T
he much anticipated mixed-use high rise development, Teega
@Puteri Harbour was introduced in the final quarter of 2012 by
UEM Land Holdings Berhad’s wholly-owned subsidiary, Sunrise
Berhad in two private pre-launch preview sessions - on 16 November
and 14 December for Phase 1 and Phase 2 respectively, comprising
of condominium units and service apartments.
As part of the multiple award-winning Puteri Harbour’s waterfront

Foreword
It gives me great pleasure in presenting the inaugural issue of The Personalty,
published by UEM Land Holding Berhad (”UEM Land”). We are indeed
excited with this new special edition which is dedicated to all our readers,
valued customers and strategic partners.
The year 2012 has been an exciting year for us with momentous milestones.
Our flagship development, Nusajaya in Iskandar Malaysia marks its fifth year
of development since it was officially launched by Malaysia’s Prime Minister
in February 2007. As envisaged, Nusajaya is now at the much anticipated “tipping
point” with the completion of its signature and catalytic developments.
The diverse yet complementary projects identified in Nusajaya’s Development
Master Plan are now coming to fruition, which we believe will lead to a new
demand structure that will trigger further investments and developments to
propel Nusajaya on a new growth trajectory.
Since Nusajaya’s inception, UEM Land has been focused on developing
signature projects within Nusajaya such as Kota Iskandar; the Johor State
New Administrative Centre, Puteri Harbour, an upscale urban waterfront
and marina development, Nusajaya Residences; a collection of modern and
contemporary living developments; and Southern Industrial Logistics Clusters
(“SiLC”), home to Malaysia’s premier purpose built bio-technology hub.
The other catalytic projects in Nusajaya undertaken by Iskandar Investment
Berhad (“IIB”) are also progressing well with key components such as
the Newcastle University Medicine Malaysia campus, Malborough College
and LEGOLAND® Malaysia Theme Park which commenced operations
this year.
We continue to have a strong presence in Kuala Lumpur through our
wholly-owned subsidiary, Sunrise Berhad (”Sunrise”), with new property
launches such as Arcoris SoHo in Mont’Kiara as well as Summer VOS in
Jalan Sultan Ismail.
In moving forward, UEM Land will further intensify our efforts and “making
our mark” through multiple projects both in Nusajaya as well as in the
Central Region. We strive to become a regional property developer by 2015,
strengthening our brand value, whilst positioning efforts will continue in 2013.
We hope you enjoy reading this inaugural issue of ‘The Personalty’ featuring
our exciting and interesting stories.

launched the second commercial block, Summer VOS in Jalan
Sultan Ismail, Kuala Lumpur.

NEW DOUBLE-STOREY
Launched in Nusa Bayu
The Phase 2C of Nusa Bayu, comprising 168 units of double-storey
terrace houses were launched at the Nusa Bayu Sales Gallery,
Nusajaya on 29 July 2012.
More than 500 visitors thronged the Gallery and saw an overwhelming
response with 92 percent of the total units being sold.
Nusa Bayu is a 258-acre mixed residential development located at
the Northwest side of Nusajaya targeted for the medium-income
group. When fully completed, it will house almost 5,000 units in
total consisting of double storey terrace homes, double storey
shophouses and apartments.

Topping Out the pinnacle of
28 Mont’Kiara
YBhg Dato’ Wan Abdullah Wan Ibrahim marked the progress of
28 Mont’Kiara which has reached the pinnacle at 40 storeys high,
in a topping out ceremony held on 22 March 2012. Also present
to celebrate the achievement was Project Director, Mr. Ang Kee
Ping and the 28 Mont’Kiara working team.
With ultra-modern architectural features, 28 Mont’Kiara will house
will house a total of 460 opulent units with sizes ranging from
2,535 sq ft to 3,000 sq ft while penthouses range up to 6,465 sq ft.
This Mont'Kiara marvel offers a wide expanse of luxuriant
recreational space the size of two football fields covering 70 per cent
of the development’s 4.87 acres of freehold land.
28 Mont’Kiara achieved the ultimate recognition when it was
declared the Best International High-Rise Development at the

UEM Land Property Gallery, the first property showcase launched
beyond Malaysian shores in Singapore’s Heritage Place, is strategically

current and prospective customers and investors, as well as a
showcase platform for various on-going projects. The strategic
proximity also provides the opportunity for UEM Land to provide
quality service and to be more engaging with customers and investors.
With the ever-growing and encouraging interests from Singaporean
investors in Malaysian property ventures particularly in Nusajaya,
the opening of the Gallery across the Causeway demonstrates
UEM Land’s commitment to strengthen its presence in Singapore,
as a positive move towards promoting better ties with customers
as well as potential investors in Singapore.

