million has received an impressive reception in the market,

the United Kingdom. The launch coincided with the opening

It is with great pleasure that I present to you the seventh volume of The Personalty in
our effort to provide you with news, updates and insights into UEM Sunrise Berhad
(“UEM Sunrise”). Moving well into the new year, UEM Sunrise will continue to maintain
the vigor we achieved last year and aims to end 2016 with the same amount of exhilaration,
if not more.
The year 2016 is expected to be a challenging year for us in the property industry as
the market outlook remains soft. However, despite the challenges that lay ahead, we
will continue to improve ourselves by focusing on our Trésorians and new customers.
We will do so by establishing improved customer service experience via a single touch
point to address any concerns they may have and ensure our customers are attended
to immediately to avoid any “wrong door” situation and increase competitive advantage.
Additionally, we will focus on increasing the employees’ productivity and boost our
product innovation.
We successfully launched our second Australian project, Conservatory in October 2015 and
we are proud to achieve 75% take up at the time of publication. On the local front, we have
had few other launches and you will come across them in the Project Launches section of
this newsletter.
As a company, UEM Sunrise takes pride in how it operates, whether it is through the
products we unveil to the market or the care we provide to our stakeholders; we have
always taken satisfaction in our operations. For our Corporate Social Responsibility
initiatives, we have carried out several charitable activities that enabled us to engage
with the communities and stakeholders both in Central and Southern regions.
Despite the challenging market conditions in 2015, UEM Sunrise was once again placed
amongst Malaysia’s top ten developers at The Edge Top Property Developers Awards 2015.
Our continuously good take up in the Australian market proves UEM Sunrise’s inherent
ability in building and delivering distinctive and quality products in the property landscape.
We will continue to provide the products that are developed based on out-of-the-box ideas
and hope to be the industry’s benchmark.

RESIDENSI SEFINA
MONT’KIARA
On 5 August 2015, we launched our latest high rise residential project in
Mont’Kiara, Kuala Lumpur known as Residensi Sefina Mont’Kiara.
Built on a 3.06-acre freehold land, Residensi Sefina offers 245 units of
condominiums within a single 35-storey tower. Unit built ups are between
1,333 and 1,771 sq ft and are priced from RM1.05 millions onwards. The
development is designed to symbolise a luxurious cruise ship getaway
complete with a man-made sandy island beach for volley ball activities;
and a Star Deck equipped with a 50m lap pool, sauna, reading pavilion,
yoga deck, multipurpose hall and gymnasium. Residents can also
enjoy the spice garden, beach campfire site, therapeutic path, cabana,
wellness garden, hammock garden and playground for children.
Residensi Sefina was recently awarded the Asia Pacific Property Awards
2015-2016 for Best Residential High Rise Architecture Malaysia and
iProperty.com People’s Choice Awards 2015 for Best Residential High
Rise Development.
On 8 August 2015, UEM Sunrise launched its first landed residential
development in Puteri Harbour called Estuari Gardens. Located just
north of Puteri Harbour, the development comprises 350 units of
double-storey super link homes with built ups between 2,708 sq ft and
3,780 sq ft. A total of 166 units of Serenity Aralia (Type A1) and Serenity
Astelia (Type A2) were released to the public during the launch.

UEM Sunrise officially launched its Conservatory development on 22
October 2015 coinciding with the opening of the project’s display suite
at an exclusive event in Melbourne, Australia.

