VOL 3,2013 PP18019/12/2013(033208) 01 COVER STORY RESIDENSI 22 MONT’KIARA The latest attraction in Mont’Kiara UEM Sunrise Berhad (”UEM Sunrise”) has just added another jewel to its development in Mont’Kiara – Residensi 22 Mont’Kiara. Following the completion of the Rebranding exercise in June, our Company on 18 September was awarded the prestigious “The Holmes Report's 2013 Asia Pacific Gold SABRE Award” in Shanghai for Employee Communications via the "Unleashing the Power of One" programme. UEM Sunrise developed the programme with the purpose of communicating throughout all employee levels, the Company's enhanced brand, vision, mission, values and the journey we took to achieve our business ambitions. More importantly, the Company has been ranked the country’s 4th Top Property Developer at The Edge Property Excellence Awards 2013, a notch up from last year’s position. Operationally, we launched as well as held previews for several projects in the second half of the year including the Nusa Idaman Twin Villas II (Phase 7D2) in August and 71 single storey shop offices in Nusa Bayu in September. We also previewed Radia, an integrated development in the heart of Bukit Jelutong, Shah Alam in a 50:50 joint partnership with Sime Darby Property Berhad. Radia is inspired by the French “Le Faubourg” concept and we hope it will reach completion by 2018. In the cover story of this issue, you can read about the launch of Residensi 22 Mont’Kiara, the opening of Symphony Hill’s clubhouse called the Opera House and UEM Sunrise’s many corporate and customers’ events. In addition, as Project Marketing Manager, we held the preview for DUO Residences, the residential component of the overall DUO development in Singapore – a 60:40 joint development between Khazanah Nasional Berhad and Temasek Holdings (Private) Limited. To wrap up the year, we also previewed Almãs Suites, part of the residential component of the overall integrated development of Almas @Puteri Harbour. Almãs has been named Best Integrated High-Rise Development at The Malaysian Reserve Property Press Awards 2013 alongside our project in Cyberjaya, Verdi eco-dominiums for Best Green & Smart High-Rise Residential Development. Our maiden venture into Australia became a reality in the final quarter this year when we acquired two land parcels covering 3,197 sq m on LaTrobe Street and 2,030 sq m Mackenzie Street in Melbourne CBD in Victoria. We plan to redevelop the land parcels into premium residential developments with retail components and have selected the designs for both sites. We are confident that both projects will be the new landmarks in the Melbourne skyline. Bukit Jelutong township and beyond. Its wide pedestrian spaces and retail promenade will be festooned with greenery resembling the famous Las Ramblas thoroughfare in Barcelona, Spain. The development, known as Radia is the culmination of a 50:50 partnership by Sime Darby Property Berhad and Sunrise Berhad, a wholly-owned subsidiary of UEM Sunrise via a company called Sime Darby Sunrise Development Sdn Bhd. Designed by French architect J+H Boiffils, Radia uses the metaphor of a hand, is inspired by a fusion of Mediterranean and Asian themes. The design revolves around natural ventilation, based on Malaysia’s climate and the selection of a breathtaking array of floral bio-diversity that contributes to an oasis of calm amidst a busy city. Focusing on the experiential aspect of living, Radia is designed to allow the five senses of sight, smell, sound, taste and touch to co-exist in perfect harmony through a variety of gardens, water features and lights, creating an experience that encompasses different dimensions of life. At an estimated Gross Development Value (”GDV”) of RM1.6 billion, Radia covers a gross floor area of 2.7 million sq ft consisting of 640 units of serviced apartments, 400,000 sq ft office spaces and retail space amounting to 880,000 sq ft. Radia comes from the Latin word ’Radius’, which is a line connecting the centre of a circle with the outer edge. It relates to the layout of the development and connectivity from the centre to the outskirts. The name symbolises vibrancy and connectedness of the overall development. The design of Radia is inspired by the French ‘Le Faubourg’ concept – a special character of exclusive and integrated neighbourhoods that cater to the everyday needs of its residents. DUO is an extraordinary integrated development that features two landmark towers rising from the arts, culture and educational precinct of the Bugis