(MSS), a wholly-owned subsidiary of IIB, have set up a full-fledged
security service company to provide enhanced security for Nusajaya
in providing a conducive environment that would support the
overall development of Iskandar Malaysia.

The joint-venture company, known as Nusajaya Five-O Sdn Bhd
will expedite the implementation of the overall safety and security
initiatives and control the quality of security services provided in
Nusajaya; including obtaining all relevant licences and approvals
from the authorities on the Auxiliary Police (”AP”) operations and
guard services, besides providing managed services. The managed
services cover management of Security Central Monitoring System
(”CMS”) & Respond and Physical Security Services, Cash-in
transit, Bodyguard and Cargo Escort; and Professional Services
that include Township Security Advisory & Building Security
Planning (”CPTED”), Security Audit & Public Order and Crowd
Control Management.
To initiate the security effort, UEM Land has deployed twenty AP
officers from Mont’Kiara, Kuala Lumpur to be stationed in
Nusajaya. The officers are operating from IIB’s Medini Command
Centre in Seri Medini. By 2015, the joint venture company is
expected to have an estimated 160 AP officers who will be deployed
in critical areas such as Customs, Immigration and Quarantine
Checkpoint and Security Command and Control Centres as well
as on patrol in public places such as Puteri Harbour, Kota Iskandar,
the Nusajaya loop (a ring road traversing the key catalyst
developments in Nusajaya) and for the public’s immediate access.
“This initiative is part and parcel of the Nusajaya Safety & Security
Master Plan we had developed and practised throughout the
Nusajaya. We are also looking into other areas of improvements
such as the expansion of our CCTV coverage in the vicinity to
further add value to the current safety and security initiatives.

provided Specialist Security Consultancy Services while GE was

progressively in UEM Land’s projects.
NEW CUSTOMER
Care Line in Nusajaya
As part of its continuous community development efforts, UEM
Land on 22 September 2012 launched a Customer Call Centre
Toll Free number in Nusajaya for UEM Land developed properties.
The 1 800 888 008 Toll Free number was initiated to further
understand customers’ concerns and feedback with regards
to their homes which they have purchased within the vicinity.
The feedback received will subsequently be channelled to the
relevant departments within UEM Land for their prompt action
and assistance.

