LEGAL DESCRIPTIONS:
MANNER OF SALE: This real estate will be offered in 6 individual tracts only. There
will be NO COMBINATIONS OF ANY TRACTS. Auction procedure and increments
of bidding are at the discretion of the auction company.
TERMS: 10% down day of sale, with the balance to be paid on or before February
17, 2016, or upon such terms as may be acceptable to the Seller. Personal and
corporate checks are acceptable for the down payment with the final payment to be
made in certified funds. All funds will be held by an identified title/escrow company in
their escrow account. Bidding is not contingent upon financing. Financing, if
necessary, needs to be arranged and approved prior to the auction. A 6% Buyer’s
Premium will be applied to the purchase price.

CRP PAYMENTS: Buyers will receive the Seller’s 50% share of the 2016 CRP
payment which will accrue from 10/1/15 through 9/30/16, and all future payments

this real estate at ABSOLUTE PUBLIC AUCTION on January 12,
2016, in Russell, Kansas. These farms are cropland and
grassland, with 105 acres of CRP located on Tract 4 in Osborne
County.
There are land and building lots at Waldo being offered
as Tracts 5 and 6. Tracts 1 and 2 are being split but can be put
together at the auction by being the highest bidder on both
tracts. There is a well and pond on Tract 1, and a large pond on
Tract 4.