district. With premium residences, Grade A Offices, a 5-Star hotel and retail gallery, DUO is set to revitalise the way one lives, plays and works there. With a Gross Development Value (GDV) of RM10.2 billion (S$4 billion), DUO is projected to be a hot-spot for the urban young professional. It is designed to complement the Central Business District by the Beach Road – Ophir Rochor Corridor and is the flagship of Singapore’s Urban Redevelopment Authority plan to revive Bugis district by construction of a mixed-use cluster. Designed by internationally renowed architect, Ole Schereen, the project consists of DUO Residences, DUO Tower and DUO Galleria on 26,688 sq m of land. The 49-storey DUO Residences 660 premium residences will offer a pleasant view of the sea, Marina Bay, Raffles Place and Kampong Glam. The units will comprise studios, one-to-four bedroom units and penthouses (ranging from approximately 430 sq ft to 4,000 sq ft) with European appliances and fittings. Four decks of the DUO Residences will come with amenities such as gymnasium (with patio gym), 50-metre lap pool, sky pool, children’s pool, Jacuzzi, Teppanyaki terraces, outdoor dining area, function room and extensive gardens. The residences received an unpreceedented demand with sales reaching 87% at the end of 17 November. where 574 out of the 660 units offered were sold at an averange price of S$2000 per sq ft. In terms of buyer’s profile, Singaporean accounted for 70 percent, Malaysians 14 percent and other nationalities 16 percent respectively. On 8 November, the show gallery of DUO Residences was unveiled in Plaza Mont’Kiara, Kuala Lumpur in a preview session with members of the media. Meanwhile, the 39-storey DUO Tower will consist of 352-room five-star hotel, retail shops and 20 levels of Grade A office space. DUO Galleria is a retail gallery located on the ground podium within a park-like environment with a total lettable floor area of approximately 53,000 sq ft. DUO is one of the two major property projects developed by M+S Pte Ltd, owned 60:40 by Khazanah Nasional Berhad and Temasek Holdings (Private) Limited, UEM Sunrise alongside CapitaLand Limited have been appointed as Project Managers handling the marketing and project development respectively. The project is expected to be completed in 2017. Almãs @Puteri Harbour On 30 November and 1 December, UEM Sunrise previewed Almãs Suites – part of the Phase 1 and residential component of the overall Almãs @Puteri Harbour (“Almãs”) a mixed-use development located in Nusajaya, Johor. The preview was held concurrently at two locations, Nusajaya and in Kuala Lumpur. Almãs Suites stands majestically in a single block of 34 storey towering atop five storey of a multi-tier security control car park, a double volume grand lobby; and a facility podium boasting a 1.1 acre eco-deck (“E-deck”) that is paved with lush landscape, pavilions, water features and equipped with a swimming pool, a wading pool, an outdoor and indoor gyms, a reflexology path, a wellness terrace, an indoor half basketball court and a multipurpose hall. On 24 August, 300 loyal customers from the Central region were treated at the Hari Raya Lebaran Fiesta Open House held at the Sime Darby Convention Centre, Kuala Lumpur. Designed to give a resort vibe, it has many unique features and majority of them revolves around water. It also provided an in depth presentation on the Company’s business activities, including progress updates and released several statistics on property trends of UEM Sunrise’s portfolios in Nusajaya. The media familiarisation tour was organised as part of the Company’s efforts to engage as well as to share firsthand information and progress of UEM Sunrise’s current and future developments in the Central Region. The tour began with a project briefing at the UEM Sunrise Property Showcase in Mont’Kiara featuring developments such as Arcoris Mont’Kiara and Residensi 22 Mont’Kiara. Members of the media had the opportunity to view the interior of a 2-bedroom unit of Arcoris Residences, the service residences component of Arcoris Mont’Kiara before boarding the bus to tour UEM Sunrise’s projects in Mont’Kiara and Dutamas, where they passed by several residential and commercial developments including a stop at 28 Mont’Kiara and UEM Sunrise Fun Zone as well as UEM Sunrise Chill Out Zone. These two designs from Australian - based architectural firms have been selected in crafting what would potentially become new landmarks in the Melbourne skyline. The Company is set to launch the projects