CENTRAL
On 21 October 2015, we officially broke ground on the Company’s first
Australian development, Aurora Melbourne Central in the heart of
Melbourne CBD, Australia.
With an estimated GDV of AUD$770 million, the 92-storey development
will be the tallest in the Melbourne CBD and will create a new focal point
for the Melbourne Central business district. Aurora Melbourne Central
is Melbourne’s only residential development with direct underground
connection to the rail network, the Melbourne Central Station as well
as the CBD’s largest continuous retail precinct comprising Melbourne
Central Shopping Centre, Emporium, Myer, David Jones, GPO and the
Bourke Street Mall. The development is centrally located on La Trobe
Street, in the heart of Melbourne CBD with all the conveniences at its
doorstep including RMIT University, State Library of Victoria and two
tram super stops, enabling travel to other key attractions in just a matter
of minutes.
The Company is working with the highly acclaimed architectural
firm Elenberg Fraser and tier-one construction company, Probuild
Construction to complete the project in the third quarter of 2019.

On 1 October 2015, Sime Darby Sunrise Development Sdn Bhd, a joint
venture company between UEM Sunrise’s subsidiary, Sunrise Berhad
and Sime Darby Property Berhad unveiled the first ever office tower in
Bukit Jelutong, Shah Alam.
Estimated to worth RM149 million in GDV, Block A of Radia Offices
comprises 159 units of stratified office units with built-up areas ranging
from 825 sq ft to 2,001 sq ft. At an average price of RM770 per sq ft, they
are a perfect choice for startup companies, Small Medium Enterprises
and investors looking to relocate or setup offices in Shah Alam.
Block A of Radia Offices is the third and final component to be introduced
by the JV partnership since the introduction of Radia in September 2013.
The overall Radia Integrated mixed-use development features Radia
Retail, which comprises 1, 2 and 3-storey retail shops; Radia Offices,
comprising two blocks of 10-storey offices; and Radia Residences, which
comprises five blocks of 12 to 13 storey service apartments.
The Begonia precinct sits on 15.46 acres of land and commands an
estimated GDV of RM107.3 million. It is part of the overall 488-acre
township development of Serene Heights Bangi that is strategically
located 43 kilometres south of Kuala Lumpur in the state of Selangor.
The second parcel offers 153 units with two options:

ot size 22’ x 70’ (116 units) – with intermediate units sized at 2,204 sq
ft and are priced from RM636,800 onwards; while end lot units sized
between 1,803 sq ft and 2,821 sq ft and corner lot units sized at 2,320
sq ft are priced from RM739,800 onwards
• L
ot size 22’ x 75’ (37 units) – with intermediate units sized at 2,347 sq
ft and are priced from RM677,800 onwards; while end lot units sized
between 2,380 sq ft and 2,756 sq ft and corner lot units sized between
2,435 sq ft and 2,756 sq ft are priced from RM781,800 onwards.
The launch of Begonia also coincided with an exchange of documents
for a Definitive Service Agreement between Symphony Hills Sdn Bhd
(a wholly owned subsidiary of UEM Sunrise) with Telekom Malaysia
Berhad for a High Speed Broadband (“HSBB”) network infrastructure to
all residential units under the Serene Heights Bangi Development Plan.

We released the second parcel of homes in the Begonia precinct of
Serene Heights Bangi on 7 and 8 November 2015; coinciding with the
opening of Begonia’s show unit. The release came on the heels of the
highly successful launch of the first parcel, Acacia which were fully taken
up in just two days and received encouraging response from investors.

On 28 July 2015, Nusajaya Tech Park Sdn Bhd (“NTPSB”), a company
jointly owned by UEM Sunrise and Ascendas, entered into a Joint
Venture Agreement with Mitsui & Co Ltd to offer Build-to-Suit properties
for lease in Nusajaya Tech Park in Gerbang Nusajaya, Iskandar Puteri.
This joint venture marks the first Japanese partnership for industrial
parks in Iskandar Puteri of Iskandar Malaysia. Combining the respective
strengths of these three partners, Nusajaya Tech Park will be wellpositioned to provide differentiated solutions to Japanese corporations
in Iskandar Malaysia, as well as attract a new wave of Japanese
investments into the region.