Publika Celebrates
FIRST YEAR ANNIVERSARY
Publika Shopping Gallery (”Publika”), a development by Sunrise
celebrated its first year anniversary in September by hosting two
celebratory events - Publika Jazz Festival and Publika Tenants
Appreciation Dinner.
The inaugural Publika Jazz Festival was held on 14 and 15 September
and during the two-day festival held at The Square Plaza saw
various genres of jazz music being showcased with a good mix of
mainstream, soul, acapella, bossa nova, and vocal performances;
featuring Dasha Logan, Bihzhu, Atilia Haron, Liyana Fizi, Elvira Arul
and Dennis Lau. The festival was all about eclecticism with many
jazz artistes and bands fusing sounds from different type of
influences as Publika aspires to see the new generation of Jazz
enthusiasts exposed to this far-reaching, all-encompassing music
genre. It is a social gathering as much as a spectacle.
Meanwhile on 19 September, YBhg Dato’ Wan Abdullah Wan
Ibrahim was accompanied by UEM Land’s Senior Management
team to host the ‘Publika Tenants Appreciation Dinner’ to
celebrate the First Year Anniversary with tenants and retailers.
At the event, guests were entertained by the soulful Ning Baizura
and Rozz Ritzmann performances.
INVESTMENT
Opportunities in Shah Alam
Sime Darby Sunrise Development Sdn Bhd, a joint-venture company
between Sunrise and Sime Darby Property, organised a Property
Forum on 31 May 2012 to explore “Investment Opportunities in
Shah Alam”.
The Forum was held at White Box@MAP, Publika in Kuala Lumpur
with the aim of creating a platform for the property industry
experts to share their thoughts with the general public, property
developers, the authorities including Majlis Bandaraya Shah Alam,
loyal purchasers, real estate agents and media representatives
on the vast investment opportunities in Shah Alam.
The Forum was moderated by Ybhg Datuk Seri Michael Yam
Kong Choy, President of the Real Estate and Housing Developers’
Association Malaysia (“REHDA”) and was well attended by more
than 70 invited guests.
Three prominent corporate figures from the industry, Ms. Malathi
Thevendran, Executive Director of Jones Lang Wootton (Malaysia),
Mr. Ho Chin Soon, Director of Ho Chin Soon Research and Mr.
Previndran Singhe, Group CEO and Founder of Zerin Properties
were present to share and provide insightful views on the topic.
With over 130 outlets now open, Publika has stamped its mark on
the affluent Mont’Kiara landscape which Sunrise had developed.
With probably the most interesting supermarket as the anchor
tenant, Ben’s Independent Grocer (“BIG”) and a host of brands
and retailers who have taken a bold step in offering retail
concepts with a twist have turned Publika into the preferred mall
in the vicinity.
NEW ‘CHILL OUT’
COMMUNITY
Facility in Mont’Kiara
UEM Land Group and the residents of Sunrise managed properties
in Mont’Kiara and Dutamas, marked the official opening of its
newest community facility, known as Sunrise Chill-Out Zone on
8 June 2012.
The opening of Sunrise Chill-Out Zone is part of UEM Land’s
commitment as a caring community developer in meeting the
social and lifestyle needs of the ever-growing Sunrise Mont’Kiara
and Dutamas community.
Designed as a chill-out venue to relax the mind and unwind while
promoting cross-cultural interaction among residents, the new
facility will serve as a social space for all residents to gather and
indulge in leisure pursuits towards a more balanced, quality and
enriched lifestyle.
The opening ceremony was attended by 150 residents and
celebrity guests. Highlights of the event included a demonstration
by celebrity Chef William Tan, Pink Jambu Fashion Show, Maria
Angela live band, Helmi The Gimmick Comedy Act and K-Pop
styled dance performances.
Sunrise Chill-Out Zone will host numerous programmes for the
benefit of the residents of diverse nationalities. The activities will
include recreational, cultural or educational in nature. Since April
2012, various fitness programmes as well as cooking and baking
classes have been organised. Other events include interesting
workshops, talks, language classes and community garage sales.
SUNRISE COMMUNITY WATCH
Helps Prevent Crimes, Keeps Neighbourhood Safe
Sunrise Community Watch, a police-community partnership with
Sunrise was launched in April 2012 to help combat crime and
ensure families feel safe. It aims to reduce crime and strengthen
ties between the community and the police.
In his opening remarks at the official launch, YBhg Dato’ Wan
Abdullah Wan Ibrahim said, “Sunrise Community Watch is a
community-based crime prevention programme which aims to
improve the quality of life within a neighbourhood. With crime
preventive measures enhanced in all our property developments in
Mont’Kiara/Dutamas, the community can move around with
greater confidence”.
As a police-community partnership, Sunrise Community Watch is
exemplary of how the strong-bond among the community can
cooperate to help deter or prevent and solve crimes.
Home to a global community of over 50 nationalities, and recognising
the importance of a safe neighbourhood, Sunrise has since 2005
initiated various security enhancements surrounding it Mont’ Kiara
and more recently its Dutamas developments. These include
24-hour CCTV surveillance along Jalan Kiara, mobile patrol unit
and night guard dogs. To create awareness and improve public
safety, Sunrise has also hosted workshops and educational talks
on crime prevention measures for the benefit of its residents.
Taking security to the next level, Sunrise set up the Auxiliary Police
Unit (APU) in July 2011. With 60 personnel deployed in the Mont’Kiara
/Dutamas area, residents and the community are comforted by
their presence to carry out daily activities with peace of mind.
Sunrise will continue to find innovative solutions to further enhance
vicinity security for residents. In the pipeline is the setting up of foot
patrol beats, display of valuable tips and guides and emergency
numbers on LED screens and regular crime prevention awareness
activities at the Sunrises’ community facilities.