by 2014 and has already made good progress in bringing onboard other main consultants for both projects to support the design process. The development at 224-252 LaTrobe Street will feature over 500 premium residential units in each phase and will likely be launched in two phases, as well as vibrant retail offerings that are directly connected to the Melbourne Central shopping centre and the Melbourne Central Train Station. The 9-23 Mackenzie Street project will have over 388 apartment units with breathtaking views towards the Carlton Gardens. COX Architecture’s design, was selected for the 9-23 Mackenzie Street site. The event was graced by the Johor State Secretary, YB Dato’ Hj Obet bin Tawil. Wanko Soba Eating Challenge Publika, a retail development by UEM Sunrise collaborated with Ichiban Boshi and held the first ever Wanko Soba Eating Challenge event on 10 November. The competition witnessed eager participants gobbling down bowls and bowls of noodles in just three minutes. The Wanko Soba Eating Challenge was organised as part of its efforts to position Publika as an international hub for cultural activities that appeal to the communities of UEM Sunrise-managed properties in Mont’Kiara and Dutamas. A collection from the registration fees and donations received during the event were channeled to the Japan Foundation for the restoration of tsunami-hit Iwate Prefecture. During this period, staff were grouped into five different teams, named after gem stones – Morganite, Aquamarine, Tourmaline, Zircon and Amethyst; and competed in various sports and traditional games including Netball, Volleyball, Arm Wrestling, Futsal, Congkak and Batu Seremban. During the event finale, regional champions for Volleyball, Futsal and Arm Wrestling from both regions competed for the national championship titles. Moreover, three new games were introduced and adopted by the Ministry of Youth and Sports namely Jombola, Dodgeball and Frisbee. Several friendly track events also took place, including Three-legged Race, Saronglympics Race and Pebbles Race. The National Sports Institute provided medical support during the event and held a mini exhibition relating to sports science, medicine and technology. The day ended with a prize-giving ceremony by Aminah Abdullah, who is also the Organising Chairman of this year’s Mini Olympics of The Titans. This year’s event was aimed at approaching sustainability holistically. It included talks by related agencies such as the Department of Occupational Safety & Health (“DOSH”), IRDA, CIDB, Akademi Binaan Malaysia (“ABM”), and Heath Practitioners which centred on the various aspects which support sustainability themes and other health related topics. The second day of the programme was activity-based, aimed at fostering greater interaction and partnership between the staff and the industry players. The 6th Annual Quality, Safety, Health and Environmental Campaign was held at Puteri Harbour in Nusajaya, Johor and was attended by over 300 of the Company’s staff and representatives from 53 contractors and consultants. The second and third places went to Mohd Izz bin Zakaria from Sekolah Nusa Perintis 1 and Nurul Najwa binti Barni from Sekolah Kebangsaan Nusantara with cash prizes of RM350 and RM200 each with silver and bronze medals respectively. Spelling Competition - Top 20 Winners Ninety pupils from 13 UEM Sunrise PINTAR primary schools took part in a Spelling Competition at the Theatrette Hall, Bangunan Dato’ Jaafar Muhammad, Kota Iskandar, Nusajaya on 31 October. Organised in collaboration with the Johor Bahru District Education Department, the competition witnessed a 50% increase in participation as compared to 60 students last year. The Spelling Competition comprised three rounds of challenges – written test, verbal spelling test for top 20 contestants and final round of Spelling Bee, a new challenge introduced this year. The Spelling Bee is known as a traditional competition in which contestants need to spell the given English word aloud, alphabet by alphabet. Contestants who misspelled were eliminated and only 10 finalists competed to be crowned as the Spelling Bee Champions. The competition was graced by YB Datuk Haji Jemale bin Paiman, English Language Senior Officer from Johor State Education Department, who presented the prizes to all winners, accompanied by UEM Sunrise’s Mohd Nadzari Haji Bachek, Senior General Manager, Nusajaya. Topics covered included healthy diet, personal hygiene as well as a grooming session. There were other fun-filled