The Company opened its new Inya Wing at Sedona Hotel Yangon on 18 May 2016 and topped off Junction City Tower the following day. Junction City Tower (pictured), part of the highly anticipated mixed-use integrated development of Junction City in downtown Yangon, will meet the rising needs of international businesses in Myanmar Keppel Land is well-positioned to meet the rising needs of international businesses and tourism in Myanmar, with the opening of Sedona Hotel Yangon’s Inya Wing and the topping off of Junction City Tower. The Company holds a 40% stake in Junction City Tower, a Grade A office building in Yangon’s CBD. The building is developed in partnership with Shwe Taung Group, one of Myanmar’s leading construction groups. When completed in 2017, Junction City Tower will offer a net lettable area of about 34,000 sm of prime office space. Mr Ang Wee Gee, CEO of Keppel Land, said, “Keppel Land will build on its strong track record and relationships established over the past twenty years in Myanmar. Guest-of-Honour H.E. U Ohn Maung, Union Minister, Ministry of Hotels and Tourism, Myanmar, graced the opening ceremony, accompanied by senior management from Keppel Corporation and Keppel Land, as well as some 300 guests. Mr Ng Ooi Hooi, President (Regional Investments) of Keppel Land, said, “2016 marks Sedona Hotel Yangon’s 20th anniversary since its opening in 1996. The Inya Wing has won a slew of awards recently, including Best of the Best - Best Commercial Development (Myanmar), Best Hotel Development, Best Hotel Interior Design and Best Hotel Architectural Design at the Myanmar Property Awards on 30 June 2016. It also clinched the ‘Highly Commended’ Award for New Hotel Construction and Design (Myanmar) at the Asia Pacific Property Awards 2016-2017 for the new Inya Wing earlier this year in April. At the World Travel Awards in 2014 and 2013, Sedona Hotel Yangon was conferred Myanmar’s Leading Hotel Suite 2014 and Myanmar’s Leading Hotel 2013, while Sedona Hotel Mandalay won Myanmar’s Leading Resort 2013. ACROSS BORDERS 06 Sustaining Growth A decade of success It was an evening to remember as over 200 friends, business partners and associates, together with directors and senior management of Keppel, celebrated Keppel REIT’s 10th anniversary on 17 May 2016 at Capitol Theatre. Dr Audrey Chin, Chairman of Keppel REIT Management, thanked guests for partnerships forged which have been integral to Keppel REIT’s success. She also acknowledged the important roles played by past leaders and thanked the Board and staff for their support and dedication towards growing Keppel REIT. Since its listing as K-REIT Asia in April 2006, Keppel REIT’s growth journey has been marked by a myriad of transformations, yet through it all, its focus has not wavered as it strives to continuously capture value and deliver sustainable returns to Unitholders. Keppel REIT began with four initial properties in Singapore that became the foundation from which the REIT would expand and grow. Assets under management expanded from over $600 million in 2006 to more than $8 billion to-date. Today, Keppel REIT is one of Asia’s leading REITs with a young portfolio of best-in-class office assets in Singapore and Australia. The Manager’s proactive strategy to optimise and upgrade Keppel REIT’s portfolio through the years has yielded results. Jointly organised by Share Investor and the REIT Association of Singapore, the REITs Symposium aims to help investors increase their financial knowledge to achieve a sustainable income stream through investments in REITs. At the symposium, Mr Toh Wah San, Executive VP of Asset Management, Attendees of the REITs Symposium 2016 learnt about Keppel REIT's strategies to generate stable returns for Unitholders Keppel REIT Management, gave a presentation on Keppel REIT. Existing and potential unitholders also visited Keppel REIT’s booth to learn more about the Manager and its business operations. The event also saw approximately 1,200 investors learn about the performances of Singapore REITs in 2016, the current investing environment, as well as the outlook for the REIT sector. Separately, on 12 June 2016, Ms Ng Hsueh Ling, CEO of Keppel REIT Management, spoke at a panel discussion at the AustraliaASEAN Council Building Leadership Capacity of Women in Sport conference. During the inaugural conference organised by Gymnastics Australia, Ms Ng shared about the role that women play in corporate governance, and Keppel’s efforts to promote gender equality on its staff team and boards. Progressing safely At Keppel, safety is not only a top priority, but a core value. The Company has measures in place to ensure that all its projects in Singapore and overseas are constructed in a safe manner. In Vietnam, Keppel Land marked four million man-hours without lost time incidents for the development of Saigon Centre Phase 2 in Ho Chi Minh City, Vietnam, on 5 May 2016. Mr Linson Lim, President (Vietnam) of Keppel Land, thanked the 1,400 staff and workers present for their hard work, dedication and perseverance in ensuring safe operations onsite since construction for the mixed-use development began in 2014. Japanese scientists have now