GLOBAL RECOGNITION
for Nusajaya Master Plan
Nusajaya, one of the five flagship zones of Iskandar Malaysia
development corridor received global recognition when it emerged
as a winner in the Master Plan Category at the prestigious FIABCI
Prix d’Excellence Awards 2012.
UEM Land’s Managing Director/Chief Executive Officer, Dato’
Wan Abdullah Wan Ibrahim received the award during an awards

Ceremony, graced by Housing and Local Government Minister,

public-listed companies that recorded annual revenue of between

I
n 2012, UEM Land expanded its Corporate Social Responsibility
(“CSR”) mission to Tapah, Perak where it presently holds close
to 2,500 acres of reserved land bank. The company has increased
its community outreach in the area by undertaking several engaging
programmes to enhance the well-being and quality of life of the
local community in which it operates.
Bringing “Back to School” cheer to
ORANG ASLI COMMUNITY
50 school going children between the age of 7 and 17 from
Kampung Sungai Geroyang and Kampung Sungai Merbau
received school uniforms and a variety of school supplies under its
inaugural “Back To School” programme, including school shoes,
school bags, stationery and other items amounting to RM500.00
per person. The objective of the programme was to ease the
burden of the families involved towards the preparation of their
children for the 2013 school session.
The handing over of school uniforms and supplies was held in a
ceremony on 28 December 2012, graced by Ahli Dewan Undangan
Negeri Ayer Kuning, YB Dato’ Haji Samsudin Abu Hassan and
attended by approximately 100 residents. Also in attendance were
local authorities from Majlis Daerah Tapah, Pejabat Polis Daerah
Tapah and Jabatan Kemajuan Orang Asli Daerah Batang Padang.
Ramadhan Goodwill for
BUSARAH
During the month of Ramadhan, UEM Land contributed a total of
RM25,000.00 to Pertubuhan Kebajikan Anak-Anak Yatim Darul Aitam
(“BUSARAH”). Out of the RM25,000.00, a total of RM15,000.00
was utilised to refurbish the orphanage’s multi-purpose hall and
the remaining RM10,000.00 was presented at a Majlis Berbuka
Puasa event organised at the newly refurbished hall on 10 August
2012 to cover some daily operations expenses. UEM Land’s
Senior Management members also celebrated iftar with orphans
in an effort to bring festivity cheer to the children and liven up their
spirits just before the Hari Raya holidays.
Upgrading of Tapah
ROAD LIBRARY
Earlier in April 2012, UEM Land contributed more than RM30,000.00
to upgrade Perpustakaan Desa Tapah Road and enhance its
overall outlook. The new and improved library was officiated by YB
Dato’ Haji Samsudin Abu Hassan, Ahli Dewan Undangan Negeri
Ayer Kuning and witnessed by Tuan Haji Rosham Abdul Shukor,
Deputy Senior Director of the National Library.

ur team in the Southern Region continues to
engage with the local community by organising
numerous programmes, focusing on educational initiatives
with 17 of our adopted PINTAR schools and 5 KEMAS
kindergartens as well as community development activities
with residents in the Gelang Patah vicinity.
PINTAR Schools’ High Achievers Rewarded
63 high-flying students from UEM Land’s PINTAR schools who
achieved excellent results in the 2011 UPSR, PMR and SPM
examinations were rewarded in the Anugerah Pelajar Cemerlang
ceremony on 14 April 2012. Under the Academic Excellence
Programme, these students participated in numerous exams clinics
and have recorded commendable improvement compared to the
previous year with 2.13% improvement for UPSR and 4.70% for
PMR. In addition, two students obtained 11As and 10As for SPM.
The outstanding students received cash prizes whilst the overall
best student for each examination level received an additional
computer notebook.
Ramadhan Merriment for Gelang Patah Communities
In a collaborative effort with Kelab Media Johor, 80 staff volunteers
prepared and distributed a well known Ramadhan delicacy called
bubur lambuk to several communities of Gelang Patah on 8
August 2012. Additionally, Hari Raya goodies and duit raya were
presented to 180 underprivileged individuals including single
mothers, orphans, and the physically challenged as well as senior
citizens from several villages.

