The publication is used to notify owners of community issues, changes in association policies, scheduled meetings, hearings, programs, classes, special events and activities, and for recognizing MTA members and employees for their achievements and outstanding service. At our March meeting, the election results were read and Josie Hart Ka’anehe, Will Kane and Glenn Yoshimori were all re-elected. I want to thank them for their hard work and dedication and I look forward to working with them again. I would also like to thank those who were also on the ballot but didn’t get elected. Thank you for your willingness to help our community and please try again next year. After our annual meetings, we hold a short organizational meeting where we ϐ positions. I was re-elected as your President, and for that I am thankful. I would like to thank the board for their trust in me once again. Serving as your President is an honor that I do not take lightly. I have a deep desire to serve and I believe that Mililani is the best place to live in our state. Also re-elected to ϐ Ǣ as Vice President, Josie Hart Ka’anehe as Secretary and Glenn Yoshimori as Treasurer. The end of this month is our target date for moving into the newly constructed Administration building at rec center 3. Recently, I took a tour of the new facility and it is beautiful! The old building was there for 40 years and while it did serve its purpose, it was time for updating. The new facility will serve our community better and provide a more enhanced and technologically advanced work place for the staff. I hope you get to see it and I look forward to the opening. As you can see by our newsletter cover, we have some exciting events this month. Our ever-popular Spring Craft Fair will be held on May 7th and is a great opportunity to pick up a last minute Mother’s Day gift. And one of my favorite events, Movie by the Pool, will be held on May 21. I think it is the perfect combination of family, food and great fun! I try to go to every one and I see many of the same faces there. Obviously, I’m not alone in my passion for this event! May also brings us Mother’s Day and I would like to wish all our Mothers a very happy and restful Mother’s Day. I hope you enjoy your day. We should celebrate Mothers every day of the year! Administrative Office Opening SUMMER 2016 During the renovation, please visit us at Rec 6: 95-1010 Konaku St., Mililani Mauka Photo above of the MTA Recreation Center 6 (Temporary location of Administration Office) As you have probably noticed, Town Center of Mililani has begun an extensive remodel to much of the shopping center. While this $15 million renovation will provide beautiful new areas for the Mililani community to eat, shop, and get together, visitors should be certain ϐ areas while visiting TCM during the construction. All of the shops and restaurants as well as the theater will be open normal business hours throughout the renovations to the outdoor space so take these helpful hints while visiting the shopping center. The construction will be done with local workers, as weather permits, so be kind and courteous to the Mililani community members working to complete this project. Follow the signs and safety markers as they’re there to help. The walkways under the eaves closest to the stores will remain open throughout all construction for pedestrian access to the shopping center. While under construction, be aware of barricades that mark “off limit areas” and also guide the way to safe paths through the Center. Updates to the landscaping and new seating areas are underway throughout TCM as well as new lighting to improve safety and visibility after dark. Pay attention to signs, instructions, and orange safety cones even when construction isn’t visible as the work may be overhead or out of sight. The safety markers are there for a reason! All of these updates will make for an exciting and beautiful new space for Mililani shoppers and residents and the investment in areas for our community to gather should be celebrated. Just please be careful and comply with instructions to keep you safe as you visit, shop, and dine at Town Center of Mililani during the transition. All of the main entrances will be Ǧϐ friendly with new pathways, lighting, and landscaping. Each of the four entryways will be barricaded one at a time. Currently the Center entrance by Straub Family Health Center and Zippy’s is under construction. Please be safe, observe the barricades, and watch for cars in the parking lot. The Gazebo has been taken down and will be replaced with a new center court public area, shade sail, and water feature that will provide a new place to relax and get together. There will also be a new seating and dining space in front of the Mililani 14 Theaters. This entrance to the Center may be temporarily relocated to accommodate this construction. ͶͷͼȈ 3 MILILANI NEWS HIGHLIGHTS OF THE 48TH ANNUAL MEETING On March 16, 2016, the Mililani Town Association and the current Board of Directors gathered for the 48th Annual Meeting at Recreation Center III. President, Bob Barrett called the meeting to order at 7:00 p.m. It was ascertained that there were more than 100 votes represented in person and by proxy establishing a quorum for the meeting. The total count of votes represented was 1,987. The previous Annual Meeting minutes were approved. Each Department’s year-end reports ϐ Ǥ a Board of Directors of 9 members and the resolution respecting capital contributions for the ϐ ͵ͳǡʹͲͳǤ The three elected candidates for the Board of Directors were also announced. The top three vote-getters received 3-year terms. Assessment due dates are January 1st, April 1st, July 1st, and October 1st in the amount of $102.00 per quarter (effective April 1, 2010). Quarterly reminder notices are sent to homeowners. A $10.00 late fee will be charged if payment is not received by the 10th of the month that payment is due. There are 5 ways to pay your assessments: 1. SurePay Payment Plan - SurePay allows your bank to automatically, electronically transfer your quarterly assessment payments from your checking or savings account through Automated Clearing House (ACH) to MTA. Fill out a SurePay form and turn it in to one of our business ϐ ̷Ǥ org. Submit a voided check with your form. 2. Pay Online - To safely pay your assessment online, homeowners must go through the ϐ ȋǤǤ ȌǤ ϐ ǡ look for the “Pay Online” icon at the top that looks like a credit card. Click the icon and you will be directed to the online payment page. Payments made through any other website is not recommended and are not guaranteed by MTA. 3. Pay in Person - Payments may be made at ϐ ȋ95-1010 Konaku Street) from 8am to 4pm Monday through Friday, or at the Rec Center 3 or 7 Business ϐ ϐ hours. Please bring your remittance stub with you when you make your payment. 