The works include the refurbishment of the ground floor reception and car park level CP1 comprising the provision of cycle facilities. Lift Lobby – Cove lighting with new linear fittings and existing retained glass lifts. Reception Desk – Monolithic Grey Corian with leather inlay top. Stainless steel skirting. OFFICE AREA (CAtegory a) Design criteria Fan coil units manufacture has been selected using EC/DC low energy motors which reduce energy consumption to average 4 watts /m2 or 0.8 watts/ litre/second of supply air to achieve the BREEAM rating ‘Very Good.’ An energy efficient lighting installation has been provided complete with a fully addressable DALI lighting control system and daylight sensing. PIR detection has also been provided. FCU’s control on air temperature in each zone. Each Fan coil unit is connected to a Trend 963 Building Management System. Non maintained Emergency Lighting has been provided to illuminate all notional exit routes via standard light fittings with 3 hours back up batteries with remote LED indicators. Battery re-charge period from full discharge is 16 hours max. Floors – metal tiled raised access floor with 600mm x 600mm tiles. Design Parameters Open Plan Offices 22 Centigrade +/- 2 centigrade Category A – 1 person per 10 sq m with the ability to be enhanced to support 1 person per 8 sq m on all office floor plates. RECEPTION AREA Reception has been fully refurbished in accordance with the following: Floors – 1360mm x 500mm Balzac Limestone (honed) and inset entrance matting. Walls – white onyx backlit feature wall and GRG textured feature wall. Ceilings – painted plasterboard with ceiling troughs. Lighting – Ceiling void of 450mm. COMFORT AND VENTILATION Fresh air is introduced to the office areas via the floor void, via floor mounted swirl diffusers. Air is extracted from the space via return air bellmouths located within the ceiling void adjacent to each core. fresh air is introduced at low level from the floor void via floor mounted adjustable swirl diffusers, which rises collecting any contaminants and is exhausted at high level via the ceiling void by the building central extract plant. Light fittings are designed to have high frequency control gear with integral power factor correction to 0.95. Diffusers are fabricated from TpA material complying fully with building regulations. General Power - LV power from the main LV switchpanel feeds tenant distribution boards in two risers of the building, on each standard floor-plate. Tenants Power provisions are as follows; 25 W/m2 small power SPRINKLEr PROTECTION 12 W/m2 office lighting 10 W/m2 spare capacity at the risers Comfort cooling and heating is provided to the space via 4 pipe heating (4 pipe at perimeter only, 2 pipe internal to zones) and cooling Variable Air Volume Fan Coil units each provided with individual temperature control via an on board controller and waterside control valves. Heating and Cooling media is provided via dedicated distribution systems from the existing building central heating and cooling plant. Each fan coil is responsible for maintaining comfort conditions within its control zone, which have been designed to current BCO guidelines to provide maximum flexibility for a future tenants fit out. Air is recirculated within the space utilising sheet metal ductwork from each FCU to ceiling mounted linear diffusers located within perimeter margins and ceiling tiles, return air is facilitated by static linear diffusers located within ceiling tiles. The building is protected by a sprinkler installation to BS5306 Part 2, Ordinary Hazard Part (OH3). Please note this building is not registered to LPS 1048 scheme and as such void protection has not been provided. Sprinkler heads are the concealed type providing maximum coverage of 12m2 with discharge density of 5.0 mm/min. FIRE ALARM The building is provided with a fully addressable fire alarm system to category L1 which provides full coverage. A pager system is also provided for persons with hearing difficulties. COMMUNICATIONS Provision within risers has been made for tenant’s incoming communications services from basement to individual floors. Refurbished self-contained WCs at each floor.
