his new issue of Retail
Magazine testifies to the retail
dynamic of Altarea Cogedim.
Macdonald will open their doors in 2016.
Today we are doing everything to make
these openings major events.
· We will look at the transformation of the ParisAusterlitz and Paris-Montparnasse
rail stations, two competitions won in
2014 and early 2015. Building on the expertise developed in the Paris-Est and
Paris-Nord projects, we owe this new
achievement to our ability to design the
on-the-spot retail space of tommorow.
· Another banner headline for our
Group: Cap3000, mythic place, is still
transforming to offer its Nice-based and
its international customers all the retail
sales outlets and services they could
dream of (135,000 sqm, 300 stores).
· The news from our centers is especially
rich halfway through the year. Marques
Avenue highway A13 has just been
inaugurated. The concept enhanced the
initial offering of our Aubergenville
Family Village®, near Paris.
· Finally, Altarea Cogedim’s momentum is
embodied through the major mixed-use
projects led by the Group. After Massy
Place du Grand Ouest, we have just won
a magnificent mixed-use project of
65,000 sqm including 700 homes and
20,000 sqm of shopping and entertainment
in Bezons (95).
· The Group will open two emblematic
centers on prime locations. L’Avenue 83 in
Toulon-La Valette and Paris Boulevard

Two shopping and leisure centers will open in 2016: L’Avenue 83
in Toulon-La Valette and Paris-Boulevard Macdonald in northern of Paris.
In all, Altarea Cogedim designed more than 80,000 sqm of shopping and
entertainment in these two locations. What will they look like? How will

A MYTHIC PLACE:
CAP3000
CAP3000 unveils its projects
For several months, a temporary edifice
has adorned the Cap3000 terraces.
This space is designed to host sales meetings,
future press conferences, elected officials and
the general public, thanks to a gallery telling the
history of the center from its inauguration in 1969
up to the present expansion-renovation project
that should be completed by 2018. A initial rebuilding
phase will be finalized in 2016. Cap3000 will soon offer
135,000 sqm with 300 stores to satisfy the expectations
of a national and international clientele.

gets a face lift
The first connected regional shopping
center, QWARTZ celebrated its first
anniversary! This event was celebrated
with unique events highlighting the
center’s original positioning. Since its
opening on 9 April 2014, QWARTZ has
already welcomed several million visitors
for an unprecedented digital and connected
shopping experience. The premium retail
and entertainment offering, driven by
brands including the Marks & Spencer Primark duo, which cover over 5,000 sqm
each, along with a Carrefour hypermarket
featuring the latest digital innovations,
is winning over ever more customers.
QWARTZ was also recognized at the
November 2014 MAPIC Awards.
The renovation work on the Barcelona
shopping and entertainment center
has been completed, revealing a
renewed central plaza. Inditex
group retailers took advantage of
the renovation to increase their size.
The arrival of Sephora, Decimas and
Springfield, complete the center’s
varied offering, which develops more
than 50,000 sqm spread overtwo levels,
with 100 shops,a multiplex cinema,
10 restaurant chains and a 22,000-sqm
Eroski hypermarket.

The new Jas-de-Bouffan shopping
center opened its doors on 8 April this
year. It now offers a 10,000-sqm shopping
mall featuring 68 shops and restaurants,
6 kiosks and play areas, 16 locations
dedicated to pop-up shops, a Casino
hypermarket and more than 1,500 parking
spaces. The center, which already had
major national retailers like Courir,
Burton or Camaïeu, now features
new attractive brands that complete
the retail offering. These include
Tiger (1st retail outlet in France), Kiko,
Ikks, Swarovski and Jules. In the heart
of a customer catchment area of
220,000 inhabitants, the new center
meets the expectations and changing
needs of an increansingly urban clientele.

The future Promenade de Flandre regional
retail area, located in Roncq, will be a major
player in the regional economy near the
Belgian border. Altarea Cogedim will develop
a new center on nearly 60,000 sqm of floor
area at the entrance to the town. This complex,
featuring of 5 department stores, 25 mid-size
stores and shops, and 2,000 parking spaces,
will serve a customer catchment area of
2 million inhabitants. The center’s architecture
was designed by Jean-Michel Wilmotte to
fit seamlessly into its environment.

Altarea Cogedim has won the
competition launched by the City
of Bezons (95) for the construction
of a 65,000-sqm mixed-use project.
The project will involve building

The first stone was laid in March for
the Place du Grand Ouest program
in Massy. The program will develop
900 homes, 8,000 sqm of neighborhood
shops, a 150-room hotel, a 9-screen
cinema and a conference center,
spanning a total area of 100,000 sqm.
This new section of the Atlantis
neighborhood located at Massy’s TGV
and RER transportation hub is set to
become the heart of the Southern
gateway to Greater Paris. It reflects
all of Altarea Cogedim’s know-how to
design “pieces of the city” where retail
and lodging meet the needs of major
cities and their inhabitants. Thanks to
the quality of the operation, Altarea
Cogedim was able to mobilize several
decisive partners, like the Pathé
Cinemas and Carrefour brands.

After Paris-Montparnasse,
Altarea Cogedim has won the
transformation of the ParisAusterlitz station: what do you
think made the difference?
Undeniably, your Group stands
out for the quality of the dialog
developed with our teams. Many
exchanges and iterations provided
mutual enrichment throughout
the selection process. The Altarea
Cogedim teams have a view of
the profession that lets us step
back and question ourselves.
In addition, the selected project
had a diversified offering and
merchandising suited to the
needs of travelers and to our own
expectations since we wanted
to expand the range of retailers
present on both sites.

Could you give us some
more details about your
current projects?
The retail part of the ParisAusterlitz project, scheduled
to be delivered in 2020, will fan
out under the arch of the historic
hall. The many buildings, located
today between the station and
the gardens of the Pitié-Salpêtrière
hospital, will be replaced by a
new complex spanning almost
20,000 sqm. As for ParisMontparnasse, three issues govern
the transformation of the station.
First of all, we have to anticipate
the sustained traffic for the whole
complex, which will serve 80 million
travelers in 2030. Next, we have
to increase travelers’ comfort by
designing new spaces, as most
of the station dates back to the
1960s. Finally, we have to develop
the services offered to travelers
and satisfy their needs. To this end,
19,000 sqm of surface area will be
completely re-designed.