Fourth Khatam Al-Quran by KEMAS Kindergarteners
The Fourth Khatam Al-Quran ceremony was held on 10
November 2012 under UEM Land’s very own Pintar Al-Quran
Programme. A total of 98 pre-schoolers from its five adopted
KEMAS kindergartens between the age of five and six years old
have completed their Al-Quran reading for the year. Since the
programme’s inception in 2008, the wholly funded initiative by
UEM Land and supervised by Jabatan Agama Johor (“JAJ”), has
benefited more than 892 pre-schoolers and continuously
recorded sturdy growth with satisfactory achievements.
The idea of Al-Quran reading programme for pre-schoolers was
rooted in the belief that through Al-Quran learning, they will be
encouraged to adopt the fundamental values stated in the
Al-Quran for greater spiritual well-being which ultimately
contributes to overall community development.
Library Enhancement Project
In February 2012, UEM Land introduced a new CSR initiative
known as the Library Enhancement Project. Sekolah Kebangsaan
Nusantara, Gelang Patah which has a total of 800 children with
limited library facilities has been selected as the pilot school for
the project. The school’s existing library were refurbished and
enhanced by the replacement and stocking of library books as
well as equipping it with necessities such as book trolleys, stools,
carpets and wallpaper worth more than RM40,000.00.
The inaugural programme is part of UEM Land’s education-focused
CSR efforts in helping raise students’ academic performance.
By creating a more conducive and pleasant reading atmosphere,
students will be encouraged to utilise the library more regularly as
a resource and learning centre.

A senior and well-respected Partner at the internationally acclaimed
architectural firm, Foster and Partners, Jonathan has been with
the London-based company for the past 20 years and has racked
up an impressive track record, having worked on various high-profile
and award-winning projects including the Inca-inspired Arcoris
Mont'Kiara, he has helped to conceptualise and design.
His first project involvement in the country, Universiti Teknologi
Petronas in Perak won the Aga Khan Award for architecture in
2007. Jonathan was also part of the team that designed the Chek
Lap Kok International Airport and the West Kowloon Cultural
District in Hong Kong as well as China's Beijing international Airport.
Jonathan takes pride in his latest project, Arcoris Mont'Kiara,
Kuala Lumpur, another prestigious and impressive project developed
by Sunrise Berhad, a wholly-owned subsidiary of UEM Land.
The six-acre mixed-use development located in the Mont’Kiara
vicinity comprises serviced residences, SOHOs, business suites,
boutique hotel and retail outlets, all linked by a central plaza. The
communities are seamlessly integrated yet distinctly set apart
through creative planning, creating easeful spatial delineation.
The retail component, which comprises 50 units, will be in a central
plaza that links the two towers. Arcoris will eventually have 477
parking bays for the serviced residences and 1,470 commercial
bays, as well as 24-hour security, swimming and wading pools,
function and multi-purpose hall cum tennis and badminton courts.
Offering the best in urban living, the development's aim of providing
privacy while organising natural light, space and views has won it
the Best Commercial High Rise development for the Asia Pacific
and Malaysia and Mixed-Use Architecture (Highly Commended)
for Malaysia at the Asia Pacific Residential Property Awards 2011.
Foster and Partners have developed a interior design concept for
the project which is demonstrated in the show unit mock ups to
be completed in the early New Year. According to Jonathan, there
shouldn't be a distinction between the interior and exterior of any
project. “We believe it will add an extra level of quality when the
inside reflects and complements the architecture of the building.
The interior design will offer an elegant and calming look".
The architectural approach draws on the appropriate technology
and innovation, including gardens and courtyards that help to
create a better green community.
The Foster team, led by Jonathan Parr got their inspiration for the
Arcoris design from Machu Picchu, a 15th century pre-Columbian
Inca site in Peru that is reputed to be one of the most familiar icons
of the Inca world. Machu Picchu sums up the firm’s idea for
Arcoris - with lush green landscapes and making sure each unit
has a good greenery view.
Ultimately, Arcoris aspires to be Green Building Index-certified as
it has many green features - a high green plot ratio, energy-saving
escalators and lifts, multiple check meters to ensure minimal wastage
of water and electricity, rainwater-harvesting system, water-efficient
sanitary ware and fittings, inverter-type air-conditioning and effective
building-massing that will minimise direct heat from the sun.
Jonathan explained that the Arcoris design negotiates the
different levels of the site, taking advantage of the natural terrain
and weaving the public and private realms with sloping terraces
that look into the heart of the development.
He added, "Besides this, emphasis into the details of any project
and ensuring complex solutions are made simple while maintaining
quality is essential. We ensure that the communities are seamlessly
integrated yet carefully arranged. To one end, the entire northern
block functions as a purely residential enclave, while the south
tower integrates the hotel with the other communities."
The development is made up of two blocks, one 18-storey high
and the other 35-storey block. The 18-storey tower will house 331
serviced residences with built-ups of 850 to 2,000 sq ft while the
taller tower will house business suites, known as Arcoris Suites, a
hotel with about 275 rooms as well as 366 SOHOs, with built-ups
of 500 to 1,000 sq ft.