The Park will also benefit from potential synergies with Smart City
project that Mitsui is undertaking in the Medini District within Iskandar
Malaysia.
Understanding that businesses have different requirements for space
– be it manufacturing, logistics or hi-tech space, the Mitsui-NTPSB
joint venture will provide one-stop solution to companies who prefer to
operate in customised facilities on long-term leases, without the hassle
and capital expenditure associated with the construction process. The
joint venture will oversee and finance the entire real estate process for
customers – from design, construction, project management to property
management, thereby allowing companies to focus on their core
business while enjoying the benefits of a customised facility provided by
a trusted developer with strong credentials.

ACQUISITION
The sale comprises 252 serviced apartments located on levels 10 to 32
of Aurora Melbourne Central along with common facilities for guests
located on level nine as well as a restaurant on the ground floor.
Aurora Melbourne Central is set to become the tallest building in
Melbourne’s CDB with more than 120,000 sq m of built-up area made up
of 941 residential apartments, signature retail spaces, strata offices and
252-room serviced apartments nestled within a single 92-storey tower.
Located directly in front of a tram stop along the famed tree-lined St Kilda
Road about 2km south east of Melbourne CBD, the acquired property
is a corner building offering triple street frontages with breathtaking
panoramic views to the Melbourne CBD, Royal Botanic Gardens, Shrine
of Remembrance, Albert Park and Port Phillip Bay. The property is an
easy reach to the cosmopolitan lifestyle of the Melbourne CBD whilst
simultaneously offering the tranquility of the surrounding parks.
With the strong economic fundamentals of Australia and the steady
population growth in Melbourne of 1,800 people per week based on the
Australian Bureau of Statistics figures released in March 2015, translating
easily into a housing demand of almost 900 units per week, the World’s
Most Liveable City remains a key focus of the Company in strengthening
its overseas portfolio.

UEM Sunrise signed a Sale and Purchase Agreement on 3 December
2015 with Ascendas Hospitality Trust (“A-HTRUST”) to sell the serviced
apartments component of its Aurora Melbourne Central development on
La Trobe Street in Melbourne, Australia for AUD$120 million.
The AUD$58 million acquisition involving a 16,000 sq m office tower is
located at a strategic corner site of St Kilda Road, one of the main routes
into the Melbourne CBD. It is currently occupied by the Victorian Police
and will be vacated after mid-2016. The intention of this acquisition is
to develop an unprecedented ultra-luxurious residential development,
potentially with a mix of ground floor retail and serviced apartment
components. The Company will continue to evaluate the market
condition in order for the development to meet future market demands.

In August 2015, we completed another prime acquisition in Melbourne,
Australia. The purchase of the 21-storey office tower on 412 St Kilda
Road is the Company’s third property acquisition in the city, following
its purchase of two CBD sites on LaTrobe Street and Mackenzie Street
in October 2013.

As part of the Company’s media engagement efforts, we organised a
media familiarisation tour for a group of highly influential Australian
media from 1 to 3 September 2015.
A total of seven representatives from Property Review Australia, News
Corp, The Asian Executive, The Sydney Morning Herald, The Age, The
Fifth Estate, Domain and The Urban Developer visited our project
developments located in Central and Southern regions as well as
Singapore.

GRADUATE EMPLOYABILITY
IN ASIA & SOUTH PACIFIC
On 7 October 2015, UEM Sunrise participated in the Graduate
Employability in Asia and South Pacific roundtable discussion. The
discussion was attended by other well known organisations namely
Maybank Berhad and Genting Berhad to share employment issues
related to fresh graduates.
The tour commenced with a visit to Symphony Hills, Cyberjaya followed
by Mont’Kiara, Kuala Lumpur. Then, the media entourage headed down
south and visited several of our developments in Iskandar Puteri. The
visit ended in Singapore where the journalists toured the sales gallery
of Marina One and DUO, projects where marketing efforts are currently
managed by UEM Sunrise.
During the three day visit, the media also had the opportunity to meet
up with UEM Sunrise’s Senior Leadership Team as well as a member of
the board , Professor Phillip Cox who was at hand to address the media
enquiries.
EXTRAORDINARY GENERAL
UEM Sunrise held an Extraordinary General Meeting (“EGM”) in
November to seek the approval from our shareholders for two
transactions the Company and its subsidiaries have entered into, for the
full settlement of the redemption of Redeemable Convertible Preference
Shares (“RCPS”) issued by Bandar Nusajaya Development Sdn Bhd to
our parent company, UEM Group Berhad (“UEM Group”) back in 2005.