made this possible with the launch of Hodoyoshi 3, a powerful micro-satellite capable of taking daily images with a ground resolution of 6.7 metres and take imagery of more than half of the planet. It can collect important data such as economic activity in any area, oil levels at a refinery, and even perform surveillance of pipelines and remote facilities, as well as project estimations on crop bearing, just to name a few. Interestingly, Hodoyoshi means ‘reasonable, reliable, just good enough’ and costs US$5 million per satellite. In Tokyo, the senior management team met Dr Woo-Keun Yoon, the founder of LifeRobotics. Dr Woo created Coro, a co-working robot created for small manufacturing spaces to generate higher productivity and augment automation processes in manufacturing. Over in Korea, Dr Lee and Mr Loh met up with the local team as well as visited some of the commercial developments in Alpha’s portfolio. At Seoul Square, they visited CHA Fertility Centre, a renowned fertility clinic behind the world’s first successful in-vitro maturation of immature eggs and the world’s first human egg bank. In particular, the data collected through the Samsung platforms enables your doctor to analyse your health and even offers tips on exercise, sleep and food consumption. From artificial intelligence, 3D printing, nanotechnology, quantum computing, drones to virtual assistants, the fourth industrial revolution is set to change the way we live, work and play. Residents of Keppel Land’s residential property, The Luxurie, were invited for a pilot programme in December last year for smart healthcare and home solutions, which feature Samsung’s technological innovations. These game-changing trends and technologies were also emphasised by Mr Loh at the Disruption and Innovation session to challenge Keppelites to continually re-examine business models, culture, talent management and organisational forms to stay ahead of the curve. The visits provided keen insights to the rapidly transforming world we live in. ACROSS BORDERS 10 Sustaining Growth ISSUE 3 | 2016 Farm in the city Bugis Junction Towers is home to Keppel Land’s headquarters and, in recent months, is also home to a lush urban farm measuring some 450 square feet. Cultivated by Keppel Land’s Property Management team, the urban farm flourishes with fresh produce including fragrant Thai basil, watermelons, brinjals, and papayas, amongst others. Even at its current size, the farm, located atop the podium roof on level four is one of the first to be cultivated in a commercial building in Singapore. Sprawling farms are uncommon in the small city state; however, a growing number of small gardens are sprouting across the nation, bearing succulent produce in surprising spaces. Commonly known as urban farms, many of these gardens can be found on the rooftops of office buildings, or in dedicated plots in private and public housing estates measuring a modest few hundred square feet. Over the past three years, more than 80 of such farms have mushroomed across Singapore, where fruits, herbs and vegetables that are suited for Singapore’s tropical climate thrive. When asked how the innovative idea of an urban farm came about, Mr Alan Ng, Assistant GM, Property Management, Keppel Land, said: “Previously, we realised that hardly anyone frequents the rooftop garden. We then brainstormed for a strategy to attract more people and at the same time, to transform the otherwise underutilised area into a space for sustainable urban agriculture.” With this in mind, Mr Ng and Mr Francis Alvin Lok, Horticultural Manager, Property Management, Keppel Land, set out to create a communal farm that would yield a delicious weekly harvest. The team started this project in November 2014. for a token monthly fee by the end of the year. For some food and beverage operators, urban farms contribute fresh, local produce to the day’s menu. On top of this, having co-workers work together to cultivate herbs, vegetables and fruits fosters stronger team spirit. Some urban farmers also give back to society by distributing extra portions of the produce to less privileged members of the community. Residents of Keppel Land’s latest residential project in Tiong Bahru, Highline Residences, will also have access to a communal urban farm on top of the residence’s tower block where they can hone their green fingers to cultivate their very own fruits and vegetables. The development is expected to be completed by 2018 and comprises seven blocks of residential units ranging from four to 36 storeys tall. SUSTAINABILITY REPORT The Company published its eighth Sustainability Report in June 2016 to communicate its priorities, targets and performance reviews in the environmental, social and governance (ESG) aspects of its business operations. In operating in an economically, socially and environmentally responsible manner, Keppel Land aims to achieve positive and sustainable outcomes for its businesses, the environment and the community at large. Addressing stakeholders, CEO of Keppel Land, Mr Ang Wee Gee, said, “As a leading green developer, Keppel Land keeps itself at the forefront of best practices in sustainability. BENCHMARKS