Salutes Over 1,000 Employees
Over 1,000 employees from central and southern regions
gathered for an employee appreciation programme called
Jamboree Nite on 19 October 2012 at the Sunway Lagoon.
Themed ‘We Salute You’, the Jamboree Nite was graced by
YBhg. Dato’ Wan Abdullah Wan Ibrahim accompanied by other
Senior Management members. A total of four awards were
introduced - Golden Ear Award, Silver Tongue Award,
Empowerment Award and People Leadership Award with 12
trophies including cash vouchers presented to a group of

An Integrated
Eco-Friendly Tech Park
for Gerbang Nusajaya
U
EM Land’s wholly-owned subsidiary, UEM Land Berhad has
entered into a joint venture agreement with Asia’s leading
business space solutions provider, Ascendas Land International
Pte Ltd (“Ascendas”) to develop an integrated eco-friendly
technology park in Gerbang Nusajaya. UEM Land and Ascendas
will hold 40% and 60% stakes respectively in the joint venture.
The official Signing Ceremony was held on 23 October 2012 and
graced by Malaysia’s Minister of International Trade and Industry,
Dato’ Sri Mustapha Mohamed. Also present was Singapore’s Senior
Minister of State, Mr. Lee Yi Shyan from the Ministry of Trade and
Industry and Ministry of National Development.
With a projected investment value of RM3.7billion, the proposed
519 acre freehold tech park development is expected to take place
in three phases over nine years with the launch of Phase 1 targeted
in the last quarter of 2013. The fully-landscaped park will offer quality
infrastructure to support a range of industries such as electronics,
pharmaceutical & medical devices, food processing, precision
engineering, fast moving consumer goods (FMCGs), logistics &
warehousing and general engineering services as well as land
plots for customized facilities. Supporting lifestyle and social amenities
include training facilities and dormitories, F&B outlets, fitness and
sports and retail facilities. When fully completed, it is expected to
host a business community of over 34,000 people.
YBhg Dato’ Wan Abdullah Wan Ibrahim in his speech was quoted
saying, “UEM Land sees this joint venture as an important and
timely milestone as it kicks start the second wave of catalytic
projects to be introduced and implemented post Nusajaya’s 2012

The proposed integrated eco-friendly tech park complements the
existing Southern Industrial and Logistics Custers (“SiLC”), the
1,300-acre ‘green’ and ‘clean’ fully managed industrial park which
houses Malaysia’s first dedicated biotechnology park known as
Bio-XCell.

for UEM Land Employees
A
s part of UEM Land’s efforts to attract, retain and reward
employees in line with the challenging growth targets that
have been set for the Company in moving forward, the company’s
shareholders on 7 March 2012 approved a 7-year employee share
option scheme (ESOS) for eligible employees.
Encik Md. Ali Md. Dewal, Senior Independent Director of UEM Land,
in announcing the good news said, “The incentive is introduced to
further embrace a high-performance culture as a substantial
portion of the entitlement under the ESOS is directly linked to the
employee’s work performance and achievements”.

usajaya is gathering an irresistible momentum and is on course
to become the largest fully integrated urban development in
Southeast Asia as the project passes tipping point. The completion

in Nusajaya, which is located in one of the five flagship zones of
Iskandar Malaysia, Johor has come to life and the vision of

KARNIVAL NUSAJAYA CELEBRATES MILESTONE ACHIEVEMENTS
A grand celebration, Karnival Nusajaya was held over the weekend
on 22 and 23 September 2012 at the Dataran Mahkota, Kota
Iskandar to mark the successful launch and completion of several
key signature and catalytic projects in and around Nusajaya in
Iskandar Malaysia. The event which was organised jointly by UEM
Land, Khazanah Nasional Berhad and IIB with the support of the
Johor State Government and Iskandar Regional Development
Authority (“IRDA”) saw the attendance of more than 70,000 visitors.
The Career Fair component of the carnival received the highest
visitor traffic of approximately 15,000 visitors. It was estimated
that a total of 1,500 job offers were extended by 29 participating
companies such as UEM Group Berhad, CIMB and Permodalan
Nasional Berhad who in return received about 29,200 resumes
from job seekers.
Besides the Career Fair, other interesting booths and activities
such as the LEGOLAND® Play Area, meet and greet Hello Kitty
and friends sessions and Eksplorasi Nusajaya which each day
with a two-hour concert with performances by well-known
celebrities, drew visitors together for a fun-filled and exciting
weekend.