activities such as sandwich making demonstration by the students called ‘Do-It-Yourself’. Several booths were set up that promoted healty living lifestyle such as ‘Johor Bebas Asap Rokok’, body screening, dengue awareness and dental showcase. Dental health care for the students A “Health and Hygiene” course was organised for 150 Year Five and Year Six UEM Sunrise PINTAR School students in collaboration with the Johor Bahru District Health Department. “As a responsible corporate citizen, UEM Sunrise is committed to develop a healthy environment in all UEM Sunrise’s PINTAR schools. We trust that early education and awareness is imperative in changing public perceptions and modifying behaviour for healthier people”, said Mohd Nadzari Haji Bachek, UEM Sunrise’s Senior General Manager, Nusajaya who represented the company at the event. National Day Campaign and Green Programme Competition Winner Rewarded UEM Sunrise PINTAR School students who participated in the “National Day Campaign” and “Green Programme” competitions, were rewarded with cash prizes and certificates at the Theatrette Hall, Bangunan Sultan Ismail, Kota Iskandar on 24 September. The National Day Campaign’s Choral Speaking competition, themed “Unity”, was aimed to test the students’ competencies to orally interpret and recite a text from their memory. It also served as a platform for students to learn, perform and improve their public speaking skills. The Green Programme was a design competition that required students to use recycled materials to design their creative ideas. The objective of this competition English Boot Camp An inaugural English Boot Camp for 130 Year Five UEM Sunrise PINTAR School students was organised at Savanah Hills, Bukit Tiram, Johor Bahru on 29 June. The two-days/one-night camp is aimed at promoting greater usage of English as well as to assist participating students to create awareness on the importance of English as a second language. Filled with fun activities such as Sing Along and Project Runaway, the camp helped to further develop the students’ self-confidence, improve their pronunciation as well as promote better vocabulary. Additionally, it encouraged was to imbue the students with creative thinking and foster a socially responsible green generation through simple and informative competitions. Choral speaking and Green Competition participants the students to overcome their fear in conversing in English through group presentations and activities. This English Boot Camp is part of the UEM Sunrise’s ongoing quest under its CSR Education - Academic Excellence Programme to help raise the academic performance of its PINTAR students. Participants of English Boot Camp LIVING OUR VALUES Khatam Al-Quran Ceremony for 134 Pre-schoolers The 5th Khatam Al-Quran ceremony on 16 November marked the achievement of 134 pre-schoolers who completed the “Pintar Al-Quran Programme” for 2013. Johor Religious Department Officers as well as respective teachers of UEM Sunrise’s adopted KEMAS kindergartens. The programme aims at educating the younger generation to become Al-Quran literate. This year, 134 out of 271 pre-schoolers aged five and six years old from UEM Sunrise’s adopted KEMAS kindergartens around Gelang Patah, Johor successfully completed their Al-Quran recital classes while the remaining 137 children are currently at various stages of completing the programme. Since its inception, the programme has seen a steady growth and satisfactory achievement, with a total of 1,163 Al-Quran graduates to date. The ceremony was graced by YB Haji Abd Mutalip Bin Abdul Rahim, Johor Religious Committee Chairman who gave the opening speech. Also present were Pre-schoolers during the Khatam Al-Quran ceremony Back To School Cheer for 40 Orphans Pertubuhan Kebajikan Anak-Anak Yatim Darul Aitam (“Darul Aitam”) in Tapah, Perak, received a donation cheque amounting to RM18,400 for the purpose of purchasing school uniforms and other necessities for forty school going children aged between seven and 17. programme is to ease the burden of the orphanage for the upcoming 2014 school session and to contribute to its day to day running operations. The main objective of the Back to School Cheer - cheque for Darul Aitam orphans Extending a Helping Hand to Orang Asli Community On 28 November, UEM Sunrise brought some cheer to the Orang Asli students of Kampung Simpang Arang in Gelang Patah by handing over school apparels. A total of 145 school going children received two sets of school uniforms, shoes and socks amounting to RM250.00 each. UEM Sunrise was represented by Mohd Nadzari bin Haji Bachek. 