Crowded airports and train stations and tight guest quarters make us all more exposed to germs - and this year's cold and flu season is projected by the Centers for Disease Control and Prevention to be among America's worst yet. Vacation illnesses or injuries are not only inconvenient and expensive, but often completely preventable. (BPT) - Follow these tips to keep yourself and your family healthy during this year's winter adventures: 1. Pack a travel first aid kit. You can purchase a kit at a local pharmacy or easily make your own. Include essentials like bandages, alcohol swabs, hand sanitizer and over-the-counter treatments for colds, allergies, aches and pains, and indigestion. 2. Keep health information handy. Travel with your health insurance card and a good supply of any prescription medication your family will need (bring a few extra for good measure). As backup, snap a photo of your prescription labels in case you need a refill on the road. Keep these important items on your person instead of packing them in your checked baggage. 3. Sleep when you can. A tired body is a susceptible body. Resist the urge to binge on airplane movies during that cross country flight. Instead, rely on your eye mask, ear plugs and cozy socks to help you log a few extra hours of rest, relaxation, and cold-fighting. 4. Don't spread germs. Before going in for a round of hugs, kisses and handshakes straight from your journey, wash your hands or put that travel-size hand sanitizer you packed to good use. Helping to prepare family dinner? Use a spoon just once for taste-testing; no double-dipping this year! 5. Find the best local care. Don't try to wish away a runny nose or aches and pains. If you do need to see a doctor, don't get stuck wasting time or cash in overcrowded and expensive emergency rooms or urgent care clinics. Use a handy online website and app like ZocDoc to find local doctors who take your insurance, read reviews from real patients, and book a quick appointment. The typical patient booking with ZocDoc sees a doctor within 24 hours. With these simple tips, you and your family will be well-prepared to avoid illness on the road. And if you do get sick, you'll have the tools you need to recover and get back to your vacation as soon as possible. Those Funny Rules We All Have to Live By • • • • • In the event of snow, both Unit Owners & Residents are required to clear their vehicles of snow. As you clean your cars, if possible, please be sure that the snow is not shoveled back into the street or onto the walkways. Balconies must be cleared of all snow. Dog owners are required to walk their dogs along the dog walk area; the dog walk area is located along the south side of the parking lot just in front of the picket fence. Please be sure to always pick up after your dog. It is unsanitary and hazardous to your dog as well as your neighbor’s dog if you do not pick up. Cleaning the hallway is the resident’s responsibility. All persons residing in their respective building must participate. A suggestion for those resident’s that have a cleaning service might be to request an extension of maid services to the outside hallway. Any additional costs – if there is any - can be shared by all residents. Re-decorating must be agreed upon and paid for by all unit owners sharing the hallway. If you are outside in the courtyard early in the morning or in the evening, be considerate of your neighbors (our 1 bedroom units do face the courtyard). For resident’s making use of the courtyard for recreation, please be mindful and tidy up. If you have used the BBQ, please put out any remaining fire & remove the used charcoal, empty the grease pan, dispose of cigarette butts and empty any ashtrays that should then be moved inside. Vehicles must park within the painted lines; parking lot lines help people know where to park and where not to preventing possible damage to your vehicle. The designated striped walk way should also be clear of any vehicles having parked over the parking lines. • • • • • • • • Unit Owners and Residents who do not adhere to the Parking Rules & Regulations will be towed at their expense. Garbage pick up is scheduled on Monday, Wednesday & Friday. Arrange with the company delivering the new appliance(s) to remove the old appliance(s). If this is not possible, please contact Mike who may be able to assist. Our parking lot is for residents only and not for family members on vacation. And, SLOW DOWN! There are young children and other residents who have pets whom you place at risk. Quiet hours are between the hours of 10 p.m. and 8 a.m. Be considerate of your neighbors, and do not run any appliances during this time. All main entrance doors are to remain closed at all times due to fire code regulations. Items are not to be stored in common hallways that impede a clear entrance and exit to units. Combustibles are not permitted in any common areas or in the storage rooms. Any flammable items will be removed. All items stored in storage rooms must be labeled with unit owner’s name and unit number. Furniture is not permitted to be stored in common storage rooms. Geier - Owner nob hill south | JANUARY 2015 5 6 Tip for Managing Your Year End Tax Planning (BPT) - The end of 2014 is shaping up to be relatively quiet compared to the challenges of recent years - such as the fiscal cliff. After this year's mid-term elections a lame duck Congress needs to fund the operations of the federal government, so it is possible new tax law changes could affect current income tax and financial planning. For the time being, though, the current laws provide the guidelines of how taxpayers need to plan. Robert Fishbein, a vice president in the Tax Department for Prudential, offers some tips and caveats to keep in mind when filing your tax return this year. As a taxpayer, you can take steps now to: Minimize taxes from capital gains. One way to do this is to sell stocks or mutual funds at