TERMS: 10% down day of sale, with the balance to be paid on or before
January 20, 2016, or upon such terms as may be acceptable to the
Sellers. Personal and corporate checks are acceptable for the down
payment with the final payment to be made in certified funds. All funds
will be held by an identified title/escrow company. Bidding is not
contingent upon financing. Financing, if necessary, needs to be
arranged and approved prior to the auction. A 6% Buyer’s premium
applies. Announcements made day of sale take precedence over
printed material and previously made oral statements.

CROPS: Crops are subject to the tenant’s rights under an oral year to
year lease. Sellers will retain the landlord’s share of the 2015 crops and
Buyers will receive the landlord’s share of the 2016 wheat crop.
FSA INFORMATION Any future FSA payments will follow the crops and
will be paid pursuant to FSA regulations. See chart below for cropland
and base acres.
CRP PAYMENTS: The 2016 CRP payments will be prorated to the date
of closing. See chart below for details.
CLOSING: On or before January 20, 2016.
POSSESSION: Date of closing, subject to the tenant’s rights on the
2016 wheat crop.

MINERAL RIGHTS: Sellers will retain 100% of the mineral rights
perpetually and will transfer surface rights only to the Buyers at closing.
REAL ESTATE TAXES:
Sellers will pay taxes for 2015 and prior
years. Taxes for 2016 will be the responsibility of the Buyers. See chart
below for 2015 tax amounts.