OF EXCELLENCE Recognising that sustainability is an ongoing journey, Keppel Land aligns itself with internationally-recognised standards, including the International Organisation for Standardisation (ISO) standards, such as ISO 9001 on quality management, ISO 14001 on environmental management, OHSAS 18001 on occupational health and safety management, as well as ISO 26000 guidance on social responsibility and the United Nations Global Compact. Keppel Land participates in the Carbon Disclosure Project and discloses and shares vital environmental information on a voluntary basis. In Focus ISSUE 3 | 2016 In 2015, Keppel Land was ranked fourth in Corporate Knights’ Global 100 Most Sustainable Corporations in the World, topping Asian as well as real estate companies worldwide. Other accolades earned in 2015 include Top Honours (Large Organisations) at the Singapore Apex Corporate Social Responsibility Awards. Keppel REIT topped the Global Real Estate Sustainability Benchmark (GRESB) 2015, ranking first in Asia across all diversified entities and sectors, first in Asia among listed real estate companies, as well as first among entities listed in the Asia Pacific Real Estate Composite Indices. It is the first REIT in Asia to maintain its top ranking as the Regional Leader for Office Sector in Asia for two consecutive years and is also among the top three for the office sector as well as across all diversified entities and sectors globally. 13 KEPPEL REIT LISTED ON SGX SUSTAINABILITY INDEX Keppel REIT, together with Keppel Corporation, is among 24 constituents of the Singapore Exchange's (SGX) new flagship SGX Sustainability Leaders Index, a free-float market capitalisationweighted index that measures the performance of best-in-class sustainability leaders listed in Singapore. The Index comprises SGX-listed companies that are frontrunners in ESG standards when compared to their peers – companies included in this benchmark meet minimum sustainability reporting requirements and are ranked above the 50th and 25th percentile in their AsiaPacific peer group and global peer group respectively, based on assessments performed by Sustainalytics, SGX’s ESG research partner. SGX announced the launch of its suite of Sustainability Indices on 30 May 2016. In addition to the flagship SGX Sustainability Leaders Index, the suite includes the SGX Sustainability Leaders Enhanced Index, SGX Sustainability Index and SGX Sustainability Enhanced Index. Keppel Corporation is listed among the top 10 constituents of all four indices. Mr Loh Boon Chye, CEO of SGX, said, “Investors across the globe are placing increasing importance on ESG, resulting in significant growth of assets under management allocated to ESG strategies and growing demand for transparent benchmarking tools. SGX Sustainability Indices provide a transparent avenue through which investors can assess the sustainability practices of SGX-listed companies and identify ESG leaders in Singapore. The efforts of the Keppel Land Group were recognised at the recent BCA Awards 2016, with the Group being awarded an impressive 11 accolades, including the coveted BCA Quality Champion (Gold) Award for developers, the BCA Universal Design Mark (Gold) Award for its residential development, The Luxurie, as well as BCA Green Mark for Office Interior Platinum rating for Keppel Land’s corporate office at Bugis Junction Towers. SINGAPORE About 600 employees from Keppel Land’s Singapore and overseas business units gathered at Suntec Convention Centre from 24 to 27 May 2016 for the Company’s Annual Staff Conference (ASC). Themed ‘Forging Ahead as One’, the Conference is a key yearly platform for Keppelites to network and learn from one another’s experiences. In his opening address, CEO of Keppel Corporation and Chairman of Keppel Land, Mr Loh Chin Hua, reiterated the need for Keppelites across the Group to collaborate and “hunt as a pack”, harnessing the strengths of each business unit for the Group to remain strong. He also highlighted the importance of agility and innovation, key core values for the Keppel Group. Mr Loh said, “We need to stay nimble and always be ready to innovate, especially during these challenging times. With the Keppel Group’s presence in 30 countries, we should leverage our international network and courageously explore new ventures in untapped markets.” In his address to Keppelites, Mr Ang Wee Gee, CEO of Keppel Land, shared Keppel Land’s growth strategies and commended staff on the Company’s creditable performance over the past year. He emphasised that Keppel Land is ready to invest strategically in new markets and that the Company has also sharpened its focus on a number of key products, including lifestyle residential developments, Grade A commercial developments, townships, retail and mixed-use developments. New initiatives such as smart homes, co-working spaces and management of overseas office developments, he shared, were some of the projects the Company is embarking on. During the opening session, staff were also provided updates on the Company’s performance in its various markets and had the opportunity to pose questions to senior management on a range of matters