BYLAW B-03/2005
OF THE CITY OF AIRDRIE
IN THE PROVINCE OF ALBERTA
BEING A BYLAW of the City of Airdrie in the Province of Alberta, to adopt the Sagewood
Phase 2 Neighbourhood Structure Plan;
WHEREAS under the authority and subject to the provisions of the Municipal Government
Act, Statutes of Alberta, 2000, Chapter M-26 and amendments thereto, the Council of the
City of Airdrie may adopt an Area Structure Plan which provides the framework for
subsequent subdivision and development of an area of land within its municipal
boundaries; and
WHEREAS the Airdrie City Plan, (being the Municipal Development of the City of Airdrie),
provides that Council may adopt a Neighbourhood Structure Plan to provide an additional
framework for subsequent subdivision and development of an area of land within its
Municipal boundaries; and
WHEREAS Council deems it desirable to prepare a Neighbourhood Structure Plan for the
undeveloped lands within a Portion of the West Half of Section Eleven (11), Township
Twenty-Seven (27), Range One (1), West of the Fifth Meridian, by adopting the Sagewood
Stage 2 Neighbourhood Structure Plan;
NOW THEREFORE the Municipal Council of the City of Airdrie in Council duly assembled,
enacts as follows that:
1.
This Bylaw may be cited as “The Sagewood Stage 2 Neighbourhood Structure Plan
Bylaw” attached as Schedule ‘A’ and forming part of this bylaw.
2.
The Sagewood Stage 2 Neighbourhood Structure Plan is hereby adopted subject to
the conditions attached hereto as Schedule ‘B’.

THE SAGEWOOD STAGE 2 NEIGHBOURHOOD STRUCTURE PLAN
MUNICIPAL PLANNING COMMISSION CONDITIONS OF APPROVAL - JANUARY 20, 2005
1.
A sound attenuation plan is to be submitted to the City engineer and approved
prior to registration of any tentative plan of subdivision which is adjacent to 24 St.
The developer is reminded that any required sound attenuation devices may
require additional room between lots and the roadway.
2.
Any necessary permits and licenses from Alberta Environmental Protection or
other agencies will be required at each tentative phase approval.
3.
Ultimate servicing will be subject to the approval of engineering plans at each
tentative phase, to the satisfaction of the City of Airdrie and the utility companies.
4.
The owner is to supply a Storm Water Management Plan prior to tentative plan
approval which supports this plan, indicating which offsite lands or rights-of-way
are required and how they will be acquired and which demonstrates that the
affected reserve lands may be used fully for their intended purposes. Water
quality in Nose Creek will not deteriorate as a result of Storm Water Management
Plans. A proposed storm water detention facility must be designed to ensure
viability in terms of long term maintenance.
5.
Water table tests are to be supplied in accordance with Alberta Environmental
regulations, to be approved by the City and Alberta Environmental Protection,
prior to any tentative plan approval.
6.
Any activities that will impact the creek are subject to the Water Act and may
require authorizations to be in place prior to any work proceeding.
7.
Approval of this Neighborhood Structure Plan is conditional on a parks concept
plan being provided to the satisfaction of the City Parks Department and the
Airdrie Regional Recreation Board.
8.
An engineered parks plan providing a detailed design of the Municipal
Reserve/Environmental Reserve and future pathway connections, is to be
submitted to the City as part of the appropriate tentative plan submission.
9.
An Erosion and Sediment Control plan must be approved prior to any stripping
and grading permits being issued.
10.
The developer is to supply the City with sufficient information on site grading to
support the Neighbourhood Structure Plan to the satisfaction of the City’s
engineers.
11.
An emergency access shall be provided to the construction site during all phases
of construction. Proper turnarounds are to be provided between phase
development.
12.
Road widening shall be provided for corner cuts, grade separated crossings, and
ultimate road width requirements to the satisfaction of the City.
13.
Municipal Reserve dedication and development shall occur concurrent with the
phase of development that it is adjacent to in the Neighbourhood Structure Plan
area.
14.
Architectural control guidelines for the R-1SL district are to be submitted and
approved by the City before final readings on any R-1SL Land Use Bylaw
amendments in the subject area.
