The location? I’ve been here seven years. This is the high traffic area. We’re very comfortable here. - Brandy Stowe, Store Manager Toys R Us, Westlake “The location is great! They see us from the mall across the street. Our business has increased every year for the past twenty years. This last winter was very busy -- the busiest we’ve ever been...and the maintenance staff here is tremendous! You guys do a great job! “I just signed a twenty year lease. And I spent a ton on the building. I’m looking at the future. With the off ramp coming in, the mall expanding, right off the interstate, it was a no-brainer. “The restaurant is stunning... This is fine dining in an exquisite setting with breathtakingly speedy, but not rushed, service... [the sushi is] full of flavor and stunningly beautiful. “We’ve never had a better opening - not in 26 stores in four states. And it keeps going, best store in the chain, month after month. Unbelievable. There’s a huge market here for quality and no real competition. And we’re in the center of it. This location, Westlake, is in the center of everything. - Jack Stemmel, General Manager Panera Bread, Westlake “We were thrilled to launch our Peoria campus in the convenient, beautiful, and bustling Westlake Shopping Center. Les Cohen and the team at Cohen Development Company provided insight and support from day one. Today, we have a beautiful campus, successful students, and satisfied guests thanks to the overall partnership. - Kim Brosdahl, VP of Marketing Regency Beauty Institute, Westlake “ ” “We are excited ” - Cheryl Ann, Franchisee & Proprietor Chevys Fresh Mex, Westlake ” “ UPS Corporate helped scout the best locations in Peoria, and we chose Westlake as the most active and viable. We’ve been here 5 years and are very happy with the Westlake location and Cohen Development. - Victor Lombardi, General Manager Guitar Center, Westlake - Sharon Ragon, Owner/Operator The UPS Store, Westlake Building Communities with Shopping Centers Since 1970 ” about our anchor position at this premier shopping center in the hub of Peoria’s retail activity. We’ve had an excellent opening and look forward to many successful years with Cohen Development at Westlake Shopping Center. Moving to a new city can be difficult, but having Cohen Development on our side made it easy. They’ve worked diligently to ensure our satisfaction and help us meet our deadlines. Les, you rock! COHEN DEVELOPMENT COMPANY ” - Clare Howard, Peoria Journal Star review Sushigawa Sushi & Teriyaki Grill, Westlake ” - Becky Jacobs, Store Manager Chuck E. Cheese, Westlake ” - Russel Ivie, Managing Partner Ruby Tuesday, Westlake (309) 671-1000 ” lbc@cohendevelopment.com Overlooking Sterling & I-74 Spectacular Fresh Food Comes to Westlake Freshly Opened Transformation In Progress And so in the late summer of 2010, the famous Greensboro, North Carolina, based grocer, The Fresh Market, opened its doors at Westlake Shopping Center to 25,000 square feet of the highest quality fresh foods available in the nation. Westlake -- metropolitan Peoria’s only Interstate shopping center, and one of Peoria’s most established regional retail centers -- is once again grocery anchored, fulfilling daily needs of the Peoria market. Overlooking Sterling & I-74 The continuing multi-million dollar green re-development of Westlake by Cohen Development, designed to improve the customer experience, has transformed Westlake into a progressive contemporary retail environment with leading national retailers, standout restaurants, and interesting local shops. Part of Peoria’s Progress. Part of Peoria’s future. The transformation continues. COHEN DEVELOPMENT COMPANY Building Communities with Shopping Centers Since 1970 (309) 671-1000 lbc@cohendevelopment.com New Interlocking Concrete Paver Parking Lot A Pavement to Last a Lifetime Interlocking concrete pavers are much more than just beauful. In an increasingly crowded world, they bring many sustainable development benefits: • • • • • • Easier on the earth: 60 years or longer expected lifecycle, compared to 15 years for asphalt and 40 years for concrete. Easier on customers: high solar reflecvity creates a cooler parking lot in summer, a brighter, easier-to-see, parking lot at night, and traffic calming. Easier on plants: cooler pavement with moisture and air allows landscaping in parking lots to develop healthy root systems. Easier on the hydrosphere: permeability returns moisture to the hydrologic cycle. Easier on the atmosphere: reduced carbon footpint. In the long run, easier on the pocketbook: with a 30 year manufacturer’s replacement warranty and a lifecycle expected to last four asphalt replacements, interlocking concrete pavers pay for their increased capital cost by year 15. When complete (Phase II – Toys R Us parking lot coming soon), the Westlake Shopping Center parking lot will be the largest commercial interlocking concrete paver parking lot in the Midwest. It’s the central artery in Peoria’s widespread metropolitan market of 372,000 people. The multi-lane Sterling, War Memorial, and Glen are three of Peoria’s largest main arterial roadways. The only place in the entire Peoria market where these major roads join together is adjacent to Westlake and Simon’s Northwoods Mall. Overlooking Sterling & I-74 Even before a powerful mix of Federal & State funds totaling $460 million (the largest highway improvement project in downstate Illinois history) profoundly improved access for Westlake and the enclosed Simon mall directly across the street in 2006 with a dedicated interstate off-ramp (The Sterling I-74 Interchange), Westlake was, and remains, the only major shopping center in the market immediately adjacent to an interstate highway and to the major arterials of its city. When looking for locations in Peoria, consider the regional access to Peoria market incomes and density shown on the demographic maps of this brochure: as the affluent population grows, it literally orbits around Westlake, connected by the thread of the Interstate and the major arterials it feeds with local and visitor traffic. Consider the density of the retail corridor -- concentrated along Interstate 74 both in East Peoria and at Westlake and Northwoods. No other one hundred percent commercial areas of this market have as much total retail and hospitality density and scope. We trust the evidence reveals what we mean when we say that Westlake is, quite literally, at the retail center of the Peoria metropolitan market. - Les Cohen Cohen Development Company COHEN DEVELOPMENT COMPANY Building Communities with Shopping Centers Since 1970 (309) 671-1000 lbc@cohendevelopment.com Overlooking Sterling & I-74 Peoria, Illinois - Comparing the Retail Market Shopping Centers Greater than 200,000+ GLA Westlake Northwoods Mall Glen Hollow Evergreen Square & Sheridan Village Metro Center TRAFFIC 1 Interstate 74 Sterling Scenic Rockwood Road James Bauman Way West Lake Road TOTAL AVERAGE DAILY TRAFFIC 58,650 32,460 18,400 8,400 7,200 5,700 130,810 Interstate 74 Sterling War Memorial Drive Scenic West Lake Road 58,650 32,460 32,100 18,400 5,700 115,210 War Memorial Drive Big Hollow Rockwood Road 42,500 7,100 11,100 University Street Glen Avenue 23,800 19,600 60,700 Lake Avenue Sheridan Road 10,300 33,500 Willow Knolls War Memorial Drive Willow Knolls Drive Big Hollow Road 43,800 43,400 22,800 10,800 13,500 Northpoint Grand Prairie War Memorial Drive State Route 91 US Route 6 47,100 18,800 12,500 43,500 North Knoxville Avenue Hale Drive Bird Lane 23,100 1,400 2,050 26,550 74,800 ADJACENT TO INTERSTATE HIGHWAY Yes Yes No No No No No No INTERSTATE HIGHWAY EXITS Two.