Located within the resource-rich state of Johor, Malaysia, and in close
proximity to Singapore, Nusajaya was identified as the ideal location
to build Asia’s newest regional city. With approximately 24,000 acres
of development-ready land, Nusajaya was envisioned as a
self-sustaining city offering a fully rounded and integrated lifestyle

As the main landowner and master developer, UEM Land has led
the creation of Nusajaya through successful residential, retail, industrial
and infrastructure projects. In addition to the Smart+Connected
Master Plan, the developments were planned according to the
environmental principles behind the Green Nusajaya Plan and in

On completion, Nusajaya is expected to become a hub for government,
tourism and leisure, education, creative, healthcare and wellness,
business and industry, commerce and finance, as well as property
and infrastructure. By the time it reaches maturity in 2025,
Nusajaya is expected to support a population of 500,000.
NUSAJAYA SHOWCASED DURING 8TH WIEF
UEM Land was presented with an opportunity to showcase
Nusajaya to 1,500 international delegates of the 8th World Islamic
Economic Forum (“8th WIEF”) which was held from 4 to 6
December 2012. Led by Johor’s Chief Minister, YB Dato’ Haji
Abdul Ghani Othman; YBhg Dato’ Wan Abdullah Wan Ibrahim
together with YBhg Datuk Ismail Ibrahim, Cheif Executive if IRDA;
YBhg Datuk Syed Mohamed Syed Ibrahim, President & Chief
Executive Officer of IIB; and several others discussed on the
various investment opportunities in Johor which centred around
the potential of Iskandar Malaysia, including Nusajaya.
On the evening of 4 December, UEM Land, together with
Khazanah Nasional Berhad and IIB hosted guests and 8th WIEF
delegates in a Gala Dinner event which was held at the Kota
Iskandar. The Gala Dinner was graced by HRH Sultan Ibrahim ibni
AlMarhum Sultan Iskandar, HRH Raja Zarith Sofiah Binti Sultan
Idris Shah. Also in attendance was The Honourable Prime
Minister, YAB Dato' Sri Mohd. Najib bin Tun Haji Abdul Razak and
wife, YBhg Datin Paduka Sri Rosmah Mansor.

A
s part of the second wave of catalytic projects to be introduced
in Nusajaya, UEM Land has entered into a Memorandum
of Understanding (“MOU”) with Chinamall Holdings Pte Ltd for the
development of China Mall, a trade and exhibition centre in Gerbang
Nusajaya. The exchange of the MOU was held on 4 December
during the official opening of the 8th World Islamic Economic
Forum (“8th WIEF"), witnessed by the Prime Minister of Malaysia,
The Honourable Dato' Sri Haji Mohd Najib bin Tun Haji Abdul
Razak together with several other country leaders and representatives.
The MOU is intended to facilitate further discussions between
UEM Land and Chinamall Holdings Pte Ltd for the development of the
China Mall with an estimated value of RM562 million. Upon completion,
UEM Land will be positioned as the owner of the China Mall while
Chinamall Holdings Pte Ltd will be the operator to manage and
market the mall on a long term lease basis from UEM Land.
The proposed China Mall will be part of the first phase of the
overall Asian Trade Centre development in Gerbang Nusajaya. It is
envisioned to become a trade and exhibition mall, covering 32 acres
with approximately 1.4 million sq ft GFA, that will cater to an expected
number of 3,000 merchants from the People’s Republic of China.
The China Mall will make available products offering from the
People’s Republic of China with products such as textile, gifts and
souvenirs, furniture, electrical and household appliances, jewellery
and toys.
SMART AND CONNECTED
Nusajaya Taking Shape

