Located on Rancho Sahuarita Boulevard and Avenida del Aguacate, Station 82 will serve the northern corridor of Sahuarita, reducing response times to that area. A single station, Station 79 in the Sahuarita Town Center, currently serves all of Rancho Sahuarita, including area businesses and schools. Vista Eye Care Wish List Hero free Expansion Through Annexation, Vital for Sahuarita Growth The topic of expansion through annexation has been thoroughly discussed throughout Sahuarita for over a decade. There is a clear need for more land to accommodate Sahuarita’s growing economy and the desire for new local jobs. Now is the time to act on this expansion opportunity because if this option were to close for any reason, Sahuarita’s future would be severely impacted in terms of jobs and the expanding economy. The exteriors of both Rural/Metro stations are designed in the 17th Century Spanish Colonial style of Rancho Sahuarita’s existing architectural theming. As a member of the Sahuarita Town Council, Gil Lusk will be acting as a catalyst in the planning process; bringing various groups and parties together for collaboration as everything unfolds. The interior of Station 82 is approximately 7,000 square feet, with six bedrooms for firefighters and office space for fire inspectors, according to Cesarek. The station can house up to four apparatus inside the bays. New Rural/Metro Fire Station “Sahuarita Growth” Continued on Page 10 Bob Webster: Community Pride Can Make a Difference for thirteen years. The good news, according to Tom Heath, Rancho Sahuarita resident and Vice President of Mortgage Lending at Bancapital Home Loans, is that mortgage lending can be boiled down to some basic rules of thumb and common sense behaviors. Below are Tom’s tips on mortgage lending, in the second of a four-part series on home-buying. Although credit is tighter now than it was before the Great Recession, criteria for mortgage lending has not changed much over the years. When deciding whether you are a safe bet for a loan, lenders still look at the 3 C’s: 2. Keep good records of deposits, especially those that are not consistent with your normal patterns. Underwriters will ask for explanations of funds that are deposited into your accounts without a clearly identified source. Payroll, IRS refunds and similar deposits are not questioned. “Counter Deposit,” “In Store Deposit,” and “Cash Deposit” are types of transactions for which underwriters may ask for clarity. what they will do to earn your business. Rates and fees are important, but so is good communication, on-time closings, and professional advice during the process. Tom Heath is the Vice President of Mortgage Lending for Bancapital Home Loans, a Tucson-owned and -operated mortgage bank. Mr. Heath has served on the boards of several real estate industry organizations and has received numerous awards and accolades for his involvement in financial literacy programs focusing on high school-aged curriculum. 3. Know your credit. AnnualCreditReport.com can give you access to your free report, as required by law, for you to verify accuracy of reporting. Obtaining your credit score itself will cost a lot, Tom has owned a home in Rancho Sahuarita since 2004. but paying to know the number is probably not worth the price if shopping for a home. Wish List Hero’s concept is simple. Charities post a list of items their organizations need most, ranging from toys, movie tickets, furniture, or tuition for kids’ camps, and the donor selects a wish to sponsor by using one of these three options: • Give a tangible item • Donate funds towards the purchase of a listed item • Launch a Hero Campaign using personal networks to raise funds necessary to grant the wish “Could you give a new doll to a child at Ronald McDonald House or provide peanut butter for puppies at the Humane Society? The great thing with two stations is that if we need to adjust things, we can, and public safety will always be ensured.” “This is a community station, and tours are available of Station 79 currently, and will be for 82. These are iconic structures in the community and we want everyone to enjoy them,” says Cesarek. Unlike areas within the City of Tucson, Sahuarita residents do not pay for fire and emergency response services in their property taxes. Fire protection is provided on a per-household subscription basis. Rural/Metro Fire Department is the fire and emergency service provider for the northern portion of the Town of Sahuarita, including all of Rancho Sahuarita. Service with Rural/Metro is established through an annual subscription. For more information or to purchase fire and emergency protection for your home, contact Rural/Metro’s main headquarters at (520) 297-3600. In addition to emergency response services, Rural/ Metro will hold open houses and safety education events at the new station. A similar event at Station 79 drew great attendance in February, and Cesarek anticipates community events will be held more regularly at both sites. An official grand opening and ceremonial flag raise at the new station is planned for mid-September. Visitors can expect a barbecue and tour of the station and equipment. Organizers also plan to introduce the firefighters who will be assigned to the new station. Residents are welcome to take tours of Station 82 at other times, as well. Month.” Still, you might want to use this particular month as a useful reminder to take action on what could be one of your most important financial goals: leaving a meaningful legacy. A legacy isn’t simply a document or a bunch of numbers — it’s what you will be remembered for, and what you have left behind that will be remembered. It’s essentially your chance to contribute positively to the future, whether that means providing financial resources for the next generation, helping those charitable organizations whose work you support, or a combination of both. To create your legacy, you’ll need to do some planning. And you can start by asking yourself a couple of key questions: What are your goals? When you think about leaving a legacy, what comes to mind? First and foremost, you may well want to leave enough money to help your own grown children meet their financial goals. After that, you probably have other things you’d like to accomplish. Perhaps you want to provide resources for your grandchildren to attend college? Or set up a scholarship at your own alma mater? Give financial support to a cultural, social, religious or scientific group? By thinking about your goals and putting them on paper, even in an informal sense, you’ll be taking the important first step in leaving the legacy you desire. How can you turn your goals into reality? If you don’t take some concrete steps, your legacy just won’t materialize. And the most important step you need to take is to create a comprehensive estate plan. Your estate plan can be quite involved, because it may involve several legal documents, such as a will, living trust, health care power of attorney, and so on. In creating these materials, you will need to work with your legal and tax advisors because estate planning is definitely not a “do-it-yourself” endeavor. You probably shouldn’t wait until you are deep into retirement to take action on your estate plan because developing the necessary documents and arrangements can take a fair amount of time — and you’ll want to make these preparations when you’re in good mental and physical health. Also, the longer you wait to set up your estate plan, the less likely it will be that you’ve communicated your wishes clearly to your family members, who may end up unsure about what you want and what their roles are in carrying out your plans— and that’s an outcome you certainly don’t want to see. In fact, clear communications are essential to developing a successful estate plan. You should not only tell your family members — and anyone else affected by your estate plan — what you are thinking of doing but also inform them about the professionals with whom you are working and the locations in which you are storing any vital documents, such as your will. By identifying your goals, working with the appropriate professionals to create an effective estate plan, and communicating regularly with your family members and other “key players” in your life, you can go a long way toward leaving the legacy you desire. So, do what it takes to launch that legacy. This article was written by Edward Jones for use by your local Edward Jones Financial Advisor. Edward Jones, its employees and financial advisors are not estate planners and cannot provide tax or legal advice. You should consult your estate-planning attorney or qualified tax advisor regarding your situation.