This initiative organised by Construction Industry Development
Board (“CIDB”) aims to transform the construction industry into an
internationally competitive, highly productive and sustainable industry.

PARTNERSHIP WITH
WCT HOLDINGS BERHAD
A press conference was organised on 1 December 2015 to announce UEM
Sunrise’s partnership with WCT Holdings Berhad (“WCT”) to develop
608.63 acres of freehold land in Sungai Buaya (Mukim Serendah),
Selangor. The partnership marks UEM Sunrise’s fourth development
venture in the state of Selangor, following successful property launches
in Cyberjaya, Bangi and also Shah Alam.
The partnership, in the form of a conditional subscription and
shareholders agreement (“SSA”), will see UEM Sunrise and WCT working
together through Jubilant Courtyard Sdn Bhd (“JCSB”), a wholly owned
subsidiary of WCT, to develop the land.
Both UEM Sunrise and WCT intend to undertake a mixed-use
development project on the land with a targeted GDV of approximately
RM3 billion.
The two transactions were for the disposal of Imperia Office and Retail
Block to UEM Group for RM130 million and the issuance of UEM SunriseRCPS to UEM Group, which carries a balance redemption amount of
RM793 million.

UEM Sunrise was among the 24 companies that pledged for the
Construction Industry Transformation Programme (“CITP”) 2016 – 2020.

The visit provided the Australian media with a clear understanding of the
Company and its developments. It was also a platform for the Company
to strengthen its working relationship with the Australian media prior
to the launch of Conservatory in Melbourne, Australia – another key
international project of ours.

Company’s Verdilicious Night held at Verdi ecodominiums club house. The guests were treated
to Chef Ricardo Ferrarotti’s Italian food cooking
demonstration before touring two of Verdi ecodominiums’ show units nearby, affording an
occasion to mingle till late evening.

MidValley City, Kuala Lumpur. It was a rewarding
experience for the purchasers with a thrilling
time crunching pop-corn, snacks and ice-cream,
whilst spending their day with the family and
happily networking with the Company’s team
members.
On 27 August 2015, we launched the inaugural
Signature Selection to reward our existing and

giveaways and many exciting lucky draw prizes.

Trésorians together with several UEM Sunrise
personnel gathered at Genting Highland’s Arena
of Stars on 17 October 2015 to experience the
breathtaking performance of Kenny G.
Born Kenneth Gorelick, the saxophone maestro
came out onto the stage clad in a dark blue
suit and kick started the evening with a mellow
rendition of Home followed by an impressive
fast run on the soprano saxophone, filling the
whole concert hall with complex notes of his
song Silhouette.
For our Diamond Trésorians, it truly was a
spectacular opportunity. After the concert,
the Trésorians were treated to a site visit to
UEM Sunrise’s Mont’Kiara and Symphony Hills
developments.
On 19 September 2015, the Company organised
a Mid-Autumn Festival at Estuari Gardens’
Show Village in Puteri Harbour, Iskandar Puteri.

On 21 October 2015, we partnered with the world’s foremost authority in
Chinese Metaphysics, Dato’ Joey Yap, to explain how property owners can
create positive energy in their homes and reap the rewards.
Dato’ Joey Yap starred in a three-part video series which were
downloadable on a weekly basis. It also gave the opportunity for 50 lucky
registrants to meet Dato’ Joey Yap during a live appearance at one of UEM
Sunrise’s flagship developments, Symphony Hills in Cyberjaya, Selangor at
the end of the series.
In the videos, Dato’ Joey Yap talked about the three things you must do
to protect yourself from future crisis, how to future-proof your home with
Feng Shui and five quick Feng Shui fixes for an unfair advantage in life.