from market outlook to strategies as well as employees’ career progression during the robust panel discussion. ISSUE 3 | 2016 Over the course of the following four days, Keppel Land staff also participated in a series of workshops and training programmes in topics ranging from sustainability and marketing to finance and property management. On top of the intensive training, Keppelites also made time to organise an outing to Gardens by the Bay for the beneficiaries of Lions Befrienders, a welfare organisation that works with the elderly in the community. In his speech, Mr Ang added that despite 2015 being a challenging year, Keppel Land still performed creditably. Moving forward, the company will tap on its competencies in building high quality homes, offices and retail malls to ride the wave of China’s rapid urbanisation. CHINA An important annual event in the corporate calendar, Keppel Land China's ASC was held from 26 to 30 April 2016 in Shanghai, China, to facilitate collaborations and a sharing of ideas amongst employees from across the country. Besides providing an avenue for Keppelites to learn more about the Company’s achievements, strategies and initiatives, the ASC also allows Keppelites to share their experiences, and recognises teams and individuals for their exemplary achievements over the past year. “We remain confident of the medium term outlook of the real estate market in China, as the underlying fundamentals are still strong,” shared Mr Ang, as he kickstarted Keppel Land China’s ASC. At this year’s ASC, nine individuals were named Core Value Exemplars for being role models in integrating Keppel’s core values in their daily lives and work. She mused, “I have grown tremendously since starting this stint. Things run very differently here and if you expect everything to be as straightforward as what we are used to in Singapore, prepare to be surprised. When the opportunity arose for her to venture out to Keppel Land’s regional markets beyond its headquarters in Singapore, Serene Phua, Senior Manager, Regional Investments, Keppel Land, gamely accepted the challenge. It was an unexpected turn of events to those familiar with Serene – accepting an overseas posting was certainly out of character for her. Reflecting on her decision, Serene shared candidly, “To be honest, I am not a very adventurous person. Even when choosing vacation destinations, I prefer to visit modern and developed countries which I am familiar with. However, on hindsight, I’m glad I rose to the challenge, as it has exposed to me many new opportunities.” In January 2014, Serene was posted to Yangon, Myanmar, to help manage Keppel Land’s investments in the country, as well as to explore new opportunities. For Serene, transiting to a slower pace of life in Yangon took some getting used to. While Singaporeans are spoilt for choice with a wide range of entertainment options, the Myanmar people generally spend their leisure time playing a traditional game of chinlone with neighbours, spending time with friends and family at parks or visiting the pagodas. “Many visitors have commented that Yangon reminds them of Singapore in the days past, with only a handful of high-rise buildings and streets filled with betel nut stains. However, as the city steadily develops, more skyscrapers are added to the city’s skyline and it is interesting to witness firsthand how the city has “Over time, I’ve gotten used to a different way of life here. The Burmese are also very hospitable and that has really eased me into my stay here. I also find my work here highly satisfying.” Serene’s most recent project is Keppel Land’s acquisition of 40% stake in Junction City Tower, the office component of the highly anticipated mixed-use development in downtown Yangon. Junction City Tower was recently topped off in May this year and will be ready to welcome tenants in early 2017. Despite the initial challenges, Serene encourages fellow Keppelites to step out of their comfort zone to accept an overseas posting if they are presented with the opportunity. “Many will echo me in agreeing that working and living abroad not only expands your horizons but also builds strength and resilience in you – traits that are valuable in both your professional and personal life.” Empowering Lives ISSUE 3 | 2016 19 Kids at work As an employer of choice, Keppel Land recognises that work-life balance is imperative in developing a motivated and dedicated workforce. In May and June 2016, the Company held events in their Singapore and China offices to promote family cohesiveness. SINGAPORE Keppel Land’s headquarters at Bugis Junction Towers heard the pitter-patter of little feet on 20 June 2016 as the Company welcomed children of their employees for an afternoon of fun and learning. The event, named ‘Good Afternoon, Kids!’, saw over 40 children between the ages of four and 12 years old engage in educational games and activities, including getting up to their elbows in mud as they tried a hand at planting vegetable seedlings at the Company’s rooftop garden. There was also a storytelling session which revolved around ‘a day in the office’, where the children were required to use their imagination