Property
Boormans Cottage is a charming detached former granary conversion which we understand
originally dates back to the 1800’s with brick and part tile hung elevations set under a Kent
peg tiled roof, set in generous gardens of approximately 0.5 acre. Also included with the
property is a detached former Cart Barn which requires total renovation (currently only
used for storage).
Internally the Cottage is light, airy and full of character with exposed beams, stripped
timber doors and a wood burning stove (new). The accommodation is arranged over two
floors which includes a good size Sitting Room, Kitchen Dining Room, 4 bedrooms and 2
bath/shower rooms.
To the rear is a generous Entrance Lobby, half glazed on 3 sides, enjoying glorious views of
the beautiful gardens and beyond, with stable door leading into:

Grounds and Gardens
Boormans Cottage is set within large gardens totalling approximately 0.5 acre which are
currently split into two, divided by a low level brick wall and hedging, with a gate for access
between them.
At the entrance is a brick paved driveway for off road parking, with access to the main
gardens adjoining the house. The delightful, mature gardens are laid predominantly to
lawn, interspersed with an abundance of trees, shrubs and herbaceous beds which include
two cherry trees, rhododendron, azaleas, weigela, bamboo and lupins. There is also a
detached former Cart Barn, with brick/timber elevations set under a Kent peg tile roof
(approx size 31’6 x 13’) which offers a project requiring total renovation. To the rear end of
the garden are two greenhouses.
The second area of garden is laid to lawn with an area of hard standing at the entrance and
several small sheds. There are double timber gates leading in from the lane, allowing for
independent access if required (at present the area just houses a few chickens).
The whole plot adjoins open fields to the rear, enjoying rural views.
Situation
The property is set in a semi-rural location on the
A268 between Northiam and Beckley, enjoying
views of open countryside in all directions. Nearby
Northiam village is well known for it’s beautiful