GOLF FRIENDLY 2015
UEM Sunrise organised a golf friendly for Central and Southern regions’
Trésorians on 7 November 2015. Held at historic Melaka’s A’Famosa Golf
and Country Resort, this year’s outing pitted Klang Valley and Iskandar
Puteri golfers together for the first time in our annual series. Sixty
Trésorians and residents of UEM Sunrise-managed properties teed off for
an afternoon game, and rode back with the sunset to a cowboy-themed
prize-giving ceremony.

On 10 December 2015 we launched a new property showcase in our retail
subsidiary, Publika.
The UEM Sunrise Property showcase in Publika is a state-of-the-art
showroom that features a wide range of UEM Sunrise products and
offerings and is the place to visit for regular updates on the property
market.
Gracing the event was Anwar Syahrin Abdul Ajib, UEM Sunrise’s Managing
Director/Chief Executive Officer and Zadil Hanief Mohamad Zaidi, Acting
Chief Marketing Officer of UEM Sunrise along with a host of cheery-faced

Among the highlights were JDT soccer players meet-the-fans session,
hot air balloon ride, and on-board tour of KM Sibuan, a vessel owned
by Malaysian Maritime Enforcement Agency. Iskarnival 2015 was coorgansied by Khazanah National Berhad, Iskandar Investment Berhad and
UEM Sunrise Berhad with social inclusiveness as the underlying objective.
It also served as an excellent platform to build entrepreneurship and
encourage young businesses.

The breezy waterfront of Puteri Harbour certainly provided the right
setting to infuse the fourth Iskarnival 2015 with a grand carnival
atmosphere. More than 100,000 visitors thronged the 2-day rakyat event
for a smashing experience of seven wonders, namely, the Exposium for
properties, career and job opportunities; the Playground for kids and
extreme sports enthusiasts; the Space for fun and traditional games; the
Foodbox food bazaar; the Gego 2015 concert, Rimba-rimba; the Greenliving corner; and Rene, a flea market for local entrepreneurs to sell locallymade products.

- Savitiri Devi Selvadurai
Having worked with UEM Sunrise for the past 20 years, Savitiri Devi
Selvadurai has witnessed many milestones achieved by the Company.
Holding the position of Deputy Senior Manager of Authority Liaison for
Central Region Developments in UEM Sunrise, Devi’s scope of work is
very challenging and at times, very demanding as well.
According to Devi, despite the tight deadlines that need to be met in
order for the projects to progress, she still has fun at work.
“I have to liaise with various authorities and statutory bodies in Kuala
Lumpur and Selangor, some of which include the Kuala Lumpur City
Council, Tenaga Nasional Berhad, Syarikat Bekalan Air Selangor Sdn
Bhd and the authorities,” she says. “My main task is to secure all the
necessary approvals to further enhance the progress of our launches
until the issuance of strata titles.”
In order for her to accomplish all of the above, Devi says that it is vital to
build rapport and maintain good networking with the related authorities
in the industry.
“In the recent years, I have had the honour of assisting in various Johor
projects including Teega and Almás in Puteri Harbour, Iskandar Puteri on
their Advertising Permit & Developer License (“APDL”) for the launches.
Despite the many developments Devi has been involved in, her pride and
joy happens to be Publika Shopping Gallery.
According to Devi, the story of Publika is an interesting one to share.
“The development comprises five office blocks and a retail podium. The
challenges for multiple phases of handovers gave me a lot of exposure
in the field with various authority approvals. With good networking that
I maintained all these years, I managed to obtain all the clearances in a
timely manner.”
To date, Devi continues to give UEM Sunrise her utmost commitment to
see the Company grow to greater heights as one of the best companies
to work for in Asia as well as one of Malaysia’s top property developers.
Devi has been through four management changes and a merger. To her,
she has never resented the changes but has seen them as challenges
that one must overcome in order to become something greater.
“Upon further reflection, I can only say with much gratitude and
appreciation that I truly enjoy working in this esteemed organisation.”
One of Devi’s best memories and achievements was her involvement
with the transformation of Mont’Kiara from an old rubber estate into a
global township as it is known today.
I have had the chance to work together with a strong team of visionary
professionals in creating Mont’Kiara which include MK1 to MK28, Solaris
Mont’Kiara and Solaris Dutamas, and look forward to the upcoming
Solaris 3.” Indeed, Devi’s portfolio is impressive. However, besides local
residential projects in Mont’Kiara, she has also worked on the Australian
International School at the Mines in Seri Kembangan.