and describe what they thought their parents did in their line of work. Wrapping up the day at the office, the children were treated to a screening of the movie, ‘Finding Nemo’ at Kloud, Keppel Land’s staff lounge, which was an enjoyable prelude to the screening of ‘Finding Dory’ which the Company organised later that evening. CHINA Keppel Land China’s Tianjin team organised a fun-filled day of activities to celebrate the annual International Day of Families on 15 May 2016. ACROSS BORDERS 20 Nurturing Communities ISSUE 3 | 2016 Homes in the sea Unbeknownst to most, beneath the pristine waters around Keppel Land’s latest premier waterfront development at Singapore’s southern coast, Corals at Keppel Bay, is also home to a thriving kaleidoscope of coral reefs and marine life. To encourage coral growth, Keppel Land appointed DHI Water & Environment to transplant corals at the historic King’s Dock at Keppel Bay, enhancing the existing marine habitat in surrounding waters. This initiative the first time a private developer is building homes for marine life. The initiative is also in line with the Landscape Excellence Assessment Framework by the National Parks Board, under which Corals at Keppel Bay is certified. To encourage the appreciation and protection of marine life, Keppel Land ran a social media campaign, “Homes in the sea” in May 2016. As part of its outreach efforts, an online contest was held based on an illustrated story depicting the adventures of Carol the Coral. study the ecological requirements for the cultivation of corals. Following which, coral fragments were harvested from sites around Keppel Bay and then cultivated at a nursery at Keppel Island. With ecology and sustainability being key considerations, Keppel Land took great effort to minimise hazards during and after construction of Corals at Keppel Bay to protect the waterfront site’s marine ecology and preserve its healthy coral habitats. The grown-out hard corals were subsequently transplanted onto reef enhancement structures at King's Dock in early-2016. The corals provide structural homes for marine species and essential nutrients needed in marine food chains. Regular site inspections were also held to monitor and chart the growth of the coral reefs. Preliminary site inspections and surveys were held in 2014 around King’s Dock and Keppel Bay to Today, Keppel Bay is home to diverse species of marine life, including the endangered Tiger Tail Seahorse, Corals cultivation process: Mr Tan Swee Yiow, President (Singapore), Keppel Land, remarked, “True to its name, Corals at Keppel Bay, apart from featuring world-class waterfront homes, also provides an underwater sanctuary for marine life to thrive. “At Keppel Land, we are committed to designing, building and operating properties that harmonise with the environment as well as enhance the quality of life of the communities where we operate. Through this initiative, we play our part in preserving Singapore’s marine biodiversity while engaging our homeowners to adopt an eco-friendly lifestyle,” he added. Marina at Keppel Bay, through its “City Reef at Keppel Bay” initiative, also plays an active role in encouraging the conservation of marine life. In recognition of its continued efforts, Marina at Keppel Bay was recognised as Asia’s first “Fish Friendly Marina” by the Marina Industries Association in 2015. On 17 June 2016, employees from Keppel Land learnt about the different species of wild flora and fauna found in Pulau Ubin, one of Singapore’s offshore islands during a talk organised by Keppel Land’s Corporate Services and Corporate Social Responsibility department. Through colourful and highly detailed photographs captured by the speaker, award-winning nature photographer, Dr Chua Ee Kiam, Keppelites were able to admire nature’s beauty while also learning about some of the species that are currently endangered, as well as learn some tips on environmental conservation. This allowed us to understand more about Singapore’s rich biodiversity.” In conjunction with World Environment Day, Keppel Land invited Dr Chua Ee Kiam, award-winning nature photographer, to give a presentation to staff on environmental protection and preserving biodiversity Learning journey The Singapore Exchange (SGX) and REIT Association of Singapore (REITAS) jointly organised the inaugural REITs Race on 7 May 2016 to raise awareness on real estate investment trusts (REITs) among Singapore’s investing public. The race was held in conjunction with the SGX’s flagship retail investor educational event, My First Stock Carnival. Attracting close to 200 participants, the race began at Ngee Ann City in the heart of Orchard Road and saw contestants “check in” at five stops in Singapore’s CBD, one of which was Keppel REIT’s Ocean Financial Centre. There, participants had to locate the iconic “Tall Tree in the Eye” art sculpture by Anish Kapoor and answer a question related to the building. Participants of the race had to complete tasks and quizzes that enhanced their understanding of REITs and in the process, learn what to look out for when investing in an SGX-listed REIT, which made it a highly engaging and enriching experience.