16 17 PERSONALITY Mont’Kiara Pines Joanne Khong’s Sanctuary She has called Mont’Kiara Pines ‘home’ for the last twenty years and has enjoyed every single minute of it. Joanne Khong had settled in after resigning from her post as chief stewardess for MAS. She remarked, “Here I was with my new born baby and enjoying the serenity of the lush greenery and looking at lovely birds in their safe sanctuary and not forgetting monkeys scampering about! Back then, there were only 3 blocks in Mont’Kiara Pines-Scots, Everette and Aspen.” Joanne was so impressed with her new abode that the thought of moving out has never crossed her mind. She said, “I love the environment in Mont’Kiara and the fact that it is selfcontained with everything conveniently nearby. The whole place has a lot of greenery and lined with attractive pavements linking to most of the condominiums making walking or jogging pleasurable. There are also shopping complexes like Plaza Mont’Kiara, 1 Mont’Kiara and also the most well known, Publika at neighbouring Dutamas, which is the "darling" of all shopping centres. My son and his friends have enjoyed growing up in such a vibrant and safe surroundings.” Another feature that Joanne loves is the dependable "Fun Rides" that pick and drop off residents at strategic stops making Mont’Kiara a convenient meeting place. There is also the Publika shuttle plying the route to KL Sentral, another convenient connection to PJ and KL. PERSONALTY That is just one side of the story. Joanne has made the UEM Sunrise Chill Out Zone her "second home" so to speak. It is the perfect place for homemakers to hangout and catch up with their neighbours after they finish their chores. It is all to do with the wide range of activities and programmes on offer every day. She just loves the Dancercise (Japanese Yasakoi So-ran), line dancing, hula hoop, belly dance, yoga and Tai Chi as it keeps her healthy. Joanne was also enthusiastic about the cooking demonstrations, language classes and craft work that are conducted by residents for fellow residents because she believes it has helped them all become more knowledgeable and polished persons. The yearly festivals like Hari Raya, Chinese New Year, Deepavali, Christmas and lantern festival are an enjoyable get together as it is exclusive for residents staying in UEM Sunrise-managed properties said Joanne. She added, “I’m sure the sense of close knit community here is one of the draws for becoming a resident here. It’s not just the festivals that are fun but also the yearly community sporting events like golf, tennis, badminton and the bowling challenge held especially for residents and purchasers to celebrate cross cultural togetherness and foster closer relationships.” Her friends and relatives are also happy and somewhat envious at her home in Mont’Kiara, exclaiming what exclusive neighbourhood it is and how lucky she is to make it her home. For Joanne, among the many happy memories she has in Mont’Kiara, her most unforgettable moments was when she was crowned champion in the inaugural Best Recipe Cooking Contest back in 2010. She laughed when she said, “I had named the dish 'Chai Glamour’, which sounded a bit naughty considering the ingredients were fresh salad greens, assorted mushrooms, Fuchok, ginkgo served with steamed flour buns and pumpkin cake!” Celebrity Chefs Florence Tan and Ismail were the guest judges. She added, “Needless to say it served as a platform for me to be a better homemaker/chef and share some of my invaluable recipes with the international community in Mont’Kiara. I must thank the organiser of the event, UEM Sunrise for staging many "community bonding" events.” Joanne ended by saying that purchasing a property in Mont’Kiara is a great investment and she would definitely purchase another piece of property here if the opportunity presents itself. 18 19 ACHIEVEMENTS Forth Year Membership with The Edge Billion Ringgit Club UEM Sunrise remains one of 144 members of The Edge Billion Ringgit Club for the fourth consecutive year since 2010 – announced during a gala dinner on 2 September. The Edge BRC has firmly established itself as Corporate Malaysia’s most prestigious grouping, a select group of companies distinguished for their continuous pursuit of growth opportunities while ensuring a right balance between profits and best business practices. To qualify for the BRC, companies needed a minimum market capitalisation of RM1 billion on 31 March.