its Southern Region’s portfolio along with any
potential upsides, gaps and issues.

Chef Nik Michael Imran
In 2011, he was one of the 24 finalists selected
out of 500 contestants for the first season of
MasterChef Malaysia. From that experience,
Chef Nik saw himself catapulted into the local
limelight.
When not busy with his catering business, Chef
Nik is fitting in comfortably behind his celebrity
moniker with his own shows including Dapur
Panas & Sembang Sahur on TV3, Kan Cheong
Kitchen on 8TV, Remaja Ekstrem & Makmal
Masak on TV9 and Hero Dapur on RTM. He has
also guest starred in various local productions
including Jalan Jalan Cari Makan & Babas
Cubits on TV3, Kedai Gunting Talkshow on TV9
and Inspirasi & Hearty Flavours on RTM.
Regarding his newfound stardom and how he’s
adapting to it, Chef Nik says that it was not an
overnight change. “It was a gradual change from
being unknown to being recognised and that
helped me adapt fairly easy.”
Since then, Chef Nik has been constantly
besieged by requests to attend special events.
To date, he has spoken at the Malaysia Social
Media Week, the Malaysian International
Bloggers Conference & Awards ceremony,
Petrosains’ Food Science Week and Multimedia
University’s open day.
When asked about the launch, Chef Nik said
that it was one of the best experiences he has
had in his professional life.
“Not only was I proud to see a Malaysian
company developing a project right smack in
the middle of Melbourne City, but I personally
love the attention to detail in everything UEM
Sunrise does.” he says. “The fixture partners
they chose, the architecture and architect, all
the way down to the event that they organised
to launch it was simply amazing.”
With the passion and commitment put into his
daily life and activities, Chef Nik has walked
away with a few awards including Anugerah
Bintang Popular Berita Harian for Popular Male
TV Host & Popular Celebrity Chef, Glam Lelaki
2013 for Best New Gen Success Stories, Glam
Lelaki 2014 for Top 10 Alpha Men and August
Man 2014’s Man of the Year Award.
Although he has won many awards and hosted
many shows, Chef Nik still believes that one of
the most rewarding experiences was when he
was invited by UEM Sunrise to participate in the
launch of Conservatory in Melbourne, Australia
as a guest chef. There, he was paired with
Australian renowned chef – Shannon Bennett
to put on a cooking demonstration depicting a
menu inspired by the fusion of two cultures.

Chef Nik started cooking when he was nine
years old after assisting his father with making
crepes. By the time he was 15, Chef Nik was
independent in the kitchen and could prepare a
3-course meal all by himself.
Besides hosting his own television series and
appearances in various shows, Chef Nik is
also an ambassador for brands such as Puma,
Flyboard Malaysia (water activity), Lipton, Pestle
& Mortar (clothing brand) and City University.

Besides starring in many cooking shows aired
on local television, the Australian-Malaysian
born is also busy with his many endorsements
and special appearances in the media.
