the Valparaiso National Bank building to the south. The two men who were killed and the four who were injured were on the second floor of the Kaufman building, which was adjoining directly to the south. They had invaded the structure with a hose to seek a vantage point in order to pour water into the Academy of Music building. A sudden explosion caused the south wall of the Academy of Music, towering a story above the Kaufman building, to give way instantly. Before they were aware of it, six men went tumbling down into the vortex created by the enormous mass of brick and stone crushing the Kaufman building like an egg-shell. >> VALPOCHAMBER.ORG 35 A LOOK BAC K . . . >> The men were cast into the flame, smoke, and broken pieces of the building. While this tragedy unfolded, others on top of the Farmers Restaurant building had narrow escape from injury. Sheriff William Forney, Charles Gilliland, Harvey Varner, Fred Hughes and County Surveyor William Morthland were there holding the hose that was pouring its liquid contents into the burning inferno. With the crash of the wall, the firemen and helpers were peppered with bricks from the doomed building. Harvey Varner narrowly escaped falling over the ledge, but was pulled back to safety. County Surveyor Morthland, was struck on the head by a brick and saved when he tried to walk off the roof while in a dazed condition. Gilliland, on the hose, was pulled back by Sheriff Forney just as the pressure of the water was about to carry him over into the Kaufman pit. Fireman and spectators at once went to the aid of the stricken men. Citizens left their roles of everyday life to join the ranks of volunteer firemen and retired firefighters temporarily rejoined the force. Other bystanders pitched in and helped relocate fixtures and furniture from the Farmers and the American restaurants to a point of safety across the street. Local restaurateurs served coffee and prepared food for the firemen and anyone who was willing to lend a hand. Lowenstine’s Department Store even distributed mittens to the firemen to prevent frost-bitten fingers. In the end, two people and two buildings were completely lost. Recovery and rebuilding would prove to be a long, hard road. Despite the tremendous losses, the people of our area showed great resilience and determination in the face of adversity. The humanity found in the citizens of Valparaiso in 1926 is no different than today, which makes this community a great place to live. 36 VALPARAISO MAGAZINE • SPRING 2016 Kevin Pazour is the Executive Director of The Porter County Museum–also known as the PoCo Muse. It is a small, yet dynamic institution that aims to share the stories of Porter County and its people. The museum features permanent as well as temporary exhibits, and provides educational programs year round. Several school groups, scout troops, and organizations come from all over the county to tour the museum and learn about Porter County’s history. The local Museum began when the Historical Society of Porter County temporarily amassed artifacts to create a display for Indiana’s Centennial Celebration in 1916. When some of the contributors did not want their items back, the Museum’s collection was born. VALPOCHAMBER.ORG 37 OUR CORNER OUR CORNER By Randy Zromkoski T S E N Y EMPT O One of the important things I’ve come to realize is that time can, and will, sneak up on us. For me, it seemed like only yesterday that my wife, Jo Ellen, and I were a young couple raising two boys in a large house in a Valpo subdivision. Chasing the boys, mowing the yard and tending to joys and stresses of a family and career were second nature. Next thing we knew, the boys were men starting their own lives and careers and we faced the prospect of being, gasp, “empty nesters”. As we sat in a Louisville restaurant celebrating our 30 year anniversary we reached the conclusion that the house we had raised our family in and which provided so many great memories was no longer suited to our lives as empty nesters. It was too large, required a great deal of upkeep and, to be realistic, was not suited to the inevitability of aging. It was a home built for a family. It was time to downsize. Pondering the reality of the desire to downsize we faced the question of where we would want to live. Emotionally, it was difficult to think of leaving a house that meant so much to us. We could not also give up our community so moving from Valpo was out of the question. We knew Valpo as our home and relished all that it has to offer from the always vibrant downtown with great restaurants and entertainment to Valparaiso University with its varied cultural and sports events. But was Valpo a place for those wanting or needing to downsize? Did builders recognize that there was a population of folks looking to remain a part of the Valparaiso community, but in homes geared towards singles or couples whose families had grown? The answer, we found, was a resounding yes! Evaluating our varied options we found that builders and developers recognized the expanding market for those considered empty nesters. Numerous communities in and around Valparaiso were developed with the goal of providing homes and settings conducive to the needs and wants of the population of which we were now members. From townhomes to patio homes to one story traditional layouts we found a myriad of options in communities where owners could be free of shoveling snow or lawn mowing…chores that I, quite frankly, tired of long ago. 38 VALPARAISO MAGAZINE •SPRING 2016 Randy Zromkoski Randall Zromkoski is an attorney/partner with Blachly, Tabor, Bozik & Hartman, practicing in the areas of Workers’ Compensation and Social Security disability law. With great help from our builder, Coolman Communities, we built a home in Fairfield Greens only a few blocks from the home in which we raised our family. We enjoy wonderful neighbors who, like us, decided to downsize to smaller homes. Thanks to the foresight of builders like Coolman, we continue to enjoy all the wonderful amenities Valpo has to offer sans the snow shoveling, lawn mowing and long staircases. This empty nester thing isn’t so bad!