EM Land and its strategic partner, IIB - the mandated catalyst
of change for Nusajaya shares a common vision of transforming
Nusajaya into an urban development that uses cutting edge
communications technology to connect communities in a way
that will enhance economic and environmental sustainability, and
improve quality of life. In realising this vision, a Smart and
Connected Nusajaya Master Plan has been established in 2011,
aimed at transforming Nusajaya into one of the world’s leading
interconnected smart communities, creating a seamless experience
for residents, businesses, and visitors.
Telekom Malaysia Berhad (“TM”), Centios Co Ltd (“Centios”) and
Cisco System International BV (“Cisco”) was formalised to jointly
explore the opportunities available for providing smart city & smart
building infrastructure & services, including the establishment of a
managed services operating company (“MSCo”) and the potential
establishment of a GIC in Nusajaya. It is envisaged that the GIC
will show the design, build and operations of a smart city as well
as train and develop highly-skilled human capital, showcase a
smart city experience centre, and act as a platform for the testing
and localisation of new services and solutions.
As a next step to develop a smart and connected Nusajaya,
supported by Cisco Smart+Connected™ technologies, a six (6)
month-collaborative agreement between UEM Land and IIB, with
In addition, UEM Land and IIB also entered into a separate
collaborative agreement with TM for the planning, development,
operation and maintenance of telecommunications infrastructure
in Nusajaya. The collaboration will see the three parties working
together in several key areas, including provisioning of communication
infrastructure and services for both residential and business
property developments in Nusajaya, establishment of data centre,
ICT/BPO service offerings as well as extending TM WiFi services
to cover more sites in Nusajaya. TM will also be establishing a one
stop center in Nusajaya to support the telecommunication and
ICT requirements of enterprises and businesses in the area.
Both agreements were signified in an exchange of documents
ceremony witnessed by YAB Dato' Sri Haji Mohd Najib bin Tun
Haji Abdul Razak, Malaysia’s Prime Minister who officially opened
the 8th WIEF, together with several other country leaders and
representatives attending the forum.
MOTOSPORTS CITY
for Motoring Enthusiasts
M
otorsports enthusiasts across the region eagerly awaits as
UEM Land and Singapore’s FASTrack Autosports Pte Ltd
(“FASTrack Autosports”) jointly develop the proposed 270-acre
Motorsports City in Gerbang Nusajaya. This joint initiative was
recently formalised by the exchange of joint venture agreements
between both parties, witnessed by YAB Dato' Sri Haji Mohd
Najib bin Tun Haji Abdul Razak, the Prime Minister of Malaysia,
together with several other country leaders and representatives
at the official opening of the 8th WIEF in Johor Bahru. Also in
attendance, was former McLaren Formula 1 Team Driver, Mr. Lewis
Hamilton who was at hand to present a memento in commemoration
of the joint venture, to YAB Dato' Sri Mohd. Najib bin Tun Haji
Abdul Razak.
Located at just a mere 5-minute drive from the Tuas Second Link,
Motorsports City is envisioned to become a one-stop destination
for motorsports enthusiasts in an integrated mixed commercial
development with a proposed 4S (Sales, Services, System and
Spare) facilities. It will be equipped with a F1-compliant test track,
car showrooms, service centres, system enhancements and upgrades,
Continental and Asian spare parts hub, bonded warehouses
/garages, retail and alfresco spaces with F&B outlets and
entertainment hub. At the heart of the development is the 4.5 km
long test track dubbed as the “Nurburgring of Iskandar Malaysia”
will be designed by an internationally acclaimed F1 track designer.
In addition, there is also a proposed international race-certified 1.5 km
long go-kart track.
Amidst all these excitements, Motorsports City will be the Asian-based
motor sport R&D facilities and a host of quality office spaces.
In short, an approximate 8.25 million sq ft of GFA will be created
in Motorsports City, promising over 5,000 new job opportunities.
During the joint venture agreement exchange, FASTrack Autosports,
controlled by Singapore investor and businessman Mr. Peter Lim,
who is also a shareholder of McLaren Automotive said, “As the
region is fast becoming a hub for motorsports, enthusiasts who
enjoy motoring sees the exciting opportunity for such a unique
and bespoke integrated development in Nusajaya.”
The joint venture, held 70% by FASTrack Autosports and 30% by
UEM Land is valued at over RM3.5 billion and will see both UEM
Land and FASTrack Autosports establishing the Motorsports City
master plan as well as the development and marketing strategies
of the project.