a loss to offset any capital gain that you have for the year. If you're married and your combined income is $73,800 or less - or if you're single and your income is $36,900 or less - you are eligible for a federal zero percent long-term capital gains rate. If you qualify for this rate, you may want to take advantage and sell some stock in a gain position. If your income is higher, consider other steps - such as making your January mortgage payment in December - to reduce your income and qualify for the zero percent federal rate on capital gains. Remember that you may still be subject to state income taxes. Stay below the 3.8 percent investment income tax threshold. The 3.8 percent tax on investment income became effective in 2013, with a threshold of $200,000 of adjusted gross income for individuals and $250,000 for joint filers. Short term, you can manage your tax position to keep below the income threshold or minimize investment income in any year where you'll exceed the threshold. Longer term, consider investment options that avoid the tax, such as tax-exempt bonds. 6 nob hill south | january 2015 Consider converting retirement assets to a Roth IRA. Even with tax rates remaining the same or rising, converting traditional IRA assets to Roth IRA assets may still be wise. For one thing, having Roth IRA assets diversifies your retirement assets from a tax perspective. Roth assets allow you to better manage your tax position annually in retirement, and limit the impact of Medicare surcharges and the 3.8 percent investment tax. Remember, if you wait to convert until January 2015, your tax liability will not be due until you file your return in 2016, giving the Roth assets time to grow taxfree. Contribute to an IRA. You may contribute to an IRA annually as long as your earned income is at least the amount contributed and you're not yet 70 1/2. Income limits apply only to determine if the contribution is deductible from income. Don't be confused into thinking you're not eligible. To be clear, every individual with earned income and who has not reached age 70 1/2 can contribute to an IRA. But it may be on an after-tax basis. Still, the earnings are tax-deferred. This can be a powerful way to add to retirement savings on a tax-favored basis. Funding a traditional IRA also offers an indirect path to funding a Roth IRA for those who earn too much and cannot fund the Roth directly. Once you fund a traditional IRA you can immediately convert it to a Roth. There are no income limits that apply to Roth conversions, and assuming this is your only IRA, there should be little or no income tax due upon conversion because there should be little or no gain on the assets. Regardless of whether you fund a traditional or Roth IRA, consider making your 2014 contribution now rather than waiting for the April 15, 2015 deadline. Also, consider making your 2015 contribution in January. By accelerating the contributions, you will allow more time for these investments to grow on a tax-deferred or tax-free basis. Make charitable contributions using IRA funds. The special provision to exclude from income certain IRA funds used for charitable contributions expired at the end of 2013. However, Congress may reinstate the provision this year or early next. So you should adhere to the old provision to be eligible for the reinstated version. For example, pay IRA funds directly to the charity and limit the contribution to under $100,000. There's no guarantee you'll qualify under a reinstated provision, but not observing the formalities will almost certainly mean you'll be ineligible. Of course, because individual circumstances are unique, it's always a good idea to consult with your tax and legal advisors before making any tax-related decisions. If you think you're going to owe money when you file your return, consider increasing your tax withholding with your employer or paying 100 percent of what you owed in taxes last year - or 90 percent of what you estimate you owe this year - to the IRS now. How to Stop Pet Stains From Straining Your Family Events While there is no doubt that pet owners love their furry friends, it's fair to say that dogs and cats can easily take over the home. Whether you're dealing with a sick cat or attempting puppy potty training, you can quickly find yourself in a bacteria breeding ground. Eighty percent of pet owners admit to masking stains instead of remedying them, according to a new survey from Woolite(R) Carpet & Upholstery. This includes flipping cushions, rearranging furniture, covering furniture, entertaining guests and visitors in other parts of the home and dimming the lights. But you don't have to hide stains. Add the garlic to the pan and saute until fragrant, about a minute. Add the wine to the pan and deglaze it. Add the broth, lemon juice, honey and capers in the pan and simmer until the liquids have reduce by half, about 2-3 minutes. Stir in the butter, season with salt and pepper, mix in the parsley, return chicken to pan and toss to coat. Chicken Marsala 1 tablespoon oil 1/2 cup marsala 4 small chicken breasts, 1 cup chicken broth pounded thin and seasoned 2 tablespoons lemon juice with salt and pepper (~1/2 lemon) 1 tablespoon butter salt and pepper to taste 8 ounces mushrooms, sliced 1 tablespoon butter 1 medium shallot, finely diced 1 tablespoon parsley, 1 clove garlic, chopped chopped Directions Heat the oil in a large pan over medium-high heat, add the chicken and cook until browned, about 2-3 minutes per side and set aside. Add the butter and mushrooms and saute until browned on both sides, about 7-8 minutes. Add the shallot and saute for 1 minute. Add the garlic and saute for half a minute. Add the marsala, deglaze the pan, add the chicken broth and lemon juice, bring to a boil and let simmer until reduced by half, about 5-7 minutes. Season with salt and pepper, mix in the butter and return the chicken to the pan and cook for 2-3 minutes.