4. 5. Use Our Secure Drop-Box - There is a dropbox located outside of Rec Center 3 that you may use at any time, including after hours and weekends. A 2nd drop-box is located inside the Rec 6 administration ϐ business hours. Pay by Mail - To avoid late fees, please allow ample time for mail delivery and for your payments to post as received. Homeowners with multiple properties must submit a separate remittance stub and payment, for each property address. • If you are mailing a check with the remittance stub, please mail it to: Mililani Town Association, P.O. Box 29380, Honolulu, HI 96820-1780. This is a “Lockbox” service through Bank of Hawaii. Only the payment will be processed. • If you are mailing a check without the remittance stub or with the remittance stub and other correspondence or enclosures (such as name or mailing address changes), please mail it to Mililani Town Association: 95-303 Kaloapau Street, Mililani, HI 96789. 10 ȈǤǤ Escrow Demand Fees and Transfer of Ownership Fees When selling your home within Mililani Town Association (MTA), your escrow company will request from MTA what is referred to as an escrow demand statement. This report will provide the escrow company with payoff information, in order to ensure all funds due to MTA are collected for the property at closing. These funds include amounts owed for both the seller and buyer and can include assessments, late fees, legal charges, and transfer fees associated with the transfer of ownership of the property. To recover some of the cost to process such requests and ensure resources are allocated to provide a quick turnaround of information for the escrow company, effective April 1, 2016, MTA will implement a fee of $25 per demand request to be paid prior to the release of information. MTA membership includes nearly 16,000 properties. Each resale of property requires the update and maintenance of membership information and billing records. A transfer fee is charged to the buyer of the property to ensure that MTA’s records are updated timely and accurately. This fee is typically paid through escrow during the sale and purchase of the property. This fee is necessary for MTA to recover a portion of the expense relating to the administration of its membership records. A $100 transfer fee was set in 2005 and has not been increased in over ten years. Effective April 1, 2016, the transfer fee will increase to $300 for each resale of property. Membership also allows you to join in the special events, seminars, programs, and classes that are held in our facilities, as well as the opportunity to take advantage of exclusive, MTA ϐǤ Membership cards may be purchased at Recreation Center 3 and Recreation Center 7. Renters must have permission to get an MTA ID from the Homeowner. Complete membership requirements and forms are available on the “ID CARDS” page of the MTA website. Prices for Homeowners: 1 year- $6.50 2 years- $11.50 3 years- $16.50 Renters: 1 year or less- $6.50 Guests: 3 months- $6.50 Replacement fee: $1.50 SUMMER LOTTERY INFO (May – July): As always, dates will open a year-to-the-date in advance. One representative per property address may stand in for the Homeowner/Head of Household in the lottery. If there is no signature and no payment after 24 hours, the contract will be voided. POOL RESERVATIONS AND LIFEGUARDS: All reservations for the use of a swimming pool will require payment for the services of MTA lifeguards. One lifeguard is required for every 35 people in the pool area regardless if they are swimming or not. A minimum of two MTA lifeguards are required at Rec 4 regardless of the headcount. Lifeguards must remain on duty as long as there are people in the pool area. There is no “grace-period” for setting-up or clean-up for swimming pool rentals. Flotation tubes and pool toys are provided by MTA at Recs 3 and 4. Waterslide will not be available during pool rentals. ȈԜ ϐ any age (new cards issued to children under 18 must have a photo ID or a parent present) Rec 7 BBQ Pavilion Reservations ID cards will only be issued to: ȈԜHomeowners, Household Members and Guests registered with MTA as residing at the Homeowner’s address ȈԜAdult members (18 years or older) are allowed to bring in up to four guests with each card. ȈԜCards are non-transferrable. Only the member pictured on a current I.D. card may use that card. Older homes, like those built in the 1970’s or earlier, have a variety of hazards that newer homes don’t usually encounter. In addition to the increase in general maintenance and repairs, these homes may contain potentially dangerous materials such as asbestos and lead, especially those built during or before 1978. Asbestos may be present in walls, ceilings, textured surfaces, flooring, flooring adhesive, and insulation, just to name a few. Lead based or lead containing paint may be found in painted surfaces throughout the interior and the exterior of the home. Studies have shown that exposure to asbestos and lead may be hazardous to your health, which is why there are strict, regulated guidelines to handle such materials during construction. How do I test my home for lead and asbestos? Testing for lead has become a simple and quick process that homeowners can do themselves. Lead test kits have become readily available at most hardware stores, and include simple detailed instructions to achieve fast and accurate results. As for asbestos, we recommend hiring a licensed and certified contractor to acquire material samples, and then have the samples tested at a certified testing facility. Due to the potential hazardous nature of these materials, never take the process lightly. If you are doing the testing yourself, be sure to follow the instructions on the packaging carefully and always use personal protective equipment! What do we do if my home is positive for lead and/or asbestos? Once it is determined that your home contains lead and/or asbestos, finding the right contractor is important. Make sure to hire a reputable, licensed, and insured contractor, and ensure the accuracy of their scope of work to include the proper removal and disposal of the lead and/or asbestos. Be aware that proper handling, removal, and disposal of asbestos and lead will be more expensive than standard demolition, but doing things right will help keep you and your family safe and healthy during the construction process, and for years to come.
